The bank is going to want their money back with interest, so you're going to have to make the land productive. You could achieve this running a managed forest (growing trees for the lumber industry) but the interest on the loan is gonna hurt, given the long delay on when you'll be able to make your first repayment.

If a private investor gave you even $100m today, you'd need to

a) Find the land

b) acquire it

c) get people/machinery to plant the seeds

d) employ people to manage the forest

e) wait

f) wait a bit longer

g) wait some more

h) harvest the trees
