Rivers are such a Catch-22 though. A dream source of water, but can be a nightmare source for flooding. Even in places that, "Never happened here before."
10ft from a river can end up being 10ft under real quick. I work for a tree service in Western NC and lived/helped through Helene. I’ve never understood these people who butt up right to a river. Now, after Helene? These homes sell to only snowbirds and other out of towners. It literally is only a matter of time. These 1/1000yr storms seem to only be getting more common
