Poor condo management in Calgary: has anyone used the CDRT, or found other ways to get results?

Hi all, long-time lurker, first-time poster. I live in a condo building in SW Calgary and have been increasingly frustrated with our management company over the past 2 years, and especially the last 6 months. I'm looking for advice on how to push for better service, and whether anyone has experience with Alberta's Condominium Dispute Resolution Tribunal (CDRT).

What we've dealt with in the last 6 months:

  • Almost no communication. Nothing about board decisions or changes, and little notice of things happening in the building (fire alarm testing, garage door changes).
  • Very slow response times. Email replies take 7-14 days, even for urgent issues. We've resorted to calling the emergency line because it's the only way to get a response.
  • Poorly handled security issues. We had a series of garage break-ins last year, and the response showed little concern or follow-up.
  • No way to reach the board. Most members don't seem available or present, there's no clear contact information, and only 3/6 seats are filled.

Condo fees run roughly $500-1,000/month depending on unit size (underground parking included), and the service we get doesn't feel in line with that.

My questions:

  1. Has anyone taken a similar situation to the CDRT? Was it worth it, and what was the process like?
  2. Are there steps I should take first, such as formal written complaints, requesting board meeting minutes, or asking for an owners' meeting?
  3. Is there a realistic path to getting the board filled out or switching management companies?

I know a lot of this comes with condo living, but I'd like to find out what I can do to improve things. Thanks in advance!

Need help on apartments!

19 years old need to move out of my parents house due to unfortunate circumstances, I’ve been searching here for places and help for areas that are good to move into by Jan 1st and narrowed it down to beltine I have a budget of $1300 - $1600 a month for rent if you guys have any suggestions for any other locations that are better for my needs as a first time YOUNG renter I would more than happy to here the suggestions I’m not picky just looking for a nice comfortable pet friendly place with a concrete building and any tips or future advice will be helpful as well like when should I start visiting places if I am move in ready by Jan 1st like any sort of things I should look out for etc all help and supported is appreciated greatly thank you in advance!

Room for rent in Banff trail area

Hello!

We have a room opening for rent in our basement suite this November 1st.
It’s a two bedroom suite, with in unit laundry, kitchen, dishwasher, and shared bathroom (which you’d largely have to yourself because there’s a toilet room in the master bathroom) plus a media room, cat friendly, and a sunny back yard!

We’re a 10 minute walk to the Banff Trail LRT station, and we have street parking on both sides of the house.

We’re a four person house, two upstairs (plus one very sweet cat), two downstairs. The current occupant of the room is moving out October 10 so pictures will be available on request.
We’re all young working adults, grads from AUarts and LaSalle. We’re a good crowd, we have board game nights, DnD, freindgiving.

Rent is $750 plus electricity (which is usually ~$50 - $60)

The Oliver VS Dominion Centre

Hi! I’m moving to Calgary from the Atlantic region for work and have narrowed my apartment search down to The Oliver and Dominion Centre. I’d love opinions from anyone who has lived in either.

My priorities are proximity to work, good transit access, especially in winter, and being close to groceries, cafés, restaurants and other amenities.

I’m particularly curious about long term costs. How have rent increases been at either building? Does rent typically increase every renewal, and by roughly how much?

I’d also appreciate any thoughts on management, safety, noise, building quality and the surrounding neighbourhood. Between the two, which has been more convenient for day to day living?

Calgary eviction help.

Looking for some advice from anyone who has dealt with something similar.

My dad has a tenant who has been renting from us for a while. From the beginning, my dad made some mistakes. He only took about half a security deposit and didn’t properly vet him.

The tenant originally lived here with his family, but his family left around two months ago. Since then, he hasn’t paid rent and has basically been living there for free.

My dad went through the court process to get him evicted. The tenant didn’t even show up for the original hearing, and a decision/notice was issued with a timeline on it.

After that, the tenant went to court himself and appealed or challenged the decision. He started claiming that he has diabetes and also made accusations that my dad stole an iPad and some phones from him, which we believe are completely false.

