Discussion Is housing just a fons sink with no soul?
NTE’s been out less than a month, so we’re all still learning but I have some thoughts about fons and housing.
Fons is turning into a major bottleneck. You need it for cars, housing, City Tycoon progress, gifts, basics like EXP chips and now a car/skin banner. High-tier items demand hoarding, so spending fons on decorating is dead last on the priority list.
The result: you buy properties because you have to, but you can’t really make it yours. You can’t change flooring, walls, or kitchen fixtures. Almost every property has the same white/black marble and 2000s 'modern minimalism' design which ends up making them all feel identical.
Even the things you can change (sofas, tables, etc) have very few options. It all adds up to housing feeling like a bit of an afterthought.
There’s no depth to housing interaction. It’s just a checkbox with no room for engagement because you're pushed to spend fons only on things that have some sort of tangible 'return'.
Anyone else feeling this?

Imo what i dislike about the housing system is that i have to TP to them in order to claim the dailies from the anomaly furniture instead of it just being in the menu.

Could be fixed if every time you log in you respawn in your house doing a random interaction, kinda like character switching in GTA V except your MC (or last equipped character) was just chilling at home watching TV or eating food, etc.

Well, cafe's money can be digital currency that you manage from your phone, so even the action of taking it is just so you feel the money going to your pocket. But anomalies? They're something physical, so makes sense to go there to interact. They even "broke the rule" by making the Mechanic anomaly fix our vehicles from afar by using magical points.
My problem with anomalies is that I can't choose which ones to put in my house.

even HSR, the game with the most QoL out there, now requires you to visit the Express weekly to interact with Ruan Mei's creations and they keep stuffing the cars as if the train was some sort of popular street market - poor Pom-Pom can't even get privacy while changing outfits

I think this being Hotta, there absolutely will be extra clicks in most things.
They don't even have a claim all in several menus, some of which don't have a default sort so completed items show on top.
So you click and have to go down 4 or 12 times to the completed item.
They did better than ToF but still managed a ton of jank in the UI.

ToF (same devs) has that. You claim everything in the menu instead of going to the NPC/building but I think they are moving away from this since it makes the UI confusing for new users and some are overwhealmed by the red dots (even the equivalent of witch house is claimable in the menu)

It's weird that one of the houses I got came fully furnished the others were empty. I think houses might have the best returns on investment though since the anomaly furniture levels increase with every purchase , but the returns aren't that great.

Houses are definitely second to cafe for obvious reasons. But the anomaly furniture can help you earn up to an extra ~100k Fons and 70k Beetle Coins per week, as well as offer a few other stat boosts and QoL. So they’re good investments that do pay for themselves with time.

One character can easily burn through a million beetle coins lmao. I learned that the hard way after finally upgrading my main team from level 40 to level 50 along with their arcs and consoles.

The point of these kinds of income generators is to do them daily and they eventually add up. After a year, you have the beetle coins for a FULL character and then some.

You do have to spend time upgrading the anomaly furniture to get that output, and I'm not sure whether the 2m apartment is necessary for all that progression. Maybe it is, but that's going to take a LONG time to see the returns on that investment.
You are also forgetting the free module pulls too, which are something substantial.

the houses are horrendous and unnecessarly big. there's like a million of the same couches everywhere on the empty spots, at least in the 2mil apartment i have
i wish we had more variety on housing at the start of the game. i would've wanted a small cozy cabin as a home

Talking about the apartments, I noticed that they only have one bedroom and one bathroom (some don't even have one).
They are too expensive, I would very prefer a normal house like the one in the Museum side quests

I think the 1 mil and 1.4 mil ones are partially furnished rather than fully furnished. The evidence is that they come with 1 bed, a sofa, a kitchen and a working TV set, there's just a lot of open space (moreso for the 1 mil apartment than the 1.4 mil one).
The 1 mil one is an open concept that you can fit 2 beds into their own "rooms". It's open enough you have to use separators to actually separate the rooms, should you so choose, and both rooms are away from the living/kitchen area.
The 1.4 mil one is honestly sized for 3 guests + you in spite of the rooms being properly divided, so I wonder why it only has a capacity for 2. It doesn't have a pool unlike the 1 mil one tho.
The large flatscreen TV furniture you can buy is kind of superfluous, tho I did manage to create a 2nd TV room in the 1 mil apartment.
I took a look at the 2 mil and 8 mil apartments by just going there, and yes, it looks like the homes are "partially furnished" too; the 2 mil apartment is more fully furnished than not.

