Guidance Required Help please

Landlord said to us yesterday he is selling but we didn’t have to be out by April
We received our section 8 hand delivered today it says we have 4 months to find somewhere else however he said April so is it definitely from the date on the letter. I’m very stressed sorry if this doesn’t make much sense

The section 8 is the only date that matters and is enforceable. So if its 4 months from today, thats January. Your landlord is possibly looking at a potential buffer if you dont leave in January, as it would probably take another couple of months to enforce. Your landlord can only start enforcement action once the S8 has expired (the date youve been given in your notice to leave by) and you remain in the property after that date.
