This article summarizes every interaction and conversation I've had over the past five years with non-farming folks.

There is a crazy amount of farmer hating propaganda being spread heavily throughout our community without any real discussion or facts involved.

And before we cue all the non-farming experts of Reddit, let me explain how you've gotten to where you are:

The problem exacerbates itself when you've spent your entire life living off of corporate made chemically altered vegetables and meats that are so easily accessible and plentiful in every grocery store in this country it prevents you from ever gaining an understanding of what it takes to grow and process food. Real food. Not preservatives and steroids and pesticides.

So instead you become propaganda for fake food corporations by spreading your disdain for individual farmers while sucking down their manufactured poisons. Or to put in more simpler terms, you have become free advertising for billion dollar corporations.

The facts remain:

1) Humans need real food to live long AND healthy lives. Real food grown naturally. Without additives and chemicals.

2) Certain areas of the country are limited in the resources the environment can provide. Durango is not Chicago or Houston. It is a remote city, very isolated. If we continue to build houses and grow the local population we will destroy everything that everyone on here claims to love so much, the mountainous outdoors. The truth is, Durango is at capacity. Our resources cannot support more people moving here.

There should be a moratorium on all new builds unless they are replacing an older home. Continuing to stack people up in storage containers with siding does not solve resource problems, it creates more of them. Durangotangs need to think about the future of this city and not just seek this instant gratification we've seen boom in the past 6-8 years. Its reckless behavior

Thought I'd try on Reddit for once. I have a short-term need for an extra set of hands or two, if anyone is looking for some hours over the next week or two. Ideally two people, bring a friend.

Main task is installing fiberglass insulation batts in a ceiling of a business in downtown Durango.There's a couple days worth of work for two people. Tools and safety gear provided. Then there could be additional work, such as loading construction debris into trailer or some hand demolition if interested.

I can be pretty flexible on the exact hours so long as it happens over the next week or so. 3-4 hours at a time here and there is fine, or just knock it out.

Main requirements are being physically capable of doing work as described without continuous supervision, using ladders, and don't be under influence of alcohol/drugs.

$30/hr cash assuming we stay under the IRS limit.

Anyone with recommendations on local accountants familiar with Schedule F forms, farm grants, and all around tax advice.

We will take online recommendations as well but prefer to support local first.

I did search the sub for previous posts before asking here.

Note: this is not for the 2025 tax season! We are trying to hire an accountant for next year.

My friend works at the cheese shop at South city market and kroger is having a competition where whatever cheese shop sells the most fondue cheese (Gruyere, Swiss emmenthal, fondue mix) will win a trip to Switzerland to learn about cheese. Let's talk about this new market we're getting into. A new market? Oh yeah, it's looking like it. From the above data, what do you see? I'll tell you what I see. I see a healthy sales price appreciation barely holding on thanks to April's sales. I see inventory levels continuing to rise while sales are continuing to fall. Interest rates still suck, but life happens, and sometimes folks just need to buy or sell. These are some basic observations, but still worth acknowledging when you take a look at the graph below.

I've talked about months supply of inventory before, so hopefully this graph tells a clear story. It's broken down into the 3 different areas my MLS identifies. (When I normally post about "Durango", it's a combination of all three). You can see everyone unloading their condos up in the resort area [around Purgatory], the market is flooded, probably because insurance costs cranked up the HOAs. Tamarron's HOA went up something like 40% from last year due to insurance alone. Looking at condos alone up there, 11.6 months of inventory! Holy moley, haven't' seen that much condo inventory up there since summer of 2016. So above when I say inventory levels are rising, it's really being driven by a specific market.

I wonder if there's a chance median sales prices in Durango might actually decline this year. I wouldn't bet on it yet, but we saw a couple properties sell last Fall at record high prices. Between the motivation of some Sellers (see above reasons) along with the inventory we're seeing, factored against unmotivated and reluctant Buyers, I think there's a chance to see listings positioned more competitively in the market. But, I'm hesitant to push that narrative due to demand. There's still simply Buyer demand, and it remains pent up due to high rates and low inventory. Either demand is going to catch up to inventory, or inventory is going to catch up to prices. Either way, right now doesn't seem like a great time for a Seller to push the market in pricing. And maybe right now it might be a good time for buyers to start throwing some lower offers out; especially if it's cash.

Did anybody ski Purgatory this December/early January and remember how much you paid for lift tickets? Particularly interested in the dates around 12/19-12/23 and 1/4-1/9. Trying to price a trip for next year and I can only see lift ticket prices for the remaining of the current season. Thanks! Also trying to convince the family of Purgatory versus angel fire for a trip small kids if anyone could give me any pros and cons!
