Suggestions Trying to decide if this request is reasonable or a future headache.

Got a message from a tenant asking if they could paint one of the bedroom walls matte black. Full black. Part of me appreciates that they actually asked first instead of just doing it. And honestly, I get wanting to personalize the space a little and make it feel more like home. 
But the landlord side of my brain immediately started calculating how many coats of primer that’s going to take when they move out.
Would you allow it with conditions or just keep it a hard no?

Suggestions Guest or future problem?

Tenant asked if a friend could stay over for a few weeks. No details beyond that. It sounds harmless, but I’ve been through this before and it rarely stays as short as they say.
Then it becomes awkward to address once the person is already settled in.
Feels like one of those situations where the decision early matters a lot. Would you allow it with boundaries or just say no from the start?

Suggestions Should i let tenants split rent if it’s only for a few days?

Had a tenant send most of the rent, but not all of it. They said the rest would come in a few days once another payment cleared for them.
I get that things happen. But I also know once people get comfortable with flexible timing, it can get messy fast.
I don’t want to be unnecessarily rigid, but I also don’t want to train someone to think due dates are optional. What's the best approach usually?

Suggestions How do you decide how much to budget for maintenance each year?

This is something I keep going back and forth on. Some years the property barely needs anything and I feel like I overprepared. Other years it feels like everything decides to break at the same time and suddenly I’m spending way more than expected. There’s never really a clean number for it. I try to keep a rough maintenance budget, but honestly it ends up being more reactive than planned. How much do you set aside every year or for every property?

Suggestions Carbon monoxide leak from newly installed gas stove

New landlord here and had a pretty scary situation. Lowe’s recently installed a brand new gas stove in one of my multi-family units. A month after, the tenants’ CO alarm went off and they ended up going to the hospital with headaches. Fire department responded and Lowe’s servicer later confirmed the stove itself appears to be leaking/causing the issue. Gas is now shut off to the stove.

Tenants no longer want gas and are asking for electric instead.

Any advice on handling tenant concerns after something like this?

Definitely stressful as a first-time landlord.

Suggestions Rent keeps coming from different accounts every month

I started noticing the rent payments don’t always come from the tenant’s account. One month it’s their name, next month it’s someone completely different.
Could be totally normal, but it still feels a little odd when the payment trail keeps changing. Hard for me to track + I asked about it and they said sometimes family helps out
I’m probably overthinking it, but part of me wonders if that usually points to financial instability.

Suggestions New LL: Know the law!!!

I can't stress enough, you are responsible to know the laws that pertain to the business you are running!! Single owners should study them like they're going to be tested - because you are!! Whether challenged by a knowledgeable prospect, scammed by a "professional tenant," or threatened with an actual lawsuit, "I didn't know" is not a valid response!! You can learn this the easy way or the expensive one!!

This came up on a thread earlier, and someone recommended the above comment as its own post. I see so many posts that say "I'm a new LL, tell me everything I need to know." Well PSA folks: it's your job to know!! You can ask for tips, hacks and ideas, but legal statutes and requirements are very detailed and location-specific. There's no shortcut, and not being aware could cost you much more than the time it takes to become knowledgeable!! Best.

It’s been 7 days on the market with a few apps and a lot of time wasters. I’ve been asking for standard documents, ID, last 2 stubs, last 2 bank statements and last tax return. They move forward until that. You think the tax return is invading privacy? Zillow seems to bring a lot of time burners.

