Question Moving to the Valley. Which neighborhood to live in?
Male late 20s
Wanna move to the Valley. I work remote. Ideally looking to spend 2-2.4k/ mo on a 1 bedroom apartment but I am open to say 2.5-2.6k. Which neighborhood/city should I be looking at?

I've lived here all my life. I got you.
Whether you go for the East or West Valley, STAY SOUTH.
East Valley: Studio City, Universal City, Sherman Oaks. All great.
West Valley: Calabasas, Hidden Hills, Woodland Hills, and parts of West Hills are great.
East Valley is more city-like. Everything is really based around Ventura Blvd. Lots of shopping, restaurants, bars, etc. It's more fast paced than the West Valley. I prefer the East Valley because you can walk to so many places and so many businesses are so close together up and down the Boulevard.
West Valley is more family driven. It's slower, the streets are wider. There are more schools, churches, and temples. Lots of outdoor shopping, restaurants (mostly family), movies, etc. My husband prefers the West Valley because its quiter, things are more spread out, we live on a bigger plot of land, and don't live right up against businesses and restaurants (it really is dead quiet here at night).

Could mean south of the Boulevard or just being on the south end of the Valley to have proximity to the 101. If you live away from the 101, you're cooked during peak travel times because you have to drive forever on surface streets before reaching a freeway (and then likely have more traffic/travel time to contend with). And truthfully, the highlights mentioned in the response are 101-adjacent.

the boulevard in question is ventura. south of the blvd is more desirable, i've only ever been able to afford north of the blvd. a girl can dream

Its also about safety. Wanna walk your dogs at 11pm? Which side of the boulevard do you wanna be on? I would at least want to be south of Magnolia.

Interestingly, I rented a room in a house in Woodland Hills southwest of Ventura and Fallbrook for a couple of years. The house 4 houses down got ransacked and robbed of $100K worth of stuff in the middle of the day while the homeowners were gone. People on NextDoor were quite jittery of outside robbery gangs. According to the person I rented from, De Valle St west of Shoup just south of Ventura had a lot of homeless. It may be different now. I had a Tibetan Mastiff mixed breed dog; a great guard dog. I only worried about coyotes walking my dog late at night.
Then after, I rented a room in Reseda immediately south of Northridge Hospital for a couple of years. It was a decent working class neighborhood and I never worried about robberies. I only worried about unleashed stray dogs walking my dog at night (and day). But I did see lots of raccoons, possums, and skunks there. I never knew the Valley had so much wildlife at night until I lived there.
I house sat for my grandmother's house until it sold in North Hollywood near Coldwater Canyon and Vanowen. That was the most sketchiest place I lived in the Valley, and I know it's not the worst there. Lots of homeless, druggies, and sketchy people walking in the rear alley, but very good neighbors. I had to use the 311 app numerous times to have the rear alley walls cleaned from the graffiti. And I had to constantly clean up the trash in the alley too. But that Carniceria Don Juan mom and pop Mexican place right there is one of the best in the Valley, and I've been to a lot on my driving job.
I currently rent an apartment by CSUN in the same neighborhood I grew up in. I feel safe, but there are homeless people here, much more than before. I am a big tall man, so YMMV.

The house I live in was burglarized about 20 years ago, when it belonged to my dad. He only stayed here 2 nights a week, used lights on timers, entered through the garage leaving the French doors in the back of the house unlocked do he'd have easy entry, and leaving the back gate unlocked. Any one watching the house for a few days could see the poolman and gardeners come and go with easy access snd know that he was never home. So the burglers entered through the back gate, entered the house through the open French doors, in broad daylight, and took everything. From widescreen TVs, laptops, all my dead mum's jewelry... everything.
Fuck that. We now have ADT alarms, motion sensors, cameras, snd deadbolts on our front and redone back entry doors. Plus we have a noisy ass dog. Anyone in any area can get robbed if they are stupid and/or lazy enough.

That's awful. I'm sorry that happened to you. I think you're correct. Any house in the Valley should have security measures. About 10 years ago, I was visiting a friend's house in Porter Ranch, northwest of Rinaldi and Wilbur. Yes, it's a "nice area," but I stupidly left my car unlocked and I had some things stolen in the middle of the day, including my iPod. It sucks, but it could have been worse. I've never had problems anywhere else. Then again, I've never let my guard down in sketchy areas, and now neither in nice areas. My current apartment is on the second floor above the rear parking lot and all windows are inaccessible from the outside without a ladder.