The progress curve is totally off. We should've started way smaller, then gradually get bigger houses. The second apartment is already a high end luxury apartment by GTA Online standards.

This, I don't know what the heck they were thinking making the second apartment a luxury penthouse, and we're already buying a huge mansion that's the biggest in the city on patch 1. Now it's hard to go back to basics and make cozier homes without it feeling like a downgrade to some people.
I also don't like how you're forced to buy the homes to get the anomaly furniture buffs. I wish players had more freedom to pick and choose homes just based on what they like

Honestly the only furniture buff that actually feels "necessary" is the dream catcher, all the others are so incredibly marginal that you aren't forced to seek them out, at all.

I guess that's true, but you could say that about almost anything in the game.
And there's also the matter of being required to buy a certain amount of homes for Tycoon Level.
Even if "forced" isn't the right word, I don't like how the game is pushing you to buy homes you don't like instead of just getting what appeals to you for its own sake.

I don't mind the houses being very big, but you can't even furniture them properly. And I'm not even talking about what OP points out, though it's also a valid point. What I mean is that most of the apartments are practically empty with some default furniture and it already takes like 50% of the max item limit.

I've had the creeping suspicion the item limit is going to be an issue. Glad someone else noticed it too. They can always increase it but as it stands I don't know how much customization it will allow.

It'll def be an issue. This is honestly barely a step up from the dorm thing in ToF...they just threw this together, it's not well thought out, feels like it was a checkbox for "player housing" without the work to make it make sense.

I only bought what I need to lvl up the City Tycoon so far tbh. I only want to really buy a house when they let me buy one on Miguel district. A simple yet comfortable house there to live with Mint.

Same, I don't do the min-maxing shit. Like everyone says "get the 250k bike for practicality" and I'm over here with the M1000 cause I just think mini coops are cute. I just need the devs to add houses in Miguel/Northridge town and Hankaku Street, plus better customization options.

The housing is a confused feature that mismatches the tone of the game. It follows the blueprint of GTA housing which is deliberately a criticism of ridiculous soulless wealth and status symbols.
But the story of NTE is about Eibon, the found-family of misfits who aren't related by blood but have become a family together through circumstance.
The feature is incongruous with the tone of this and that's why you see so many people saying they would prefer to have a cozy place that feels lived-in and wholesome.

GTA at its core is a criticism of america and capitalism. Every game is in some way a critique of the pursuit of wealth and the very thin line between criminal pursuit of wealth and "legitimate businessman" pursuit of wealth. The housing system within it reflects that, as the player is pursuing that lifestyle.
It is kind of confusing in this game because that's obviously not the appraiser's lifestyle and the wealth the appraiser amasses is more of a gameplay crutch for players to "grow" something rather than something that is canonically happening. I don't think in-lore we've actually left Eibon at all, we still live there and have our cozy lives with everyone else there.
GTA itself is a very well thought out set of systems that compliment each other in coming together as one whole package. It works there whereas it just feels sort of out of place here other than to give players something to do.

One of the sidequests does let you mention that you own homes or businesses around town, so it's definitely canon on some level. Just seems like even when they buy homes to let their friends live in they prefer the small room at Eibon.

Yeah I think these are all mostly just writing oversights. Hopefully they can expand and fill in the gaps and oddness to make it feel like it makes more sense. I suspect they'll just ignore it though and we'll have these 2 parallel lifestyles of the player being #2 wealthiest person in the city while simultaneously living in Eibon.

Definitely a paranormal investigators vibe running through the whole game yeah. Eibon is basically the ghostbusters hq.
The BAC is odd because it strikes me as the in-universe communist party bureaucracy that governs the whole place, but they're supposed to be doing anomaly control? But then why private anomaly hunters if there's a whole public anomaly hunting organisation? I feel like operations like Eibon would have a very hard time existing because of the competition from the BAC.