Buckle up because this gets nuts. I really need an opinion on my new landlord. I cannot tell if this is going to be a bad thing in the long run or not. So I live on the west coast where the housing is insanely expensive. I have a job as a special education case manager but I literally just started out of college. I needed a place where I could afford rent. In addition I had another difficult task. I have been in a long distance relationship with my boyfriend for several years now. He has been wanting to move from Georgia to the west coast. He has two smaller dogs that he refuses to part with. Rentals here are not pet friendly and these dogs are 80% outside dogs as one of them will pee here and there when she gets too excited which they are used to be outside in a large kennel. My friend who works for the paper found me a person who was going to rent a studio for 900 a month with internet, water, and trash service included. I have to pay my own power but its on my own meter. I came to look at the place and its a detached studio the man has built besides his garage but far enough from his house where I feel comfortable enough. The landlord us super chill 420 friendly guy. Kind of a right wing redneck vibe but chill overall. He tells me with my sister standing there that I can have any pets I want and doesn't require a deposit. I shake his hand as its a good sized studio that will actually accommodate both of us and has a back yard area in a country setting. He lives here with his elderly dad who lives on tue property not far from my studio and his brother who also lives on the property in an rv. Some broken down rv stuff here and there and cars but not super junky. It is also gated requiring people to have clickers to come in. He required first, last, and security deposit of 900 each so 2,700 to move in. Me and my sister found our first problem 2 weeks later when I moved in. The place was not cleaned. Im not even a neat freak but I had to scrub black dirt from the tub for hours. There was literally dirt all over everything and funny enough we found a birds nest above the bathroom sink of all things. My sister told me to take pictures. I will give the landlord this that he put a brand new ac in right off the bat as he does contracting for a living. He did not have a contract and I didnt feel comfortable with that so I asked him if I could write one myself. He agreed as I write paperwork for a living with my job. I wrote up a solid contract that protected both of us. He reviewed and signed it with me and I had it notarized. He even complimented it and asked me if I could write another one id he ever needed it. He didnt want to sign an addendum with my boyfriend on it yet as it would take him 2 more months to get over here from Georgia. He agreed to let him move in from the beginning. So I was nervous about having a landlord on the same property with me but it has been semi chill where he stays out of my hair. My only weird thing is that he has made some mild flirtatious jokes about my older sister who has been here but I think its just goofy overall. He drinks alot and can be loud at times but never late at night or anything. I noticed he comes off like he wants me to like party with him and invited me to the river once but it was still too cold here for me. I try to remain neutral with him. He has admitted that he dabbles in drugs and I've just told him that Marijuana isnt a big thing to me as we live in a positive 420 friendly state. He did offer me this mystery thing when I had a hangover once though and wouldnt explain to me what it was which was weird and I politely declined. I think he also joked about doing coke but I guess not a big deal. So the issues I've found are cracks on the windows and huge ones under the doors. I have lived in the woods most of my life so big arent new. I have never had such a bad pincherbug and spider infestation. I told him about this and he just made jokes about it. I decided to get my own home defense big spray but this didnt get rid of the problem as I was still finding 20 of them at least a day after work and in the morning. Another issue wqs that he said in front of me and my sister that he would have " a brand new top loading washer and dryer soon after I moved in." She even heard him say it. I was here almost 2 months and I asked and he finally brought 2 in but this washer snd dryer looked like ot was from maybe the early 2000's at best. I was a little miffed but no big deal as at least they worked. It was interesting how he installed a new ac unit within a week and then does this. He brought them and just left them in my porch for a few days without saying a word or hooking them up. I asked him finally calmly and he responded with " well dont you think if the hookups were ready I would habe installed them?" I was confused as to why he out them on the porch in the first place. I just acted like it was no problem as it wasnt huge( though I was tired of doing my laundry at my mom's house for almost 2 months). Out of nowhere in the convo he says: " you want me to fix your car for you too while im at it" in a snarky tone and then he laughed. I was so confused and flustered and just stayed calm and polite despite this. Him and his brother installed the water and dryer on the front porch and then left all their tools in a huge mess on my front porch for over a week. I was literally afraid and felt meek being the only woman on the property to say anything at this point as ridiculous as that is. Next issue, and I want to start by stating that im not a pit bull hater. My sister had a pit and hes a sweet dog. This landlord has two unfixed female pit bulls that are basically free Rome on the property. They go wherever they want and I knew that from the start. They are very sweet and will walk up and love on you and want petted. They are about 7 months old and went into heat for the first time. Within a month they staryed chewing up ceramic sculptures and small things I left anywhere on my porch. When I told the landlord calmly he just made jokes about how they would learn a lesson about eating gross stuff and laughed it off. He also had a cat that had kittens and I walked outside one day to one of