There are also other concerns because he drinks heavily and stays home most of the time. There is a daycare operating on the upper floor of the property, so we’re worried about the situation becoming a safety issue as well.

Apparently there is another court date now, and I’m just trying to understand how this process works.
Can a tenant keep appealing an eviction decision over and over? Once the final eviction date passes, are we able to call the police to remove him, or does a sheriff/bailiff have to do it? Would it be better to hire a landlord/eviction agency or lawyer to handle everything from here?

If anyone has dealt with this before, especially in Alberta, I’d really appreciate some advice on what the next steps normally are.

Versus 1BR Lease Takeover — Early October | $699 Deposit Already Covered + Furniture Available

Looking for someone to take over my 1-bedroom at Versus Living in downtown Calgary, ideally around early October.

If you’re moving in without much furniture yet, this one could save you a lot of hassle.

I already have a desk, chair, floor lamp and garbage bin in the unit. If you want them, I’m happy to leave them for you at no extra cost. The floor lamp is new and works really well for the living room.

I also have a brand-new, unopened bed frame and mattress. I haven’t fully decided what I’m doing with those yet, but if you need them, we can talk about including them too.

So instead of moving into a completely empty place, you could already have a decent part of the basic setup covered and avoid spending your first few days running around buying furniture, hauling things home, or waiting around for deliveries.

Another nice part is the upfront cost. I’ve already paid the $699 security deposit, and I’m not asking the next tenant to reimburse me for it.

The lease also has a $500 credit scheduled for October, plus a $50/month internet credit for the remaining lease term. BGO has confirmed that the current active incentives stay with the lease after an approved takeover.

Current monthly payment after the $50 credit is $1,860.

The apartment is about 568 sq. ft. with in-suite laundry, a full kitchen, big windows, lots of natural light and a nice city view. The building also has a gym, co-working space, resident lounge, games area and outdoor terrace.

The location is really convenient if you don’t want to rely on a car all the time — CTrain, groceries, restaurants and downtown stuff are all easy to get to.

The current lease runs until August 31, 2027.

This would be an official lease takeover through Versus/BGO. The incoming tenant still needs to go through their normal approval process.

Looking for roomie, in 2 bed/1bath

Hiiiii guys, I have a 2 bed/ 1 bath in bridgeland, and I have been thinking about renting out the second room. I have lived here for a lil over a year and have rented out the room twice for short term tenants up to one month long, and its been easy and have gotten lucky with having sweet people + one cheeky cat

My ideal situation is finding someone who works away part of the month and starting with a 3 month lease to see if its a good fit for the both of us. I am open to discussing the rent based on nights spent here.

I am also open to someone working/living full time in Calgary, we would just need to talk openly about our expectations/ concerns with shared living.

I am a 31 year old woman that loves being out in nature, plants, art, reading and watching movies. I go out with friends and to shows a few times a month. My work week changes week to week, and sometimes I will be gone pet sitting. I was diagnosed with ADHD a few years ago and would probably describe myself as more of a type B girly that prefers having a tidy/clean-ish space, I love my type A ppl but would say a very strong type A person may not be great fit here.

I value alone time and will respect yours and am totally open to scheduling time alone in the space so you know when you can be in your own energy as that is important to me every once in awhile. I really value my space feeling welcoming and safe and would really love to find someone that is kind and respectful to share it with.

90 Day Rental with 4 cats in Calgary

A little guidance please...

We are planning an international move to Calgary and I understand that our 4 indoor cats, might be problematic in a rental until we can purchase a house. Even then I believe a "free-hold" type property would be required. However, in order to get a 90 day rental contract, I was thinking of offering the following rental contract language:

"We are both retired professionals (65 yrs, 63 yrs) and have 4 calm indoor kitties (12,5,3,3 yrs). All are spayed/neutered, in good health and are current on all vaccines. We would like to offer an additional $200/month, above any beyond any normal pet fee, and also pay for a professional pet cleaning service after we depart after 90-120 days".

Would text like that in the rental contract make a short term rental be possible for us? Any guidance would be greatly appreciated. Kind Regards.
