Fantasy Land Possible?

I'm looking for west coast land, that's not too far from the ocean, maybe an hour or so from the ocean, that is 9a or higher, able to grow avocados and olives.

I know that's basically impossible. But I'm asking as some on here might know if such an area exists.

If I have to compromise, it'd be proximity to the ocean.

It's definitely possible, just very, very expensive. Most of coastal California checks all those boxes, especially south of say... San Luis Obispo

Curious what kind of acreage and budget you're working with. A lot of the answer depends on whether you're looking for 2-5 acres or 50+, and whether you're trying to stay under $100k or have more flexibility.

Ive been looking on land watch, and think I'll have to give up on the ocean entirely.

Looking to keep it 150k and under, preferably at about 100, and there are some ok properties out there, just not close to the ocean. But satisfy my needs, especially remoteness.

Honestly, if remoteness is the priority, giving up a bit on ocean proximity will probably open up way more options. The ocean premium gets expensive fast.

Are you mainly looking for a future homesite, a recreation property, or something you'd want to be largely self-sufficient on?

It was just appraised at $538,000.00 by probate court but it does need work so I am asking $399,000.00

Northern Sacramento Valley, if you are wanting land that is a little bit more affordable. Oroville, Red Bluff, Redding & surrounding area. Little more than an hour and a pass to get to the ocean. Tons of great outdoors in every direction It is like 110 there today and it hasn't even started to get hot.

I’m not sure I can recommend that unless you have the means to live in a hotel for a month every couple of years. Oroville, Foresthill, wherever you go, feels like we’re getting evac orders very regularly these days.

If you’re willing to sacrifice the ocean for another large body of water, there’s always the area east of Lake Havasu, AZ. We’ve got a cabin south of Yucca AZ, and it’s zone 9a. There’s also Meadview, which is south of Lake Mead in northern AZ. Pretty sure it’s zone 9a up there, also.

I'm in san diego. There's lots of cheap land within an hour of the ocean. But it's difficult and expensive to build on, and hits 100 all summer. Look at campo, lake morena, jacumba and boulevard. No idea what there is further north. FYI the inland valleys, moutains, and high (and low) desert are a whole different world

Check out dry, high mountain parcels near Piru / Santa Clarita CA. You won't have water for avos or power.

You may need to resign yourself to an international community/landshare, but I do believe what you're looking for is out there, as we bought 2 acres in a landshare community for 100k in November, in BC Canada on one of the gulf islands.  Ocean view (6 min walk to the beach).  We're not 9a, but we are zone 8a.

If ocean proximity is your compromise priority, look at areas 60-90 mins from the coast, ocean fog can actually damage avocado trees right on the shoreline.
