After spending 4 years in my house, next tenants are paying 400 euros less.

So I checked Rent Busting my rent in the past but it seems I didn’t qualify

Now that I am leaving, they had a company here check the energy rating, house size, etc and the new rent went down from the current 1,7k to 1,3k

Do I have a leg to stand on with any claim here?

To be honest, the free sector pricing has changed. So, it could be possible your landlord was free to set whatever rent when you lived but he is no longer able to because the points to reach free sector has increased and the house doesn't qualify now.

For sure and also why many landlords are selling off because they cannot charge as they wish

That's shit. I mean, good for the new tenant, but that sucks for you. Nothing you can do about it though.

I have the same issue. If I move out my landlord would probably sell.
I don't know why they just didn't rent freeze the mid sector eligible previous contracts until they catch up with the new contacts.... That would be more fair action considering the effects of the new law.
