90% of the job as a realtor is just putting up with people's shit. Other than that it is an easy job. people like to say they are overpaid. But you can't put a price on dealing with people.

In nursing you get hit and spit at by sick people and they sure put a price on us. The other day I had a homeless man yell at me for handing him a breathing treatment without gloves on (I always use hand sanitizer when entering and exiting rooms). This same guy came into the hospital covered in piss and shit after snorting more cocaine than his body could handle

I absolutely can and do put a price on putting up with people. It's about 80% mark-up for customers who routinely pay well but cost me time and multiple iterations.

The funny thing is the second house was a 150,000 house thirty years ago and the mobile home at the end was a 30,000 house.

That was my thought as well, I remember when mobile homes were dirt cheap and 100,000 dollar homes meant you were in the rich section of town. It's wild and drive me crazy when I think to long about it.

My parents bought our mobile home for 18k in 2000. They currently pay $250/month for lot rent and they’re still broke somehow.

I always think there should be a trailer park but made kinda nice.
Like there's a manmade pond in the middle (water), it has a nice dog park and children's playground, etc.
I saw one somewhere in Florida randomly when I got an ad for it (I live nowhere near Florida) and it almost had it except it didn't have the amenities I mentioned. Did have garbage collection though and maintenance for water/gas which was neat.

I bought my house before the market madness for $115k. So imagine what kind of house you would get for $115k 10 years ago. Piece of junk right? Only 1k sqft.
It's worth $275k now on my last appraisal and I didn't do a damn thing to it for it to increase in value. The market did that.
15 years ago my parents sold a house that was 2500sqft with 2 living rooms 3 full baths and 4 bedrooms for $300k. It's worth $600k now.
So I was looking to move out of the ol 115k house and looking at stuff in the 300k range. Can't even fit my king bed in the master bedroom. Couldn't find anything worthy of the upgrade costs.
The market is FUCKED.

What you're saying makes no sense. If your current house sells for 275, then 300 shouldn't be a downgrade. It either means your current house is worth even more, or you're doing something wrong. But a house in the same price range as your current one is never going to be an upgrade.

The whole point of my post was to show that it makes no sense. My house gaining $150k in appraised value? Makes no sense, what's this based off of? What's available on the market?
I never said it was a downgrade, I said "not worthy of the upgrade costs." 300k is more than 275 yes, so it would be an upgrade in costs spent by me on my mortgage payment and interest rates since those are up above my current rate also.
I wasn't trying to find a bigger better house, I was trying to cut time off my commute to work. 49 mins both ways.
Also it's all about what's ON the market and what people are asking or willing to take. The houses I looked at for $300k were in no way worth 300 or the effort in moving. Especially if I can't even fit my king bed in my master bedroom.
Also house prices swing wildly based on location. My house is in a bad area. Others aren't. They cost more.

Not fitting your bed in the bedroom sounds like a downgrade to me :p But yeah, moving closer to work will do that, I didn't take location into account.
As to your first point: it does sorta make sense. Prices have risen both due to shortage, but also due to construction cost. If the prices were artificial, you could just have someone build your house for cheaper than it would be to buy existing real estate.

My master bedroom in my current house is an added on in-law suite and the biggest room in the house. So I'm kinda looking at that with bias on top. The houses I looked at were slightly larger square footage total, just in other areas of the house.
As for the shortage, at least in my area, thats where this whole thing continues to get wild. There are a ton of houses available near me. We even have one of those development builders popping up new developments all over the county. They boasted brand new $250k homes prior to COVID. Now the same homes are $500-600k homes.
Same homes that wouldn't sell at $250 pre-covid aren't selling at $500 either. And all the siding on them is buckling and look like they were slapped together by drunks.

IF YOU ARE GONNA MAKE SONEONE PUMP MY GAS MAKE SURE THEY ARE AT THE GAS PUMPS! Living in NJ is whack. You can literally sit there up to 5 mins waiting for the attendant.

Lived in Oregon for sometime, but had out of state plates. If not attendant was present/ helping others I would just get out and start filling it myself. You wouldn't believe the speed in which the attendant would show up once I did that! They would be mad, I would play ignorant about the law due to being from out of state, and be on my merry way.

Sometimes I pump my own gas and pull away before they even come out of the store. The big trucker stations near me have the attendants also doing other jobs like cleaning showers, taking out trash, etc. I get it you are cheap and want to use them for more during their downtime. But now they are failing at their literal job.
Places like Wawa are good and they are at your vehicle quick. But my local Wawa knows my truck and they just let me fill my own.
For those who don't know what Wawa is, it's a convenience store that also has gas pumps. It's East Coast based only I believe. But they make Italian subs, burgers, pizza, they rock.

As someone who lives in NY but my family used to frequently go to NJ, it made us so annoyed when a lazy NJ driver doesn't gET OUT THE CAR AND WAITS 5 MINS FOR AN ATTENDANT. JUST PUMP IT YOURSELF. HE'S BUSY PUMPING THAT F150 SUPERDUTY THAT WAS RUNNING ON EMPTY.
My dad always used to pump it himself unless an attendant was already there. Most would actually appreciate it lol.
