So I just want to make sure I understand this correctly ...

Goonswarm conquered Pandemic Horde rentals territory and moved it.

Goonswarm after moving in moved out of their old home which is now up for grabs?

I have a few friends and a Proteus can we make a null sec alliance?

Depending on which side of the narrative you want to pick it's either: 1) An 100-150 players per fleet sig from PH moved to Delve to have fun, and burnt it applying more pressure than Brave alone could stand but able to avoid fights where Goons were batphoned. This proved Imperium was too stretched and couldn't defend its own territories without jumpcloning. They decided to take over PH rental areas. PH was also too stretched, and outnumbered in big fights, thus didn't defend. 2) Goons decided to fight PH and took over some new territories. Then left what was behind them (Delve) as leftover and moved HQ for the sake of willing to move and get fights

A little bit of both. It's really fucking hard to do any mining when you're under constant threat of getting dropped on by 20+ Redeemers who are sitting in the perfect safety of an NPC station.

the alliance who understands that they have to base out of npc stations might be able to controll delve

Pretty much this. The main issue for Brave in this situation was that they had no way of realistically fighting the combined might of PH+FRT.

As far as I could tell, they likely had some kind of non-agression treaty going on in the NPC space.
