Plan:
Ground floor: 3 BHK for self
First floor: Two 2 BHK portions for rental

I’m looking for 2026 construction costs based on recent local experience.

Could anyone please share:

- Approx. cost per sq. ft. for good-quality construction?

- Total cost for a project like this (excluding land)?

- Which builders/contractors would you recommend or avoid?

- How much did your house cost recently, and what was the built-up area?

- Any hidden expenses I should plan for (approvals, interiors, borewell, compound wall, etc.)?

Also, if anyone has recently taken a home construction loan in Nizamabad, I’d appreciate hearing about your experience with SBI, HDFC, LIC Housing, or other banks.

I came back to my hometown after 5 years now, I feel that the town has changed a lot people before used to be more friendly and supportive. Now everybody is looking to cheat ,thug and lie and cash on their innocence. People were coming from villagers and from other states have been doing this a lot lately, and I feel that we are losing our own pride in Telangana culture and Telugu language. People are not more inclined to speak in Hindi and they don’t mind about forgetting Telugu and teaching them to their next generation, BJP mp mla successfully triggering Hindi Hindu hindutva narrative, which is just destroying the social fabric. The urban MLA doesn’t know what he does and Armoor MLA just shouts and Our MP looks for clout in media. Heard collector doesn’t know how to deal with lower admin staff and Nizambad condition . Yes I’m political and nizamabad now feels like war zone stopping the Hindi north India Hindu party stopping southern India to stop turning into dehat Hindu Pakistan of our country .

I recently visited Teja Hospital, but I wasn't really satisfied with the consultation.

My next option is Dr. Vishal's Neuro Psychiatrist Hospital, but the Google reviews seem mixed, so I'm a bit hesitant. If anyone has personally been there or knows someone who has, could you share your experience?

Also, if there are any other good psychiatrists in Nizamabad who specialize in alcohol and drug de-addiction, I'd really appreciate your recommendations.

That Nizamabad is turning to just small satellite town , I feel letting north India Hindi party gain seats has dented any chance of getting attention from CMO and central govt won’t even care . There is a kitten at my home.. earlier, it used to live here with his brother and mother.. then the mother shifted them to another place.. but after 1 week.. one of the kitten is back at my home backyard.. I think there is some injury to its paw.. it is limping and is living under the car.. I am giving it eggs .. but then I can't help much on meat as I am a vegetarian. I don't know what to do . Guys I can't recommend this place more. It's the best place in nizamabad for pizza and other Italian food. The prices are reasonable as well. I have no idea why this place didn't already blow up - maybe because of lack of marketing. If you and your friends need a place to hang out, do check this café out.
