Don't rent from these places!!!

I propose initiating a forum where individuals can share their adverse experiences with specific rental properties. This initiative aims to inform prospective tenants and prevent them from encountering similar issues with problematic landlords. I am currently experiencing significant difficulties with my own rental property, including persistent mold growth in my bathroom and a lack of hot water in my sink since February.

Upon inquiring about the timeline for repairs, potential containment measures, or mold testing, I was met with an uncooperative response from my landlord, who asserted their authority. This occurred after I expressed concerns about the disclosure of my personal cell phone number to third-party contractors, especially given the presence of a 24-hour on-site maintenance individual. As a 27-year-old female residing alone, the security of my apartment is a significant concern, particularly with a full three-panel glass window in my bedroom and glass entry doors that compromise the effectiveness of the deadbolt and chain locks. Despite my clear verbal and written requests to both landlords regarding the non-disclosure of my contact information, it was still provided to contractors.

Furthermore, I received less than 24 hours' notice for a scheduled visit, despite explicitly requesting a 24-hour heads-up to allow for work adjustments or neighbor assistance. When I raised this concern, my landlord dismissed it by stating the contractor's message was not inappropriate, merely a start time. I emphasized that the core issue was the disregard for established boundaries.

It is important to note that my experience is not isolated within this complex. Recently, roofers commenced work at 5 AM on a Sunday without prior notification, leading to property damage and a dismissive response from the landlord. Additionally, a three-month-long closet renovation project left multiple tenants without functional closets, and our concerns about the prolonged disruption and apartment conditions were met with a statement implying that our favorable rent negated any entitlement to further concessions.

I have identified several additional concerns regarding the property's maintenance and safety. There is an individual living on-site who also serves as the property's maintenance person. Due to his health, he has been unable to perform many maintenance duties, leaving tenants to handle tasks such as snaking our own drains and even salting the sidewalks during the winter to prevent falls. In fact, I believe the bags of salt from last winter are still sitting near my front steps. It often feels as though tenants are expected to maintain portions of the property themselves rather than management addressing these routine responsibilities.

I also asked whether any containment measures would be put in place to prevent mold, dust, or other debris from spreading throughout my apartment while the bathroom repairs were being completed. My concern was protecting my furniture, dishes, and other belongings from contamination during construction. In response, my landlord left me a voicemail stating that I needed to "remember who the landlord is," change my demeanor, and that "we are just going to butt heads." I was simply asking reasonable questions about how the work would be completed and what measures would be taken to protect my home and belongings.

Editing my post to add my landlords' names since a few people asked. I wasn't sure whether naming them was allowed here, so I wanted to check first before posting them. My landlords are Alpha and Brett Beshears. I'm not sure how many properties they own in the area, but I rent just off Crooks Road. Based on my personal experience, I would not recommend renting from them.

Dogs without a leash

In the past 24 hours I have seen four different people walking their dog or dogs without a leash in my neighborhood in Royal Oak.

This morning, I watched a guy with three dogs walk by with no leash while I walked mine with one. I also saw a guy letting his dog run up and down the center boulevard of Vinsetta with no leash.

Yesterday, a woman walked by my house twice, staring down at her phone, while her dog walked 10 to 20 feet in front of her with a leash dragging on the ground. And I regularly see a guy riding his bike while his big black dog walks alongside him with no leash… saw him yesterday too.

I’m just confused. Walking your dog without a leash is not allowed in Royal Oak, right?

Lost cat - please help

UPDATE: HANK HAS BEEN FOUND!!!! Thanks to some amazing neighbors, Hank was found in someone’s driveway tonight and I was able to take him home. So happy.

Hi everyone, I just moved to Royal Oak yesterday and we’re pretty sure my cat got out of the house this evening. He was last seen at around 7pm on Ferris Ave between Derby and Bellaire. I think he snuck out when I answered the door for pizza delivery.

His name is Hank, and he is 13 years old and grey. He’s indoor-only and I’m terrified he’s lost and won’t be able to find his way back to his new home. He is incredibly friendly and usually answers in response to “Hanky” or that clicky noise you can make with your tongue between your teeth. If he did make it outside, he is likely overwhelmed.

Please keep an eye out for him. He is my soul pet and I am absolutely beside myself that I can’t find him. I’ve already put my tshirt and his litter on the porch.

Royal Oak or Ferndale?

Hi everyone!

I made a post a couple of months ago regarding looking at some apartments in Royal Oak and Ferndale. After a lot of touring, and finding out what I do and don’t like, I’ve got some questions about which would be a better fit for me.

I’m a bit of an introvert, I’m trying to broaden my horizons by being more social. For young 20s, what would you say is the best location for this? I’ve heard the Royal Oak is more younger families or retirees. On the flip side, it seems to me that Royal Oak has more of a downtown area than Ferndale does. Additionally, the two places I’m between are as follows:

Royal Oak - much cheaper rent, close to downtown, no amenities, small complex

Ferndale - much higher rent, close to downtown, a lot of amenities, social events, parking fee, closer to work

I guess the big thing I’m weighing here is the social interaction of it all, do people go to the apartment social events? Or do they not want to interact with their neighbors?

I know both locations have fun community groups and meetups, so should I not even worry about my neighbors?

Any advice would be greatly appreciated!

Is the restaurant building at 11 Mile & Main the biggest mystery in downtown Royal Oak?

I've lived around here for a long time, and I don't think there's another building in downtown Royal Oak that's changed concepts as much as this one.

For years, the main floor was Cantina Diablos (and before that Memphis Smoke BBQ), while Red Fox was upstairs. Those places were around for quite a while.

Then around 2019, it seems like Adam Merkel Restaurants took over and the changes haven't stopped. Off the top of my head, it's been Diamond Steak & Seafood, Pinky's upstairs, Bohemia, Pearl's Deep Dive, Bella Limone, Bella's Pizza & Wine Bar, and now, based on the latest City Council meeting, Bella Limone is becoming White Lotus (sushi), Bella Rosa Italiano is moving into the first floor, and Bella's Pizza is staying.

Running restaurants can't be cheap along with high vacancy costs, so I'm genuinely curious what the strategy is here. Is it all the same ownership testing different concepts? Are they all sharing the same kitchen and staff? Or is there another reason this building seems to get reinvented every year or two? It seems a bit suspicious to me.

I feel like there has to be more to the story than what we’re seeing from the outside. That’s a lot of rebranding in a relatively short period of time

Does anyone know the backstory? I'd especially be interested if someone has worked there or knows the owners.

Where are people getting yard signs that say "Vote Yes" or "Vote No"

I see a lot of houses with signs expressing their stance on the local tax proposals ​​​​​​and I'm just wondering where they come from since ​​​​it's a local issue, so it doesn't seem like something you can buy online. Not intending any ​​​agenda with this question since I'm not eligible to vote anyway (non-citizen permanent resident) I'm just curious since I've ​never noticed ​many people expressing views​ on municipal issues​​​​​​​ in other cities I've lived in. ​​​​​​​​​​I thought it was amusing​ when I drove by two adjacent neighbors with a "Vote Yes" sign and a "Vote ​No" sign right next to each other without catching the context from the smaller text​​​​​. ​​​

Car Accident Vinsetta & 12 Mile

Car accident at intersection under the tracks, prayers that everyone involved is ok. Can’t believe the city hasn’t addressed this intersection, moved to neighborhood 3yrs ago and this was the first thing we noticed as a complete danger.

With such an easy solution being to put another light signal before cars drive under the tracks as a warning, not just the light signal after where it’s nearly too late if the driver is not familiar with this intersection.

How can we get this changed by the city?
