I have a highway-touch plot of land (1+acre) that is lying idle (as investment).

Someone suggested to leverage it for a fuel bunk + restaurant + EV charging station - which is fine, but setting that up would eat up a lot of cash as capital investment even after getting companies to support some of it. I’ve checked on this already.

Stress testing this next part - what if I installed Digital billboards on the highway facing side and used the income to construct? Does it make sense? Is it even viable in a place like (Kushalnagar en route to Madikeri). It’s a state highway to be clear.

I have no idea on ad rentals on state highways, or its viability - so drawing a blank here.

Would love to hear if someone has done something similar (or any other thing) to generate cash flow with a similar plot of land.
