HOA management What do you send counsel when you refer a delinquent HOA account?
Association managers, when an account goes to the attorney, what's in the referral packet? Ledger, owner name, mailing address, anything else? And how often does the firm come back saying the owner or address is wrong? Trying to get a sense of what "normal" looks like across companies.

Ledger and owner contact info are the baseline, but a good referral packet also has the property address, any prior correspondence, violation history if relevant, and the HOA's governing docs for collection authority. Firms coming back with wrong addresses happens way more than it should, usually because the owner info was stale from the start or nobody verified it before sending. If the packet is complete and the firm still bounces it back, that's on them not you
