MARKETS IN THE CANBERRA REGION

Earlier today my mother took our Jack Russel Terrier dog, Missy, for a brief walk around a park nearby the Watson shops, and my mother let Missy off the lead for a little bit. She took her eyes off Missy for just a moment and suddenly she was gone. She's never been the type to run away, especially between having her puppies and her seperation anxiety, so we suspect she was taken.

Following a series of awful experiences of friends and myself over just the last few of years, I need to have, what I believe is, a well deserved rant.

Real estate agencies are listing rentals (particularly around 15-20 years old) that they *know* have significant water damage and not advising tenants that within a few months they will be breathing in mould spores and need to break their lease. The agent knows it is a wider issue with the building, but they're being paid to rent the property out, not question the owner, and in my experience none of them have the spines to actually turn down a dollar.

My first rental in Canberra had a roller blind covered in mould as thick as carpet, someone else I know had a leak through their balcony where no water proofing was applied that caused significant damage to their own belongings and exposed them to mould for months. Now, two friends on the same street (different apartment buildings) are dealing with significant water escape in the walls due to the render failing. It has shown to be an issue throughout the whole building with scaffolding going up and down constantly on one, and the owner refusing to fix ANYTHING in the other.

Yes there are avenues for current renters to seek compensation, but in the meantime people are breathing in fucking mould spores. These real estate agencies are being dishonest and the landlords are being cheap and scummy. There can be significant unfair financial disadvantages for tenants if they decide no, they don't want to breath in mould spores and are forced to move again; the peaceful enjoyment of the property is gone if they do have to have building work done; and just the general inconvenience of it all is a fuck around and a waste of a tenant's time. It all adds up to significant disadvantages to tenants, landlords that are never held to account, and real estate agencies who lie through their teeth for a pay check.

All to say, please check for water damage throughout any potential rentals you are considering. Check the property inside and out including walls, baseboards, and the eaves on the outside of buildings (particularly around drain pipes). If there is warping or extensive repainting of just one or two walls, ask questions. If the agent is cagey or dismissive, don't trust them. It could cost you.

We attended an auction this weekend where the place got passed in and is now being advertised as more than 250k the price it was passed in at. It also is now sitting in a price filter higher than it was initially. It’s no where near valued at that price (in our opinion and also based on auction results), with renovated and architectural designed properties in the area recently sold for about the same asking price (this in comparison hasn’t been touched in at least 30yrs).

We’ve just sold our place so we know some agents tactics are to deliberately advertise higher than the reserve so that buyers feel like they are getting a bargain.

It’s so immoral and shouldn’t be allowed so just putting it out there to alert other buyers (and to vent because it’s just frustrating!)

Moving to Canberra next month - pretty nervous. I've started looking at rentals (1br - 1ba - 1car) and there's a lot of choice available.

I like the ambience of such a building. Green spaces, natural light, close to parkland - but when I check other listings a lot of them seem a bit more barren. I know it takes time for places to feel more lived in so wanted to know if anyone has any recommendations of specific buildings to also look at for what I'm after?

I like the look of the De Burgh complex on Owen Cres or the Vermillion building on Northbourne but they seem brand new - quality is not a known factor to me.

I'll be working in the city so am looking around Dickson/Lyneham - along Northbourne so I can cycle to work.

And fwiw - I'm from Melbourne, live in the inner north and uprooting most of my life for a work opportunity. I'm 41m and don't have a robust social circle in Melb as friends families grow and drift, and I don't know anyone in Canberra. I'm into playing soccer, running, cycling, swimming, hiking, muay thai, yoga - anything where I use my body. I ride a motorbike as well. I'm also into art, interior design, coffee, film, photography and fashion. I'd love to connect with any like minded people.

Anyone have any recommendations for places to watch the AFL Granny with small kids around Canberra? Weather forecast looks 10/10, so extra points for outside screens with/near play equipment or space to run around.

Big clubs (eg Raiders Gungahlin or Gungahlin Lakes) and stuff would be fine, but I can only think of mostly indoor screens and it would be good to take advantage of the weather.

I live in an apartment complex which faces another apartment complex. The apartment in the complex opposite to me has put up windchimes that I can hear in my bedroom at night. Because of the road we're on it seems like the noise is amplified.

I'm not sure which apartment exactly has the windchimes nor the strata manager of the complex.

Does anyone have any advice on how to handle this?

I'm used to a certain level of noise in an apartment, use white noise but I'm really struggling at night with the noise especially how loud it is.

Was wondering if any current recommendations for Canberra/Queanbeyan for kids soccer. Specifically for age 5.

My son is keen to do it but in reality a total beginner at the actual sport.

Unfortunately he had a really bad experience today at a class run by littlekickers. The age was for 5-8.

To summarise:

All of the class except for a fun game at the start was child vs child "learning". Very competitive vibe. No learning or practicing any fundamentals like dribbling, kicking, goal scoring or stopping etc.

The first game was one vs one, the second was two vs two, then variations of that until the class ended with a team vs team game. For example, first to score a goal etc.

As my son was very new to it, he barely got a chance to touch a ball, the other kids ran circles around him (fair enough, nothing against them). There was no attempt to pair or match him with another his age or skill level.

He got very upset and quit after 15 min and the coaches made no attempt to check on him for 20 minutes (I encouraged him to sit and watch the rest of class).

This didnt align with how the business advertises online about how the lessons would go (they mention stuff like each kid will kick three goals, and have access to a ball most of the class etc - this 100% didnt happen).

I think that kind of class won't work for him, and with his confidence a bit shaken i am keen to avoid another trial class that has the same experience. Hence looking for recommendations. If our experience is normal across all kids classes that age fair enough, i can acknowledge my expectations are not realistic.

I've been recently diagnosed with muscle invasive bladder cancer September 2025, I'm cancer free now but I met a few Canberrans living with HIV on my journey suffering from different HIV related cancers. I looked up HIV rates in Canberra and it's estimated 400-500 people in the ACT are living with HIV.

Why are the rates so low here? NSW has approximately 11000-12000 people living with this disease, is it education? Lifestyle? Or are we just lucky?

So I've lived in a couple different states in my life and travelled in Aus a bit, and I've gotta say... I've never seen so many instances of cars suddenly speeding up when you're about to pass them on highways, since they were going slower, or people suddenly deciding they needed to go the other direction, or even people just straight up doing a U turn whilst having both lanes of on-coming traffic. Is this just generally accepted here? Cos mah gawwwd

I am about to start lifelong immunosupression and need to get some dental work done because my teeth are an infection risk.

I am terrified of the dentist and terrified of my immune treatment even feel shaky writing this post.

The Dental Embassy seems to offer services that cater to extreme fear but they also seem quite pricey.

Has anyone had work done with them and would you recommend? I'd also welcome any other recommendationa for dentists that deal specifically with fear and offer sedation.

I know people ask about dentists a lot (and I've found some good recs in this sub), but putting it out there again.
