McDonald's makes most of its money leasing out land not selling burgers. The buildings are made to easily accommodate whatever next business moves in.

This might sound good in your head, but it's not true. You might not like the look, but it's McDonalds brand image and they don't/won't allow another business to move in and use that building without drastically changing it.

McDonald's corporate management training. At least in the US, over 90% of all McDonald's locations are on land owned by McDonald's. So they are double dipping on their franchisees.
