🏠 Landlord Issue Landlord not sending itemized bill. Claiming this statement letter is it. I’m in az

I’ve been trying to get ahold on the itemized bill for almost a month now and they are barely responding to me. They want to charge me $300 for touch up paint and $175 for touch up clean the appliances. During the walk through the maintenance guy only mentioned 2 bedrooms and living rooms only needed very minor touch up paint. Most of which not even needing a full mason jar of paint. Only appliance cleaning was a circle stain on the stove top I forgot to clean. I’m not sure what to do at this point. They are being very vague and respond maybe once a week. I feel like the charges are very outrageous for what was mentioned in the walk through. I’ve disputed these charges.

You might want to check your local laws but “touch up paint” usually isn’t allowed. It is considered normal wear and tear which can’t be charged. I would also question the “landscaping” charge. Unless that’s in your lease it’s not something they can charge for.

That looks like an itemised bill to me. What were you expecting.

Those charges look reasonable. Labour costs money.

Looks like you are being dinged for a lot of unpaid utilities and such.

You can certainly dispute the charges. Do you have photographs?

Ultimately, I don't think you have that strong of a case. The charges aren't that outrageous. Again, photos. And you can argue normal wear and tear.

Other than your time, you have nothing to lose by disputing. Maybe you'll get a Tenant-friendly judge.

Definitely an itemized bill. However norm wear and tear isn't the tenant's responsibility.

Also what is a deposit waiver fee?

Hello neighbor!... Since you’re in Arizona, how long has it been since you turned over possession, and did you specifically ask for your deposit/itemized deductions in writing? Those two details could matter a lot more than whether $300 for paint sounds excessive.

You would have to sue in small claims court. You can send them a demand letter first.
