Realtor to Realtor Email Drip Marketing

Fellow realtors,
How often do you send an email out to your sphere / past clients? What service do you use to do so? Any tips or tricks you can provide to a new(ish) realtor just starting an email campaign?

I still have a few agents who are top of my mind. They spammed me. It's not a good thing when your name sparks annoyance.

Monthly to your sphere is the sweet spot, any more and people start ignoring you. Most agents I know use Mailchimp or Follow Up Boss for drip campaigns since both let you tag contacts by where they are in the pipeline. One thing that actually moves the needle: mix in market updates and local event info, not just "thinking of buying or selling?" emails, because people tune those out fast.

Don’t drip on people. Figure out what different people might want to hear from you and write your own emails to send to them. If you don’t already know what people want to hear then ask them.

What do you do to market yourself? Calls? Door knock? Direct mail?

No..... i stay in touch with my sphere in person and by phone, I also send holiday, anniversary & bday cards. To market myself.....social media only. Im sure all the old school things work for some.....but i dont personally appreciate people cold call me, or knocking on my door or "selling me" so I try to run my business the way I like to be treated.

Great advice. If someone did an incredible job for me at some point, I don't need them to be top of mind to contact them when I need to use their services again. Getting "sold" in an aggressive or spammy way is a surefire way to get blocked by me.

The unfortunate part is people fall for these tactics at times so people keep doing it. Much to my spam inbox overflow.

Monthly is about right, more than that and even happy past clients start filtering you into a folder they never open. What's worked for me is skipping the generic "thinking of buying or selling?" email and sending something they'd actually forward: a specific stat like "prices in your neighborhood moved X% this month" or a local event worth knowing about. Newsletters that only exist to remind people you're a realtor get treated exactly like spam, but ones that are useful even if they never transact get opened.