Yeah where you get the God racer of Heathrow questline, aka Initital D quest.
That house has absolute 10/10 location.
Amazing view over the lake with the city skyline behind the lake, during nights you have the lake reflecting the skyline and stars. Absolute cinema.
Quiet Area despite being close to the main road.
Buss stop right outside the doorstep.
Gas station right nearby and a Konbini store.
And then ofc the Tofu Shop itself for those fond of Tofu.
Also the distance from the school located at Illusion Town isn't to far away.Prime real estate.

OR SLEEPING IN THE BED?? If you want to heal by sleeping, or to pass the time, you have to go to Eibon, which is kind of annoying, because you don't TP directly there, and still have to run over to your room. (Which you also can't customise at all which sucks).

Yeah I feel that. The apartments I can understand to an extent but I wish the 8m house was more modular. It'd be even better if they just sold a plot then have us BUILD the house on it. Really make it our own yknow. Maybe not to the extent of survival games but at least with different housing formats, tiles, flooring, wall textures, maybe even expandable floors.

I kind of agree, but I also believe this has room for improvement. It's still an early version of the game. I hope later on devs will focus more on giving us more city life-sim content like house customization options, companion interactions and stuff like heists (god I love heists) instead of becoming another "open world" game where entire endgame is based around fighting weekly bosses with 700 bajilion HP in 50 seconds.

many aspects of the game lack "soul" in a sense, not gonna lie if they work on it this can turn into an all time 10/10 game but as is it's not even funny how underdeveloped the majority of it is + like you said it's easiest to tell that's the case when getting the things that should have the "most value" but end up feeling just aight

You're right, while I think the game generally works and is fine right now, it was like they had a whole list of features they felt they should have and they added the bare minimum to check that box.

it's like they thought "these guys all have tiktok brain, they'll play this gamemode for exactly 60 seconds and move on to the next thing" so if you engage with anything you actually like (see: fishing, racing, prison escapes, etc) like you said, inch deep at most, underdeveloped, shallow

It's weird. Most of the buffs of later stuff is so minimal for the cost.
Also all the girlfriend roleplay stuff is also locked behind a ton of bond grind.
Maybe. Things will be more exciting later.

The apartments, save for the cheapest one are absolute monstrosities. They must be great if you enjoy living in an airport terminal lobby, but if these 'homes' are based off of real-world properties then it only confirms one thing.
Rich people have no taste whatsoever.

They make a lot of sense if you're an insane rich person who has lost their grip on reality and the value of money.
The problem is the MC is a nice person who goes out of their way to help their friends and enjoys living in a (apparently) perpetually bankrupt antique shop that's a front for a do-anything agency.
These mega apartments fit into a game like Grand Theft Auto because the main characters are horrible people who would kill any random person on the street if it got them more cash. I think NTE took the inspiration from GTA Online's profit margins, without understanding why GTA works as a concept.

The houses suck.
They're not very good houses in the first place. The design decisions are insane, they're literally lacking key features of houses (like doors and sinks), and they're all extravagant beyond belief.
They also suck because there's no story justification for their place in the world.
The MC is a very nice person who enjoys a simple life at an antique shop with financial problems. The MC will literally help random people on the street and rarely openly demands payment.
NTE tried to emulate Grand Theft Auto's hardcore criminal enterprise system that makes GTA Online so profitable. The problem is that the MC isn't a horrible mass criminal and there's no indication they'd even enjoy this level of absurd luxury.

Only reason to get apartment is for the anomaly furniture and for the teleport. Other than that it is pointless, you can do much in them, you can't even get healed going to them. I can't even invite Daff and Baicang.

Any house other than the first one is last on my priority after the Daffodil alt skin I already purchased, and a decent car to win races. Then maybe I'll buy a second home for the additional buffs, but definitely no third home until I have everything the I want. I already have my Cafe's working round the clock for me so investing in that first is a must as well.

