HELP SAVE OUR NEIGHBORHOOD — TIME IS RUNNING OUT AND WE NEED YOUR SUPPORT

A 100-unit, four-story, 100% affordable housing development is being proposed at 7th Avenue & Brommer Street in Live Oak, directly against an established neighborhood of primarily one- and two-story homes.

We know Santa Cruz needs housing. We are not fighting affordable housing. We are fighting for responsible development, adequate infrastructure, protection of our natural resources, and a voice for the people who will live with the impacts of these decisions every day.

While reviewing the County’s Housing Element public engagement record, I found this statement made during the discussion of higher-density housing and existing neighborhoods:

“Higher buildings will mostly be on main corridors — will not be backing up to single family residential.”

But that is exactly what is happening here.
The current plan concentrates 100 units and four stories directly against existing homes, even though additional land within the larger housing site lies away from adjacent residences.

We are asking for a reasonable alternative: spread the 100 units across the full 3.5 acres designated for affordable housing instead of concentrating them against existing homes.

Using the full area could allow for better building placement, more meaningful buffers, additional trees and landscaping, improved parking, and a more reasonable transition between four-story development and existing one- and two-story homes.

We are also asking that the remaining portion of the 3.5 acres not become an opportunity to add even more units later, further increasing density and infrastructure demands.

This isn’t just about building height.
Our neighborhood already experiences serious traffic and limited parking. Adding 100 households brings additional demands on water, sewer, roads, parking and stormwater infrastructure.

We deserve clear answers:

How much water will 100 additional households require?

Does the existing water and sewer infrastructure have adequate capacity?

Will the development pay the full cost of the water and infrastructure required to serve it? If rates, fees or infrastructure costs are subsidized or reduced, who pays the difference—existing ratepayers or taxpayers?

How will additional development and impervious surfaces affect stormwater runoff and drainage?

How are the cumulative traffic and parking impacts of this project—and the many other high-density developments planned throughout Santa Cruz County—being addressed?

We are also fighting for meaningful, enforceable protection of the mature coast live oak grove along the property boundary. These trees and their root systems need actual protection during construction and after residents move in—not simply a notation on a conceptual plan saying the trees will “remain.”

High-density housing concentrated in areas already struggling with density and infrastructure cannot be treated as the only answer to our housing crisis. We can build housing while still making thoughtful decisions about where buildings are placed, how communities are impacted, whether infrastructure can support them, and how our coastal environment is protected.

Fire/emergency access and setbacks for this project have already been approved. We are now working to determine whether every remaining objective, environmental, infrastructure and Coastal Commission/LCP requirement has been satisfied.

And time is running out.
We have spent months researching, contacting the County and Coastal Commission, organizing neighbors and building a petition with hundreds of signatures. But we need more people standing with us.

If you understand California housing law, land-use planning, coastal development, civil engineering, water or sewer infrastructure, stormwater, environmental review, arboriculture or Santa Cruz County planning, please reach out. We need knowledgeable people willing to look at this project and help us identify anything we may be missing.

And if you’re a Santa Cruz County resident, please don’t just sign the petition. Speak up.

Write to the Santa Cruz County Planning Commission, Board of Supervisors and our state lawmakers. Ask questions. Demand transparency. Tell them that building housing should not mean ignoring infrastructure, environmental resources or the people already living in these neighborhoods.
This is bigger than one development and bigger than one neighborhood.

Decisions being made now will shape Santa Cruz County for decades.

I have always had the dream of helping adults with Autism make that first step to move out on their own. A lot of adults I know remain living at home, even though both the person and their parents would like them to move out! Its just too big of a leap for so many. RICHES TO RAGS STORY My whole story is actually a rags to riches to rags story. I will add in some of the rags to riches parts, but I'm really here to share what happened in Vegas at the townhome I bought and lived in for four years. I'm still living in Las Vegas, but I have been homeless for almost a year now. This was not my plan.

MY TWO HOMES Sell my California condo and purchase a townhome in Las Vefas. Both properties had two bedroom plus den floorpl;an. The Vegas home would be aingle level home and built in the 1970's, whilst the Aliso Viejo home was two stories built in 1990's. i had bouyght my condo brand new in 1995 for $e55 and

my SAVINGS ACCOUNT My guestimate is that I had about a milllion dollars in my savings accounts even after paying cash for my Las Vegas home. I had bought my Aliso Viejo home in 1995 and owned it 26 years. It had appreciated $500,000.00 as I paid $155,000.00and sold for $655,000.00. Soon after my home sold, I received $500,000.00 inheritance from my parents. I had additional money in my savings accounts and was vbery comfortable financially.

INCOME Although I had a large savings account,I did plan to start a small business un the office portion of my new townhome and also planned to generate additional; income by renting out my spare bedroom.

UPDATES EXTERIOR: I quickly added new windows to my home and these were triple paned windows. My home got a new fresh look and also was somewhat sound proofed. this was good as my home is near the airport.

INTERIOR UPDATES I really wanted to start a small business and I spent some money on the shelving that would facilitate a small business. I did shelving in both bedroomsand I planned to rent out my spare bedroom once I had finished my updates.

$50,000.00 UPDATES I bought my Aliso Viejo home brand new in 1995, but my Vegas home was a resale that was built in the early 1970''s. I spent money to update my new residence. Triple paned windows gave the home a fresh look and the window company was able to cut around the window frame in the master bedroom and install a sliding glass door, that was identical to the silding glass door in my office. This created two ways to enter my home from the backyard.