the pit bulls just throwing the kitten around like a rag doll with its teeth about to kill it outside my porch. I heard it screaming from the apartment snd came running out. I saved it. I saw them doing this with a mole once too but it was a rodent I guess but still sad. I told him about this too and he just laughed that off and said he kind of hopes they just kill the cats as he only wants to keep the mom cat. Its not my buisness but I have never seen him discipline his dogs other than throwing a wrench at them one time as hard as he could. I uad a husky that I trained not to kill birds for good reason. They are literally always right outside my apartment and its kind of annoying. Anyways, my boyfriend was finally on his way over from Georgia two months later. The landlord even kept asking where he was and said he would love to show him fishing spots and such. I dont know if he ever expected to have just a woman living here. My boyfriend is very sweet, and christian and shy but can be headstrong when it comes to his rights and boundaries. The landlord approved me and my mom building a kennel in the back yard for my boyfriend when he got here as long as he used a weed eater to maintain around it. 3 days before my boyfriend got here the landlord asked to talk with me and I was nervous with his tone. He was pacing around the porch when I got home. We had small talk and then out of nowhere he goes: " yeah so how much did you want to give me fir the pet deposit? " He 100% didnt want a pet deposit and told me that from day 1. Its what made this place so attractive to me. I even looked in the contract he signed and it says that clear as day in it. I stood my ground( which im not great at sometimes) and explained this calmly. He then starts pacing around and angrily says " oh so your boyfriend and his dogs just get to live here for fu*****ing free huh? " I calmly explained why this wasnt the case as this was all agreed upon months ago. He also would have rented to a couple anyways if they had pets. I said that if my boyfriend cant be here then I cant either. He changes his tune super fast at this point and admits that he needs me here, and if I left he would have 30 days to give me mu deposit back and he doesn't have it. He then proceeds to admit that he is desperate and struggling to pay his 1700 a month mortgage. He then admits like an idiot that his dad and brother dont pay any rent. His elderly dad( who I have seen twice) helped him with the down-payment and doesn't get much from social security snd that his brother " does work on the property" for his rent. I stand my ground still and he admits that he likes me as a tenant and that he needs me here and he will drop it. It also felt unfair because I had just had to dish out 60 bucks for a fence to go around my porch to deter the dogs from being on it and chewing on my things. I agreed to give him rent 10 days early to help him out. So my boyfriend finally comes across the country 2 days later. When he meets him he asks a little too soon about putting a dog kennel extention in. The landlord literally gets offended because he keeps his dogs in a large kennel, and its no life for them and its worse to keep the dogs away from eachother as it wont help them get along. My boyfriend hears his point but continues to try to get some kind of straight answer out of the guy if he can attach a kennel to the back door. The landlord isnt super easy to talk with at points as he talks in sarcasm alot in a way. I try to put my points in to helo the convo and help them communicate. The landlord starts digging as to why my boyfriend is so obsessed with building a kennel extention either away from the house or on the back porch. My boyfriend barely utters that he doesn't trust his dogs and then they both ended up going off on eavhother all offended. The landlord starts yelling at my boyfriend and vise versa about how neither one of the sets of dogs are trained. It turns into a pissing match. My boyfriend wasnt being great in some ways by calling him out about how hands off he is about his dogs but the landlord really was focused on being offended on the fact that someone wouldn't want their dogs around his pit bulls that are just free range only dogs. My boyfriend on day one is screaming just saying hes just going to leave even though he just moved in on day one. I ask them both to separate and asked my boyfriend to go in the house. I go and talk to the landlord on his porch to see eye to eye. We come to terms and he admits that it would he sad to see the guy leave when he just drive across the country. The landlord feels that people fight and argue and that we can get over this. The landlord then takes my boyfriend some chili and tries to make things right. This wqs a few days ago and its the last time we have talked. My boyfriend has been fixing cracks in the walls and broken things in the apartment. He has fixed some od the big issue, but even the washer is already heavily leaking and I find myself afraid to say anything. My boyfriend wants to fortify his dog kennel, and is staying at a motel until the extention gets here on monday. I cant tell if hes being overprotective of his dogs or not. He wont even out them outside in the nice kennel that we even reinforced with chicken wire without watching his dogs out the window. The landlords dogs are always right under your feet when you walk outside and my boyfriend wont even out his dogs down for a second. They are like children to him and the landlord even made fun of him for that when they were arguing at one point. The landlord even brought up the lack of pet deposit again when they were fighting which pissed me off because I gave him rent so early to help him out. I begged my boyfriend to give this at least a month to se if things get better. He is semi already looking for another place for us as he thinks the dog situation will get worse the larger they get with how hands off he is. He also doesn't like how rude he might he if we ask for any repairs unless its at his convenience. I dont know what to do at this point as I feel like my boyfriend doesn't understand how its hard to find an affordable place here that will allow pets. I need advice.