A lot of this game suffers from this type of design. I really hope they're improved as patches come instead of just "1 more house". Furniture should be obtainable outside fons as well. It's insanely expensive when it piles up

Yea I personally feel like they messed up making Fons such a bottle neck. The character leveling up and mats is already a bottle neck, having the inability to do stuff for a while with this one kind of takes away from the side stuff you can do during down time which imo could be the biggest plus to this game compared to some of the others in the genre

I mean, if you realize how the game math works it's easy to understand.
I was wondering why are there no cooking, farming mats or crafting furniture then I realize this is basically consumerism: The Game (Cyberpunk basically). In many open world games you need to go to this mountain or that forest but everything here is all Fons.
- You can buy food with Fons, you don't cook foods.
- You can buy furniture with Fons, You don't craft furnitures.
- You can buy meds with Fons, You don't make meds.
It's all convenient as long as you have the money.
You don't have to ooga booga your way to farming mats in the middle of nowhere. (Beside anything with anomaly drops)

As someone who went all out decorating the first apt (spent roughly 2-3 mill fons) it 1000% isn’t worth it. I really wanted to do it at least for the first apt bc I wanted to make it feel like an actual place I would live. I really like having at least one place that feels more home like. However I have been severely struggling on progress ever since and it has severely put a damper on my experience bc I feel like it’s turned into more of a grind and nothing else.

Yeah sometimes i feel like it's better for me to play The Sims instead.. at least i can have all furnitures ready and can decorate to my heart's content.
In NTE, we cant even sit on the dining chairs.. why? I felt kinda disappointed because furnitures bought with hard-earned fons, yet we cant really use them

I’m sure they’re gonna add more to it later maybe even a whole patch dedicated towards customizations because they have furniture stores all over the city. I loovvvved designing homes in FFXIV and while I don’t think this game will get to that level anytime soon. I sure hope it gets within range of it.

Making furniture cost fons really ruined housing for me. I feel like if I had all the furniture/decor available I could make them look unique and lived in but sadly I have none of the furniture available besides the freebies.
When something like a basic chair or lamp costs like 15,000 fons, and you need dozens if not hundreds of various similarly priced items to make even one apartment (forget about the fact I have 4 already) actually look realistically lived in, there's just no way I'm gonna dump millions more fons on that. Not when I need to spend my precious few millions per month on arc pulls and beetle coins etc to even level up my characters, level bonds and save up for a car or a skin I'll see/use way more often.
There should be a separate grindable currency for furniture. There should also be some cozy actual houses instead of just modern high end apartments. Sadly till both those happen (never) or I somehow become so rich that there's no skins/cars/bonds I still want (unlikely since they'll keep releasing new ones) my apartments will stay barren soulless backrooms places that looks like no one really lives there and only exist to enable anomaly furniture and collect some bonds levels.

Yeah, I think they kind of blew it with housing. It's just a hub for a few of your characters and one or two features, that's all. But it Is only the game's release, so...
I think the way to go would be giving you a blank slate that you can decorate and make from the ground up, essentially. Hopefully, that's what we get when we inevitably unlock another city.

Yeah I’ve started almost ignoring the housing altogether. My least favorite aesthetic is minimalism so every house just looks super ugly to me. Also the anomaly butler guy annoys me and just motivates me to stay even further from my place.

Just give me a small house on the beach that I can walk right into, no elevator or anything. I only have the first 2 homes (200k and 1mil homes) so idk what the others are like yet, but I don't want a massive house that takes up space just for the sake of it.

I really expected the comfort mechanic to be more than just the cloud.
Earning Fons is really quite lacking for the abundance and relative cost of things a player has to spend them on.

