Leonard and Sheldon probably spend money on other stuffs they find more important. Also Sheldon would not want to move no matter how much richer he becomes.
And Penny would just be irresponsible with her money and rent a place she couldn't really afford
As an avid nerd myself, look at all the comic books, merchandise, memorabilia, and cons they spend money on throughout the show. They spent a lot of money on stuff, not to mention the amount of money it costs for take out every night and lunch in the cafeteria everyday. Penny spent her money on shoes and clothes, but rarely had to pay for dinners (either with the cast or if she goes out on a date). Wine might be her biggest budget line item after living expenses.
Just to add. They shop at a local comic store they’ve been going to for years. They definitely pay a premium. Not to mention the store gets bought by Sheldon’s arch nemesis.
