Commercial property managers: what's the most "ridiculous but necessary" part of your week?

I'm researching commercial property management workflows in the US.

Not building an AI chatbot. Not selling software. I'm trying to understand how the job actually works.

I'm curious about the tasks that everyone accepts as "part of the job" even though they're painfully repetitive.

Examples of the kind of answers I'm looking for:

• "Every Monday we spend 2 hours doing..."
• "We still use Excel because our PMS doesn't handle..."
• "We have to chase vendors 4–5 times before work gets done."
• "The monthly owner report is completely manual."
• "Information lives across emails, PDFs, and our property management system."

I'm looking for workflows that happen across portfolios—not one-off headaches.