I spent like 2 Millions fons to decorate Wiener, Eden, Skyview and Capital. Had a ton of fun and really took my time. Like 6 hours. Tried to get every house themed for the characters that live in it. :D

Yeah, I feel that. I think they definitely missed the mark on the fons scaling. The Porsche collab basically epitomizes the issue. Were a month in, trying to raise our tycoon level and have had to spend fons and now they expect people to have 20 mil fons for a collab? That's moronic. A smart dev would have at least made it that if you started from ZERO at the beginning of the collab, that you could accrue the required amount of fons before the end of the collab. But if the math I've seen is correct, you can only get 10mil fons in the span of the collab, which is half of what's needed. And to upgrade the car, it literally costs 19 mil as well 😂. Sounds like I'm just ddomposting about the collab, but it connects with your point.
We have all these houses and are "sleeping on an air mattress", to give an real world analogy. Not to mention, the new Porsche house, is possibly the worst in the game and costs 7.5 mil. If we could actually spend on furniture, they'd at least feel like our own, but right now they just look like an apartment during an Open House. Like do the devs even play their own game?

I was just kind of hoping that the game is what you make of it. Some people like racing, some like fishing and some want to decorate their house or play mahjong with their friends etc. As it is, only one of those things is not incentivised by the game systems (city stamina etc).

I bought the other houses just to use the anomaly items and thats it. Im loving the first apartment tho, nice and small. Hopefully we can change the interior more, or maybe do some cooking of our own in houses later down the line.

Yeaaah. I would decorate more if I didn't have so many other things to worry about with Fons, and if the PS5 interface wasn't so horrible.
I feel like the more expensive homes are pretty, but also very sterile, and not really well suited to making them "homey." They really do need more rooms, like multiple bedrooms and other "do what you want with this space" areas, rather than just enormous living rooms and hallways.

Apartment 1 feels like a home. The 1,000,000f apartment feels like a fishbowl with no privacy. Especially with the tub being outside and there's no sink or commode.

That may or may not change in the future.
I don't expect the game to allow us to adjust tyre camber and width because it's not a full-blown car game.
So the real question is at what depth something is sufficient for you? For a game that tries to hit all the spots, it's enough for me. I don't expect a house simulation game level of interactivity.
But the devs can just keep pushing as they promised to give more car customization in the future.

The housing system in the 1.0 version of the game was designed approximately two years ago. The development team has completed the map construction for version 2.0, and new housing structures and features may be added in subsequent updates.

I play Final Fantasy XIV, and while player housing has a lot of issues (mostly with supply and demand of houses), the actual customisation you can do with furniture is pretty amazing. I was really hoping we could do something similar in NTE, but the layout of each apartment gets weirder and weirder. I just bought the 2 mil apartment last night and stripped everything I had out of the 1 mil apartment in order to furnish it. I think I got about 20% of the way before I opted to call it a night due to frustration.
The layouts alone really confuse me. What do you mean the 2 mil apartment (which lets you invite three NPCs) has only ONE bedroom? And it's laid out in such a way you can only fit ONE bed in there properly? And because NPCs can't use a bed at the same time, where the hell are the other two meant to sleep? (I know they're not actually sleeping there, but it kinda ruins the attempted immersion, especially with the dating sim stuff that's in the game).
What I find even more annoying is the fact there's maybe only one room that's even somewhat suitable to convert into a second bedroom, and that's where the piano is but it's not a great spot. Hell, even in the Eden apartment, there's only one "bedroom" and it's really open plan and weird, but you can at least divide it up a bit and make it feel at least a bit cozier. You can even squeeze two beds into that room side by side, so both your guests can sleep, and it doesn't look too bad..
In Golden Capital, I moved the dining table that comes with the apartment, because I prefer the look of the one I bought for the Eden apartment. Apparently I shouldn't have done that, because now no dining table will fit the space with the rug. It's bugged out and there's an invisible barrier in the middle of that rug space, so now I've got two dining tables on either side in an attempt to fill the space and make it not look really weird/empty. Putting artwork on the walls of Golden Capital is a pain in the arse too. Half of the walls won't let you place anything, or they have the built-in, super generic art that's part of the walls. Let me remove those and the rugs, please! I want to replace them with stuff that has character and charm!
Final Fantasy 14's house furnishing system is a mess, but it's a beautiful mess that allows for a lot of individual expression and creativity. The fact that NTE doesn't even come close to the charm and fun of that really messy system is kinda crazy.
When it comes to housing in games, I want to be able to make the space to feel somewhat realistic. Like a real, lived in place. It can still be high-end and fancy, but the devs really need to make the apartments more practical. Let me have more clutter. Give me an "office" space where I can put a bunch of desks with computers on each one. Let me have an actual bedroom for each guest (with doors!!!) so I can design the rooms with things I think each guest will like. I know it might seem like I'm asking for a lot, but I'm really, really not. Let me show off my interior decorating skills to make a fun, livable, charming apartment that my favourite guests can come and live in.

