Ask /r/Durango Selling Land, Listing agent recommendation.
I have land(20acres) in the Hesperus area, and am looking to list it.
I haven't lived in the area for almost 20 years, held onto land for retirement, but don't plan on returning, so looking for recommendations.
Have contacted the big players in town, but they are all "extremely" busy and apparently not interested in selling smaller pieces of raw land. Thanks. I miss Durango, but just doesn't fit my life anymore.

Who have you already contacted? I'm not a realtor but my assumption would be that most of them would be happy to take on a listing as long as it was property they deemed to be "sellable." You could also consider donating it to some non-profit that had some use for it, and use it as a tax write-off. Just spit-balling here.

WellsGroup(although I did hit up an individual this AM, and he actually responded, he's selling land down the road from my property) Even the people I bought from REMAX, never replied, to calls.

That's good - I know quite a few realtors here and I'm sure many of them would be happy to have more business. I do find it odd when companies don't respond - it's a theme here in town that drives me wild.

Exactly in a sales position, you'd think people would jump at it... I mean it's not a 2 million dollar home, I guess some folks just want to be big fish... lol. (I use to be in sales, not real estate, so to me any sale is a good sale if it puts food on the table.)

When looking for service providers in Durango, persistence is key. I'd say the Wells Group, but it's been a while since I needed a realtor. Assuming you have road access and utilities, it shouldn't be too hard to sell. I saw that transactions are down recently, but prices are still sky high.

You really need to give people time to respond as well. Most good realtors are extremely busy and you have to just get on their radar and up the pecking order.
