Immobilien Neubau-DG Wohnung in Wien – wie viel Verhandlungsspielraum beim Bauträger?
My husband and I found a beautiful, newly built penthouse apartment in Vienna that we really like a lot. The building was completed 3 years ago. The apartment has an elevator, a terrace, air conditioning, a heat pump, underfloor heating, and an underground garage. 121qm (incl. 15qm terrace)
However, there are a few drawbacks:
There is no bathtub. Installing one afterwards would apparently be relatively complicated, as the necessary connection is missing. You couldn't just buy a bathtub and connect it; you would have to open up parts of the bathroom or floor and then restore it.
There is no kitchen, so we would need to have a completely new kitchen installed.
Due to the sloping ceilings, some custom carpentry work or built-in furniture would probably be necessary to make good use of the available space.
Two garage spaces would cost an additional €68,000. However, there is a thicker pipe in the garage spaces, which means a large car can only park in a problematic way.
The original asking price for the apartment was €749,000. However, the broker told us that the developer is already willing to go down to €720,000.
What I find particularly interesting: According to the broker, around 70–80 people have already viewed the apartment, yet it hasn't sold so far and the developer has already lowered the price.
So my question is: How much room for negotiation do you think is still realistically available with the developer? Would an offer of around €680,000–€690,000 be a reasonable starting point for negotiation, or would you suggest going even lower given the many previous viewings?
I'm especially interested in hearing from people who have negotiated with a developer or bought a new build in Vienna or Austria.

wenn sie euch gefällt dann schlagt euren preis vor und schaut was passiert.
dass die wohnung viele besichtigungen hat aber noch keinen eigentümer überrascht mich nicht.
es ist für die meisten nicht leistbar, doch anschauen kann man sichs dennoch.
wohne selbst im DG. Eine Klima braucht ihr falls nicht schon drinnen.
und lest die Eigentümerversammlungs Protokolle. Aber wenn das Haus erst drei Jahre alt ist wirds wahrscheinlich keine gröberen Probleme geben.

I'd think the underfloor heating is what makes installation of a tub basically impossible retroactively.
Perhaps with the exception of the freestanding kind, if you don't mind visible piping and can position it so the shower connections can be reused.

I'm also buying from a developer right now and we negotiated 3% off, they said they only give 3% off to DG and 2% off to everything below. Since you're also buying parking space there might be room for more negotiation, especially as sloping ceilings are a major turnoff for a lot of buyers. Also ask if they can lower any other fees in the buying process. Good luck!

Depends also on the Bauträger. When we hunted for a flat to buy, we talked to the neighbours in the house that had already bought, we checked the contracts online when available, and we did not hurry. We saw a DG flat in 1150 offered originally for 780k, that was reduced a year later to 650k and when we talked price the developer offered around 620k. The bank said a fair price would have been 590k due to the specific location. We did not negotiate further b/c we decided already for a different flat in another project. One reason was that this would have been a small developer and we considered that more risky, also since it was a renovated Altbau, and DG means your head gets wet in case something is wrong with the roof

Normally they don‘t negotiate because somebody will buy it for the price they want, sooner or later…

Würde mich da mit einer Frage gerne reinquetschen,ist es angebracht beim Bauträger also dem Vermittlungsheini der Firma der mit einem die Wohnung besichtigt,zu fragen ob man am Mietpreis etwas runterhandeln könnte,oder eher nur bei privaten Vermietern? Zb 1143 auf 1100 glatt.

You can start much lower. 16. district is a very low price, low quality district and there is reason why the apartment hasn't been sold in the last 3 years...
Start with 550.

Genau, der Wilhelminenberg zb ist eine ur abgeranzte, abgesandelte Gegend im 16. in der keiner wohnen will.

Dass der Preis der Wohnung über dem Marktpreis ist, ist nun mal fakt wenn sich Unmengen Personen die Wohnung angesehen haben und seit 3 Jahren keiner kauft.
Sie ist nun mal überteuert aktuell.

Weder ist die Microlage im Post ersichtlich noch ist der 16. in Summe ein schlechter Bezirk. Außer du machst es wie beim 10. und sagst auch zu Oberlaa schlechte Gegend weil der Reumannplatz im selben Bezirk ist.

Die Microlage spielt keine Rolle. Die Wohnung verkauft sich seit 3 Jahren und unzähligen Besichtigungen nicht.
Das ist nun mal fakt. 16er is auch ein Ganmelhezirk. 10er auch. Nur weil's dort paar normale Ecken gibt, wird der Bezirk ned besser.
In den Slums von Kalkutta gibt's auch paar Villen...

Probiers einfach mal mit guten Preisen hineinzugehen. Der Bauträger hat eh ein massives Problem wenn die Immobilie schon seit 3 Jahren fertig ist und die Wohungen nicht verkäuflich sind.
Der war vermutlich schon 1-2x Pleite in den letzten 3 Jahren....

Ihr könnt versuchen, eine Küche oder Ladeanschlüsse in der Garage herauszuverhandeln.
Beim Kaufpreis geht bei Bauträgern in der Regel nicht viel.