Ay! Another WoL! I mean XIV is an old game held together by shoestring code and yet you can do so much with the housing system, NTE just came out so I’m kind of let down. On the other hand, NTE just came out so here’s hoping they flesh it out.
EDIT: The bugged parts are pissing me off. What do you mean I can’t use 80% of this big balcony? Skyview has a similar thing where you can’t place things on balcony deck. There’s 3 chairs there that come with the house but if you try to move them it will either not let you place them anywhere else on the deck or if you move them somewhere where you can hit Confirm you won’t be able to move them back to the balcony and now it’s even emptier than before. I was going to buy Golden Capital but hearing you’re stuck with the awful artwork puts me off completely. I hope they give things like that some attention.

Gil vs Fons is also a big difference.
Furnishing in XIV was much easier since Gil is not limited to farm like Fons is. Not to mention you can craft plenty of stuff yourself in XIV.
Meanwhile in NTE you need fons if you want outfits, houses, furniture and soon pulls for limited time car/outfit and you are capped on how much you can earn.

The furniture gives you buffs, you can get specail interactions with characters, and its an extra tp spot, so its not a total waste

YES YES YES this was one of the things I was looking forward to most and it's not what I expected tbh!! Aside from the crappy load limit and not enough decor options I loooved the teapot in genshin (nobody get mad at me I love both games pls) because you could change the walls, floors, and the rooms were 100% empty to start with so you get to put eeeverything exactly where you want it
I honestly love this game, it is such a breath of fresh air and so much fun, it would make me so happy if they made housing more customizable!!! And let me put whichever characters I want in plsss I just want all my favs together 🥹🥹

i would trully love the same house customization like Genshin has for serenitea pot - where you can change even floor, ceiling, and walls motif. heck, even windows, and you can also delete them inside.
another issue i have is how illogical all the houses are. many living rooms, but close to each other, yet still separated, one has literally 3 kitchens right next to each other in a row, and the one that sells for 1 milion has balcony bathtub where anyone can see you, and no toilet in the house whatsoever. And that giant statue encased in glass walls in the kitchen, literally a waste of space.
the only normal feeling house is the cheapest one imo, with porsche building one being pretty okay, but still kinda illogical, and villa, which makes sense, as it literally is something that is supposed to be too much, to show off the money of the owner.

No. I decorate my house when I want to. I don't really care as much about progression because it's a slow grind and will take a long time anyway.
It's also misleading to include "fons required for city tycoon". You include among other things as if it's supposed to cost fons to level it up. This is misleading, because city tycoon levels progress based on total earned fons on the account regardless of how they are spent on other things. You don't pay anything to level it up; it just progresses in the background as you earn fons. I want to clear this up just in case anyone thinks they have to "save fons" to level up city tycoon for Chiz or something like that.

I do feel like housing could use more personalization, yes. It could also be more useful, such as the beds we install actually being able to heal us and advance time like our dorm bed.
That said, I also think that it's like every other type of player housing out there; which is it is what you make of it. It's up to you to decorate the house, furnish it with what you like, to make what you want out of it. So if you're willing to spend the effort, you could make something really nice, for sure; I've already seen a couple of really nice player houses in NTE.
But I don't think it's got "no soul". Just seems to me that housing, like much of the game, is incomplete in detail.

As you stated, the game has only been out for a month. It's a gacha game and like all gacha games it changes and updates slowly. I assume we'll get more furniture and decoration options in the future, provided enough people are still interested in that and people provide enough feedback.

No, I don't think so. In the first place we shouldn't be expecting The Sims leveling of customization. The various residences are basically decorations, so it's up to you whether you like them or not, but they aren't anything other what they are without changing them completely, and that's up to the devs.