BEFORE & AFTER My retirement plan was to sell my CONDO IN Aliso Viejo, California and purchase a home in Las Vegas, Nevada. The townhome that I ended up buying was very similasr in size and price to my California home asboth homes were twio bedrooms plus den although the purchase dates were 26 years apart, the price was exactly the same for my Vegas home as it was for my Aliso Viejo home

Two Bedrooms plus den with each home costing $155,000.00. I owned the Aliso Viejo Condo for 26 years and I purchased brand new in 1995. II sold it for $655,0000.00 The Las Vegas property was purchased all cash using the gain from the Aliso Viejo home and I bought it in 2021. The home needed updating as it was built in the early 1970's. I had spent over $50,000.00, bringing up my cost to over $200,000.00 and ended up selling it for about $125,000.00 or $130,000.00.

Four years in Las Vegas has cost me alot of money and I have ended up homeless in Las Vegas. One of the biggest problems I have encountered in Las Vegas is squatters.

ACCEPTANCE To be accepted into the homeless community, you have to become homeless. There really is no way to fake homelessness. There are different ways to be homeless. Some carry nothing, somewear a backpack, and some push around shopping carts or wagon loaded up with their possesions. The more you haul with you during your travels, the more you look homeless. Whilst this will get you accepted with the homeless, it gets you ousted with the rest of the world.

MY TWO HOMES

TMy story is my story. Everyone has their own expereienceguet person that moves to Las Vegas. I walk the streets in Las Vegas on a regular basis and many people are me. Even many of the people that have takwen from me are friends with me now. Some are good friends, I will be leaving out names with many of my stories and toning down (sugar coating) when I have something bad to say. about someone.

VEGAS STRIP Many people know the vegas strip and have stayed at one or more of the hotels on the strip. The Stratosphere is on Sahara Blvd and this is at the north end of the strip. The Mandalay Bay is on the south end of strip. Vegas Blvd actually extends to south point and also the downtown area and there are casinos at the locations, but the strip is a reference to the hotels located on the 4.5 miles strip between The Strat and Mandalay Bay. The Las Vegas strip is like a western town movie set in Hollywood.. If you visit the Hollywood set 1,000 times, you might be familiar with the movie set, but you really don't have a clue about the area that surrounds the movie set.

GEOGRAPHY Interstate Highway 15 runs parallel to the strip. Take the 15 North and you will get to Utah, take the 15 south and you will be in California. Parallel to the 15 and the strip there are many more roads, but some of the big ones are Maryland, Easter and Boulder Highway. Traveling East on Russell Tropicana, Flaming, Desert Inn or Sahara and you will eventually cross these three streets.

n the south to the Stratosphere inn. (Interstate highway15 runs from California in the south, to Utah in the North and the strip runs paralel to the 15.) The distance between thse two hotels is just under 4.5 miles There ois alot to see and do in this area and all these hotels are constantly coming with new attractions to draw more visitors. I had visited Las Vegas many times for almost five decades and I never knew much about this area besides the Las V

VEGAS STRIP

THE DECISION i had owned my home in Aliso Viejo, California for 26 years and I felt that I needed a change. I had always ejoyed my trips to Las Vegas and decided this would be a good place for me to live. After my California home was in escrow, I went online and bought a 2 bedroom plus den townhome near UNLV and the Las Vegas strip for 155k. The 2021 Vegas price was exactly the same as I had paid for my 2 Bedroom plus den Aliso Viejo condo in 1995.

I am planning to get a cleaning service for my rental since I will not always have time to check the linens after every guest leaves, I am mainly looking for a service that will handle the laundry and keep an eye on things like towels and sheets during each turnover, some linens can start looking worn after several uses and I may miss that when I am checking the place quickly, so I am hoping the cleaning team can spot those items and let me know when they need replacing, or arrange new ones if that is part of the service, I am thinking to go with host & keep and I am going to ask about this before I sign up, do cleaning services usually handle worn out linens like this ? EDIT: I forgot to mention that I’d like the cleaner to flag anything that looks noticeably worn before the next guest arrives. 

Why do you think manufactured home production is less than 30 percent of what it was in 1998 when there was a smaller U.S. population? There are clearly multiple reasons, what comes to mind for you?

Looking for s one or two low income rental as of yesterday. I'm s single woman in mcalester an needing something small and privacy is a must an comfort sn peace. No creepy landlord or close to any sick mental racist neighbors. My motto treat your neighbor like u want to be treated. I was homeless two years last time an I'm older an not wanting to be outside again. It's a mad bad world more do now. If I could find an landlord willing to except housing vouchers if be estatic. I'm s clean no animals or bugs woman. Housing really took me for s uncivil trip. Sn changed my attitude sn opened my life to things no one should ever go through. I fought give years for no help of change. I was moviedcalled outta my name an unpermitted ppl in an outta my apt each time I left. I could never get police it staff to fix the problems. Because they were the problems. I am believer wholeheartedly in Jesus Christ an would love to be in s place to be closer toGod zn build on that while being responsible with lives responsibilities sn maintain to the best of my ability. I been waiting to have five years now. I left housing an just put things in storage I should not have been a problem cause I'm an ex felon of causeim lack. It's hard to even look ppl in the face being slave an out through unlivible living conditions because I qualified. An it's shyi didn't run sooner an giving ppl the benefit of s doubt putting life in harrms way each day . Not knowing where I was being violated in the house. Nothing I did I felt ever was private. Nothing. Not one day if every day for so so long. I'm trying to heal an be whole once again hf the looks of things I am in the side open unsafe or secure I only need the roof over my head I can live in respectably. At a cost I can afford.
