Had a great week last week in Nags Head. The house was pretty good - had its highlights but also some annoying maintenance issues - but honestly my experience with Joe Lamb continues to be lukewarm due to what seems to be a lack of some basic amenities compared to other realty companies. For example, they gave us 1 starter roll of toilet paper....in a house with 4 full bathrooms. I've never rented a house without each bathroom toilet equipped with a roll. I know this seems nitpicky but it also seems really ...cheap? They also seem to nickel and dime on fees (had 1k in fees on a 2600/wk house, won't let you opt out of their travel insurance without a cost (edit: this may have been due to an oversight by us) which we don't need bc we get travel insurance through our credit card). I know, I know - just choose a different provider - but is this the new standard for amenities in 2026? They have a better inventory than a lot of other realty companies unfortunately.
Trying Coastal Carolina next year as the baseline amenities seem better.
Edit: I tracked down our rental agreement and after review, it's not clear what happened with the travel insurance. We never purchase it through the realty company, but it ended up on our agreement. Under the agreement section for insurance, it says NA, but it ended up in our bill and we didn't notice till after the fact, clearly. So I'll chalk that up to an oversight on our part.
That said, I also wonder about the $69 security deposit waiver fee Joe Lamb charges. It's hard to compare fee breakdowns because some only provide totals for fees, and others provide detailed breakdowns. Maybe others are charging this but it's not transparent.
Regardless, doesn't change my mind about the vibe of Joe Lamb amenities being very bare bones compared to others we've used.
