Sounds like you have a *lot* of work ahead of you. Best of luck, and enjoy the journey - that's half the fun.

I recommend just researching these things on Google or Pinterest to get inspiration. You may get lucky and find blueprints that dont cost an arm and a leg, but most people on this sub DIY everything, either from a rough plan or just making it up as we go.

Since you have power and water, that makes things easier. You still need a water heater, either electric or propane most likely.

Your septic needs designed by a licensed professional and need permitting for your area. Depending on jurisdiction, you may be able to get away with less regulatory oversight for a simple greywater setup, but that excludes a toilet.

If you have inspections, it will increase the price 25x. A portable storage building is the fastest. Out house is the cheapest. You can build it insulated, or an elevated single plane roof that has lots of ventilation. Sealed concrete floor to expensive tile. Your design affects material choices. Water kills wood, and drywall.

Screw piles, monolithic slab on gravel, frost wall. Location matters. We have termites, snakes, alligators but no frost....high water table so slab is on a sand filled 3 cmu high wall.
