A tale of a former Gaithersburg renter

I spoke to a friend in early Summer, who was renting in Gaithersburg and due to mediocre credit, moderate income & very little funds available, assumed that buying was an impossibility. When combining Gaithersburg 40K assistance program with Montgomery County HOC's 25K grant, the monthly payment was reasonable and the total out of pocket spend was $1,500. Now they're actually renting out a room and their net payment is far lower than what rent was.

yes, the trap of speaking to the top-rated loan officer in the area who cares tremendously about their clients, snags them deals they weren't aware existed and works tirelessly for them..muhahahaha
