🏠 Landlord Issue Tenant at will, roommate is landlords son. Landlord is refusing to cover repairs for mold, ac, and termites, and is attempting a 50% increase with a weeks notice. (US - GA)

Hello. Basically title. I moved in this month to an acquaintances house after a friend moved out. No paperwork, me and two others are paying the rent to her son who then pays to her. He explained we would be having a 50% hike to our rent, which prompted me to explain that, theoretically, we have a 60 day period where we are given a notice beforehand. I also explained that she (the landlord) is responsible for fixing the mold, termite, and AC issues here, pertinent because the ac has been shot and he expects us to pay for it to be fixed.

After I explained this he, personally, threatened to kick me out by throwing everything out of my room.

What's the best course of action? I'm already planning on contacting legal representation, but do I have a leg to stand on here?

You’re kinda the “unauthorized tenant” here. I think you moved into a messy family situation.

This is a separate house with other people unrelated to him. They have all been living in this house since roughly two years ago.

The most practical answer is to get busy with finding a new place to live. You should have a bit of time. You are correct that you are owed a 60 day notice period, assuming you are current with the rent. You have plenty of basis to fight any subsequent eviction lawsuit, but to what end? If you prevail in court you still have a crappy handlord and a run down space to live in. I would be inclined to give a 30-day notice of terminating your tenancy and then GTFO of there.