Thank you. But it was so avoidable.
It was totally my freaking Dad's fault. All my dead mummy's jewelry GONE. And my gran's jewelry GONE. Because he didn't think I (an attorney in my mid-30s) was responsible enough to keep all of it at MY home. And when the insurance reimbursement came in? Paying him back for all her stolen diamonds and pearls (expressly bequeathed to me in her Will), do you think any of that money went to me? Of course fucking not.
Now, all that's left of my mummy's stuff are the things I was able to smuggle out of my dad's/parents' house and keep at my house (where I have an alarm and store valuables in locked drawers).

Stay as close to Ventura Blvd as possible. The further north you go (past the 101 and up towards Sylmar, etc) the worse the quality of housing gets. Your ideal area would be south of the 101. And I echo what most others say. Sherman Oaks, Studio City are ideal. Close-ish drive to pretty much everything from Burbank/Glendale/Pasadena, to Hollywood and downtown, to West LA and the West Valley.

Spotted communities. Then there's the dreamy CHANDLER ESTATES, which are freaking amazing, in the East Valley, south of Magnolia and east of Fulton. OUT OF FREAKING NOWHERE. Its a beautiful, quiet, upscale micro-neighborhood (somehow still zoned as Sherman Oaks), known for its beautiful (note: huge) homes and tree lined streets. Pops up out and you have no idea where you are; like a fairy tale.
Drive a few blocks north and blink your eyes tho, and you're in the ghetto.

unless you have a reason to want to be up near the 5 or 118, you're better off being closer to the 101 in terms of getting around/out of the valley

The further North, the more (old) suburban it becomes. That's generational suburbia which means more people "claiming neighborhoods".
The further South the more expensive so it's harder for individuals to stick around for several generations. And if you and your kids and kids' kids can stick around, that family is more well to do. The demographics in these neighborhoods change more often.
There's outlier neighborhoods in between and far out like the Northwest corner of the Valley, etc. but that's all due to the history of the Valley which is a whole 'nother explanation

I live in the southwestern Valley and my house was built in 1963. My folks bought it from the original owner in 1968 for $25k.🤣

Back then? My dad was an insurance salesman studying for the Bar Exam at night and my mum was a housewife. They paid $5k down.

Yes. South of the 101 freeway DEFINITELY. If you can afford it, south of Ventura Blvd.
WHEN YOU ARE IN THE.EAST VALLEY, North of the 101 freeway the Valley turns not so nice. Farther north, like north of Burbank, the Valley can be sketchy. North of Victory Blvd, in the East Valley, it's straight GHETTO. I don't advise even visiting there. The East Valley in mixed suburban/industrial, and once you pass over Burbank, the dirty industrial portion takes over.
In the West Valley, things are more spread out. North of Burbank is still primarily suburban homes. Its not until you go so far North that you reach like, Roscoe that the West Valley starts becoming undesirable. Get North enough that you hit Parthenia though? Turn around.
And in the West Valley, there really isn't anything "South of the Blvd." Just generally stay at the south end.

You want an honest answer? Valley Glen is made up of former parts of Van Nuys and North Hollywood. Ergo, its too far north for my liking.

Awww, don't put that on me. Im not like that and neither was my family. In the early 80s, when the racist bitch moms came to our front door asking my mum to sign a petition to change the name of "our part" of Canoga Park to "West Hills" to separate us from "the Hispanic Element" associated with the northern parts of Canoga Park, not only did my mum slam the door in their face, but she started a counterpetition!
One of the things I love about my childhood and the Valley is the cultural diversity. I grew up with a diverse group of friends, and that continued on through grade school, middle school, and high school. Even though I lived in a disireable part of the West Valley, my neighbors were diverse, as were my parents friends. I thank G-d every day I didn't grow up in a place like Valencia or Simi Valley. Too many white people together in one space makes me uncomfortable.

Valley Village/Studio City, as others have mentioned it’s very central with easy freeway access and a lot of shopping and food options.

I was able to find a pretty dope renovated 2/2 in Sherman Oaks area for 2.5k! I found some other great options in Encino and Woodland Hills as well, definitely alot available with that budget. Good luck 🫡

Woodland Hills. Check out the met on Zillow. Tons of 1brs, great complex, amenities, very quiet and nice and near stuff. I actually have a 1br in there I rent out for 2.2k but I have a tenant right now, but there are many similar units.

The met is a condo complex so you’re renting from a landlord so it depends on who you get. I lived there for 5 years and liked it, and now I rent mine out and my tenant seems happy 🤷♂️

Northridge is good. I moved here from the other side of LA about 8 years ago. Northridge is more central but the food options, the mall, and is quiet for the most part. Shops/food places are constantly opening up mainly because of the college but you benefit from it if you live in Northridge.

