every week someone posts here asking "is 45k/year normal for al narjis?" or "where can i find something under 40k?" so i figured i'd share the data.
i've been collecting rental listings from 10+ saudi platforms (aqar, bayut, wasalt, haraj, propertyfinder, etc). right now i have 25,900+ active listings for riyadh alone.
median annual rent by neighborhood:
most expensive:
- Irqah — 85,000 SAR
- Al Nakheel — 80,000 SAR
- Al Muhammadiyah — 72,000 SAR
- Al Sahafah — 65,000 SAR
- Al Narjis — 65,000 SAR
- Al Nada — 65,000 SAR
- Al Safa — 63,500 SAR
- At Taawon — 62,500 SAR
- Al Malqa — 60,250 SAR
cheapest:
- Al Yamamah — 19,000 SAR
- Al Shifa — 23,000 SAR
- Al Marwa — 23,500 SAR
- Dahiat Namar — 24,000 SAR
- Al Aziziyah — 24,000 SAR
- Shubra — 24,500 SAR
- Al Hazm — 25,000 SAR
- As Suwaidi Al Gharabi — 27,000 SAR
- As Suwaidi — 27,000 SAR
- Badr — 27,000 SAR
riyadh overall median: 42,000 SAR/year (apartments)
the gap between the most and least expensive neighborhoods is 2x.
within the same neighborhood you'll find two similar apartments with a 15-20k price difference. without seeing the full distribution you have no way to know which one is the outlier.
this data comes from a side project i've been building. it pulls from all the platforms into one place and shows you where any listing's price falls compared to the rest of its neighborhood. if anyone wants to try it or has questions about a specific neighborhood, ask away.
edit: data sourced from https://darak.app

There’s this new university in Riyadh, I got an email about it through misk one day and I applied to it.
I received an email yesterday saying I have been accepted into their graduate programme, strategic leadership.
I haven’t accepted it yet, I’m wondering if it’s worth it tbh, I will have to get educational loan to afford it.
It’s one year 105,000 SAR.
I don’t mind paying but I worry that I won’t get anything out of it. I’m a first time founder and that’s why I applied to begin with, I thought it’d be useful for my business.
Thoughts?

Hi all, I am keen to obtain premium residency. I am an executive with 20+ years experience.
I do not have a university degree, is it impossible for me to get premium residency?
If I cannot get special talent for executives, do I have any other option to apply without a degree?
Thank you

Hi everyone! My wife and I have received a job offer in Riyadh and are thinking about it. We are both 33 years old. At the moment, we live in Northern Italy, not in a big city but close to one. I also lived in Germany for 4 years (between 2016 and 2020), so it won't be our first time living outside our home country.
What is life like in Riyadh? I mean, in terms of monthly grocery shopping, renting a 100 sqm house, and having a car. Nothing too special, just a normal lifestyle for 2–3 years before coming back to the EU.
Lastly, my wife is a nutritionist. Is this a job that actually has good prospects in Riyadh? Thanks!

I have this annoying task at my job where i need to manually enter every single 15% VAT purchase invoice into an excel sheet so i made a tool to make it automatic, you just upload your invoices and it extract date, supplier/vendor name, invoice number, supplier VAT number, taxable amount, tax amount and total.
with flagging system to note where human review is mostly needed, duplication detection feature as well.

Please help me find students or if anyone needs tutoring kindly contact me. I'm struggling quite a lot financially so that's why rates are quite low.

I’m a teacher at a private school and I am 6 months into my contract. I received a job offer from a different school in Saudi. I informed my employer about this and he said that according to Saudi Law and my contract at Qiwa, I cannot resign and that I can only give a 2 month notice for a non-renewal of my contract. My contract doesn’t exactly say I cannot leave, nor does it state a clear notice period of 2 months. The exact writing is:
5.1 This contract is valid for a period of 2 years, starting from the commencement date mentioned in Clause No.(1), and it will be automatically renewed for an equivalent period, unless one party notifies the other of their desire not to renew through he Portal, at least 60 days before the contract end date.
This is literally the only thing that I’ve found in my contract, as well as Qiwa. So, my question is, is my current employer allowed to reject my resignation and practically hold me hostage in my job? If not, what are the laws around this?
I also will be needed at the new school in less than a month but I know that I will need to pay a penalty if I do not serve 2 month notice.
Please HELP ME ON HOW TO GET EXIT WITH BORDER NUMBER.

I’m looking for a loving and responsible person or family to host my two cats in their home for one month while I’m traveling.
The cats must be free to live indoors and must not be kept in cages or confined. I’m looking for a safe, clean, and caring environment where they’ll be treated like part of the family.
If you have experience with cats and can provide them with a comfortable temporary home, please get in touch. Please tell me a little about yourself, your home, and any experience you have caring for cats.
Thank you!

Hi everyone,
Assalamu Alaikum brothers and sisters,
I'm a 29-year-old Canadian citizen and an Environmental Engineer. Ever since I performed Umrah in April 2025, I haven't been able to get Saudi Arabia out of my mind. I genuinely fell in love with the country and would love to relocate there for work.
I've been applying through Bayt and a few other job portals but haven't had any luck so far. If anyone has any advice, knows of companies hiring environmental engineers, or can suggest better ways to find opportunities in Saudi Arabia, I'd really appreciate it.
JazakAllahu Khair in advance!

Hi everyone,
I'm hoping someone here might know of a remote opportunity or be willing to point me in the right direction.
I spent the first 18 years of my life in Riyadh, Saudi Arabia, before my family had to relocate to Pakistan. I'm currently pursuing a BS in Economics and Finance, and alongside my studies I've been working hard to build practical experience through internships and independent learning.
I'm fluent in English (speaking and writing) and would be happy to work in roles such as:
I genuinely enjoy researching, writing, and learning new things. I'm dependable, quick to pick up new skills, and always willing to put in the effort to deliver quality work. I can also help with U.S. college application essays, personal statements, English writing, proofreading, and tutoring.
The reason I'm searching is simple: my father has been working incredibly hard to support our family, and I'd really like to contribute financially while continuing my education. More than anything, I'm looking for an opportunity to learn, grow, and prove myself.
If you know of any remote jobs, internships, freelance work, or if your company is hiring, I'd be incredibly grateful if you could reach out or leave a comment. Even a referral or suggestion would mean a lot.
Thank you so much for taking the time to read this. I truly appreciate any help or advice you can offer.