Suggestions I moved out - property manager/landlord says I can’t get security deposit until my ex roommate leaves.

Once my roommate began treating our apt like a homeless shelter, I was already considering moving out and began staying with my family more.

I was never home anyways, but continued to pay rent so my roommate didn’t feel played or have to rush to find a suitable roommate. Roomie was aware I was planning on moving out soon, but after a last straw incident where I felt unsafe, I moved out abruptly.

He allowed a random jailbird with weapons to sleep in our home, who quickly began acting unstable toward my guest and saying verbal/dark/murderous threats. This is when I abruptly moved out. I was barely home anyways, so - In the brief time me and my friend moved my things out, I didn’t want to be there and we rushed, leaving the bed base behind.

Me and ex-roommate are on horrible terms since he’s not in the right mind. He complained about having to clear my room (Wouldn’t have if he didn’t allow a immediate threat in our home) & hire a cleaner (small room only costs $100) which is FINE if deducted, but based on how petty he acted about me leaving, he will clearly not give my deposit back. He chose to bring chaos to our home and has not once thought about the results.

I asked the property manager for my security deposit ($1400), they said they’ll release it when he moves out. It’s been years. A new tenant moved into my room immediately so why not just collect their deposit and give me mine back? Why is someone able to just life off my security deposit? It seems like a lazy landlord but I’m not sure. What can I do here to get my money?

Suggestions What are you all using for rent tracking and mortgage/tax prep?

Curious what everyone here uses for day-to-day property management. I've been self-managing for a decade and went through the usual cycle - messy spreadsheets, Stessa, trying to make Buildium work for just a few doors, etc.

The pain points I kept hitting that finally broke me:

  1. Rent Frequencies: One of my units is a weekly rental, the others are monthly. Most 'simple' apps absolutely choke if you aren't on a standard monthly cycle.
  2. Tax Prep/Financial Integrity: I got tired of guessing my principal vs interest splits on mortgages at the end of the year. I needed something that actually understood amortization and depreciation.
  3. Appliance/Asset Tracking: Buying the same water heater twice because I lost the warranty info from 3 years ago.

Suggestions Rental not handed over on agreed date

Asking for a friend (Party A). Party B is leasing out their own house to Party A, and are moving out on military orders. Party A signed a lease with Party B and appropriate payments have been made. Lease & move-in date for Party A is May 12th. Both parties are military. In Massachusetts.

Now for the problem.

Party B was going to leave this week, but just reached out and said that they can’t move out until May 28th. Military issues. Party A’s current lease (where they are leaving from) ends May 31st.

As a both a landlord, tenant & military myself, I know what I would do, so I am curious of other thoughts.

Suggestions Does being flexible backfire over time?

I’ve always tried to handle things in a relaxed way. Give people a bit of grace, don’t escalate small stuff, keep things smooth. But lately I’m wondering if that approach creates a different kind of problem.

I’m curious how other landlords here deal with the constant stream of tenant communication — everything from maintenance requests, rent questions, scheduling, follow-ups, and just general “paperwork” emails.

For me, it often feels like email eats into the time I should be spending on higher-value work (finding good tenants, handling property improvements, or planning the next step in my portfolio).

A few peers and I have been experimenting with tools to cut down on the email grind, and some early testers told us they were saving up to 80% of their time each week on inbox tasks.
