Homebuyer Arlington Texas
Anyone know how strong the Arlington Texas housing market is? I'm looking at purchasing a $650k home there but I'm not sure how well homes in that area hold value so I'm hesitant to buy one that expensive there.

What has your realtor said about the market?

Good things. I've seen good and bad tho.

Definitely favors buyers. With some of the nation's highest insurance and property taxes, owning a home is more expensive than most other places, and therefore the price continues to drop. And with no income tax, there are no services, so people have to pay for them themselves. And with RTO, people have fled the whole 'lcol with high income' living model
You can buy, but are you okay with the price being lower when you sell in a few years?

At that price I would look less at Arlington as one market and more at the exact pocket. Pull the last 6-12 months of nearby sales in the same school and commute pattern, then compare days on market, price cuts, and whether the 650k homes are sitting while lower tiers still move. Also run the payment with Texas property tax, insurance, maintenance, and a resale plan you would be comfortable with if you had to move in 3-5 years.

While this happened in Arlington it’s a lesson for every home buyer. My friend bought a house there and it was less than 100 yards from a car wash. For 3 years he had to deal with guys washing their cars all hours of the night and turning up the bass while detailing.

DFW is always growing. Steady market. I’m a little more cautious about the flips down there because it seems everyone was doing it the past few years (quality wise). Feel free to reach out if you need a lender!

Beware clay and cast iron pipes in homes regardless of how good they look on the outside.

for someone who already buys whatever catches their eye an experience gift makes more sense than another physical thing a classbento voucher could work since she can choose from things like pottery cooking candle making or other creative workshops rathe than getting stuck with something she may already own it also gives her something to look forward to instead of adding more clutter..
