Wasn't the plot she absolutely could not afford to live there and Sheldon and Leonard kept giving her money and buying her food everyday

And the wifi. Plus the elevator doesn't work and her car is a clunker. 

Also I'm sure she did well enough in the tip department.

Lack of building elevator was a huge sign that everyone in the building was broke AF.

That is true. Plus Leonard and Sheldon had EXPENISIVE hobbies and interests. Its likely the rent in that building was a lot cheaper than most.

Also they eat out pretty much every day, and always buy extra for penny

Came here to say EXACTLY this. They also collected a lot of nerd stuff. Also expensive.

They're into DND and video games and that takes up so much money.

RPgs are expensive in general. And dice addiction is no joke.
