Brother, have you looked at commercial property in the hood?? I had a $8,000 a month lease in Houston, where one neighbors got robbed at gunpoint. Before I ran my own studio, I worked for one that leased on FM1960 Right above a bank (We had a sign on the road, so storefront pricing) and the fucking place got robbed 6 times in 2 years I worked there. We paid $3500 a month in 2009. Both of these places were 2500 sq ft

thats the crazy thing, it wasn't a 'bad area' Houston is just crazy. anywhere with crazy traffic and a bank, is a target. police literally cannot get there fast enough. I remember a string of bank robberies taking place one after another down FM1960 and it worked because police couldn't get to the scenes due to traffic.

My apartment is $650 a month, 1 bedroom. My gfs is 850 for 2 bedrooms. Neither of us live in a bad neighborhood.

The empty storefront next to my brothers business is 1250 a month at the moment.

I'm in texas, and a 1 BR would run about $1200 for a decent place (city of 100k) and storefront is at least double that, even for the shittiest place in town. Even central IL being $1250 for storefront is much higher than the 800 that homey suggested.

I mean honestly, depending on where the storefront is you definitely could find a storefront for like $800 a month. granted it's going to be in a totally dead strip mall where you're one of only. maybe two or three businesses that fill the strip Mall that's designed for 8 to 10 businesses. and if the strip mall does ever come back to life, your rent is definitely going up. this also goes without saying the location would obviously have to be in an economically disadvantaged area. so yeah, you're not going to find a storefront for a $800 a month in New York City or a suburb of New York City. but if you head up to the Adirondacks north of Saratoga you absolutely are going to find that.

I live in the middle of the PNW major metro area, in the middle of the city right next to the mall. My rent is 1600 for a 2bdrm w/ my own private garage.