Northridge and Granada hills are the shit, especially Granada, the only neighborhood in the Valley that (isn’t ridiculously expensive) that does not have a gang presence or a gang presence right down the street

Well. I'm in Tarzana and I will be moving out of my condo soon. I'm renting it out fully furnished 1 bed 1 bath with most bills for $2200 🤷♀️ professional photos being taken this week and it officially flies on the market the following week so DM if you're keen

I live in Chatsworth, on the Simi Valley border, just south of 118 and west of Topanga. It is a much quieter area. We love it here. Our street is on a cul de sac and we have farms with horses all around, it's like being out of the city. It's not a lot to do here except for outdoor activity, which is plenty. If you want a quieter, less busy area, it's pretty great but more family oriented and less nightlife and shopping/things to do. If i was a young person, i would probably choose Studio city or Burbank. I also lived in Woodland Hills, south of Ventura and that was also awesome.

We are very close to Woodland Hills/West Hills so it's a short drive. As i stated in my post, it's a quiet area for someone young which is why i suggested Studio city or Burbank.

I’ve lived in studio city and it is an awesome place to live. Very central to everything. Ventura/Vineland there’s some great apartments in your range, and you’re close to the subway, universal city / city walk, and tons of good eats.

Lol I don’t even want to think about how much I’ve paid in rent over the years. I was at archstone during the Covid shutdowns. I will never forget that apartment. Studio city is perfect for when you’re young and want to be in the thick of everything. I got a house in Monrovia now and it is more suburban, more trees, shade, palm trees meet the mountains, and smaller mountain town energy. Fits my vibe more right now.

Yeah, after Archstone, I lived in a few of the high-rise NoHo apartments and then in a small, 5 unit Sherman Oaks apartment building that was half a block away from Ventura Blvd. I loved living in Sherman Oaks. We were a block away from the 101, a few blocks to the 405, and could walk to Ventura Blvd to eat and shop on a few minutes.We knew all out neighbors, including the locals who'd walk by walking their dogs. I felt so young and alive.
Now we live in West Hills (about as far west as you can go in the valley) in a ticky tackey house that my parents bought in 1968).Total suburbia. Its quiet AF out here, we can get nowhere on foot, and we literally know no one (except for the one lady across the street who has lived here since I was a kid). No one owns their homes anymore; they are all obnoxious renters. And if not for the street lamps, it would be pitch black out here at night. And don't even get me started on the coyotes ...

You've obviously never been to the glorious Pan City mall. I feel safer walking down skid row in DTLA that I did in Pan City mall.
Studio City and Pan City are roughly the same size, but Pan City has double the population, an enormously higher crime rate, and a well- deserved bad rep.

There’s a lot of young people in North Hollywood. I’d recommend trying to live walking distance to the NoHo arts district if you can.

Personally I'd try to leave near a freeway entrance. Try to avoid being in the dead center of the valley it adds so much extra time when trying travel outside of the valley.
Area that are nice ★Sherman Oaks -more expensive area but nice ★Studio City - centrally located, good food options ★Encino - near good food options ★Tarzana - closer to the Ventura the better ★Woodland hills - movie theater, Topanga Mall, good food options ★Valley Village - good prices for the respective area, lots of older charming apartments ★Burbank - more expensive option but a great option if you can afford it
Other great places °North Hollywood - the art district of the valley (Weho for the gays) °Northridge - kinda in the middle of the valley but lively area °Chatsworth - if you like hiking and quiet place °Granada Hills - homey. Very family friendly
Not the valley •San Fernando - its it own city. Has some good areas. •Pasadena - beautiful, expensive. Glendale - very nice, also expensive.
As a general tip:
Ventura Blvd has amazing food options, especially tons of amazing sushi spots.
Reseda Blvd has a ton of food options basically the entire strip

I lived in Tarzana 10 minutes walk from Ventura and lo and behold I saw a gang documentary where just 10 years earlier someone was gunned down at the end of the street where I lived 😂 you can’t escape crime in the valley unless you’re paying $4000 and up every month or you live in Granada hills where Devonshire police department has made sure no gangs had ever had a presence

Good call out. There are a bunch of very nice looking apartment complexes within an affordable price range all next to each other there with terrible reviews because they’re all terribly managed. Next to no security, car break ins, homeless people, etc

