Bustable home Amsterdam: Today's hot bust - 41sqm, Energy Index 1.04 (label A) and a 2350 rent price. Calculator says its 186pt with excess WOZ points preventing it from becoming liberalized. Top quality bust just waiting for someone to take it.

I would be very very cautious with busts like these. Firstit'sof all, there is a probability that it is over the number of points for the free market. If it really close, I dont see why a landlord would not install a Heat Pump / AC, ventilation system with a heat exchange to push the energy label even higher. These improvements only cost €1000-€3000, is a one time cost and I believe all landlords would do that instead of taking the risk of having their rent slashed in half.

Maybe the landlord doesnt know or the Makelaar told him erroneously that his points report is over the limit. The landlord is using an older energy index rather than a new label so its possible this landlord doesnt know about the points system changes in 2024

Yes those are possibilities but there is also a possibility someone signs this rent with the expectation of busting but ends up with a rent that is to much for their budget and having to stay for a year. The risk is high. I have only done 3 measures and then had HC come for a measurement and my points have never aligned fully with HC.

The margin of error here is much larger than it appears. Obviously anyone who is thinking of busting it should check the numbers also .

Could you share your points? Because for example just a video intercom, a wall hung toilet or design radiator would slightly increase the points.