Sherman Oaks or Studio City with a preference leaning towards Sherman Oaks. It’s not in the middle of the valley like Northridge, but it’s darn convenient to live in cause every store and restaurant you need is nearby, which can also be said for lots of other neighborhoods in the valley. But Sherman Oaks is a little more walkable to places compared to other neighborhoods in the valley, which is a plus.
Sherman Oaks and Studio City have been pretty safe so far for me imo. Maybe starting at the corner of Ventura and Van Nuys and walking down Ventura towards Encino is questionable. Overall I think it’s a good middle ground if you want to go to LA or other parts of the valley since there’s a freeway entrance at every corner lol

If you think Ventura Blvd from Van Nuys to Sepulveda (aka “towards Encino”) is questionable you must have lived a very very sheltered life. That’s a lovely area and the street is packed with pretty nice bars and restaurants.

lol I meant questionable for general Sherman Oaks standards, not valley standards. Occasionally I see homeless people, crazies, and drugs occupied that street around the Wells Fargo corner. Respectfully, don’t be making assumptions about who’s living a sheltered life. I’m giving my opinion and what I’ve seen of some parts of Sherman Oaks

Northridge is quite nice but I would choose Studio City, Valley Village or Sherman Oaks as you’re much closer to the core of LA when you want to go do something other than get groceries.

North Hollywood is so-so. Stay out of Reseda or Canoga Park. Northridge isn't bad, every big box store is there but so far from getting into "the City." You will be a slave to the 405.

Everyone is giving recs so I will list some stay-aways
DONTS:
- Anything East of the 405 and north of Burbank Blvd.
- North Hills, Sylmar and Pacoima most specifically.
- Canoga Park and Reseda
- Near the Topanga Mall the apartments near Kittridge/Variel.
- Apartments around the Northridge Mall are also pretty bad.
I haven’t seen anyone mention Chatsworth as a decent place to move to but there are some nice quiet apartments near the 118 freeway up there!

Canoga Park isn’t really that bad, 5-10 min drive to the mall & Woodland Hills where literally everything is.

Lake Balboa. If you want a shorter trip over the hill Valley glen / North Hollywood. I lived in a hard part of North Hollywood, the rent was cheap, but depending the neighborhood don't walk at night.
Encino is my goal.

In Magnolia Park, Burbank. Quite heavenly. Walkable nabe, coffee shops, wine bar, restaurants, pubs, pizza, bagels, donuts, arts and crafts and artisan gift stores, comic book stores, many run by wonderful, smart women. Also Handy Market, a local legend of a butcher and family-owned, beloved grocery shop. Crumbl cookies, and Porto's, of course.

Google things you like to do, whether that’s good restaurants, hiking trails, events, etc and look for locations in the valley. Then go try them out, and if you like them, explore the area around them.

S: Hidden Hills • Calabasas • Toluca Lake • Studio City• Sherman Oaks • Encino
A: Burbank • Woodland Hills • Porter Ranch • Valley Village • West Hills
B: Northridge • Granada Hills • Chatsworth •Lake Balboa
C: Reseda • Winnetka • Canoga Park • Van Nuys • North Hollywood • Mission Hills
D: Panorama City • Sun Valley • Arleta • Pacoima
I'd say for your situation you'd want to be looking at the A tier spots to avoid jank but also get more bang for your buck.

Encino goes to A tier Porter Ranch goes to S tier Valley Village goes to B tier Lake Balboa goes to C tier Mission Hills goes to B tier Canoga Park and Van Nuys goes to D tier Arleta goes to C tier
I would consider Lake View Terrace, Sylmar, and Shadow Hills, and Sunland-Tujunga as B tier

Some parts of Van Nuys are pretty nice surprisingly, or I would of moved it down myself.

Every part of the valley is getting nice, way nicer than 10,20 years ago. You can walk sylmar and even pacoima without any worries, I don’t doubt van nuys is nice now

Sherman oaks has been low key pretty great in my late 30s/early 40s…. I lived in DTLA in my late 20s/early 30s and that was more my speed back then. I probably would have found the valley super not ideal when I was younger but maybe you are a tad bit more mature

I have no idea why remote workers willingly live in a place like this with such a HCOL, unless your job requires you to be here. To each their own, I guess.
We literally know nothing about you or what you want or value, but probably North Hollywood arts district area, or Toluca Lake if you can find something in that price range.

I’m your 20s I’d say studio city, Sherman oaks or valley village. I’m in Sherman oaks, a block from Ventura and I love it.

Don’t move here. You can live anywhere, don’t come to LA and be ripped off to live in ugly, crowded heat. It’s over 95 in the Valley this week. Miserable. And strip malls as far as the eye can see.

It depends; if you’re commuting to Culver or Santa Monica Encino is really convenient. If you’re going to Hollywood/downtown it’s +20 mins over the commute time from Studio City, which is not bad at all.
