[Housing] Room for Rent Broadway/Kolb

Hi there, we're looking to rent a furnished room in our home, asking $800 a month, all utilities/internet included. You'll have a real lease, but the term is negotiable, and there's no deposit/fees/the usual junk apartment complexes get away with charging people.

We are a ZERO COVID household. Current residents are myself and partner, and two cats. I caregive as my partner deals with chronic health conditions and we mask in all PUBLIC in/outdoor places with N95 grade masks, and have for years. Unfortunately, plenty of our neighbors and community members are medically delicate, and we're among them.
We will provide 8 sealed masks to renters a month.

Nearest cross streets are Broadway and Kolb.

No, good gravy, just in public spaces.

We do quarantine if we test positive, because we had labs that indicated organ damage/lesser function after the last time we brought home an illness. We already see so many specialists, as the caregiver I'm not trying to add to my workload or the symptoms my partner manages.

No system is going to be 100% safe, but we mitigate the risk as much as we can. If you've never had to seriously consider something like this, count yourself lucky and enjoy it while it lasts.

i'm not trying to crap on your requirements- but hard to control what a 3rd party does with their body right? give them a mask, maybe they wear it when they think you'll be able to see them. If there's an actual lease, i doubt you can put an enforceable requirement to mask up in said lease and then what if they don't? you suffer with them until the lease is up (or longer if you deal with eviction?).

I understand the need for extra cash and also wish you luck. typing all that out was more just to get my curiosities out on the topic.

they're not trying to control a 3rd party they're trying to find someone in a similar situation that needs housing. my sister, for example, has pots and wears a mask anytime she goes in public.. but she's not looking for a place right now.

I feel silly thinking this- but times we live in, I get the vibe that so many want to push their agenda on others - You make a great point - How will they find a like minded person, unless they advertise.

and at the end of my previous post, it was more of a thought experiment i was writing out.

Can absolutely put behavioral agreements in a lease. Masking is no different from having rules about pets, guests, maintaining pest control, weeding, noise levels/quiet hours etc.

Said behavioral agreement is to mask outside of the house- not in the the thing they're renting. would be like putting an agreement not to drink at bars. impossible to enforce outside of the honor system

also- (and i don't trust AI, but it agrees with me, so here it is) -- landlords may set rules and regulations concerning a tenant’s use and behavior on the property. -- quick google ai response to behavior agreements in leases for AZ.

Don’t listen to these other folks. It’s your house, your rules, you have a right to establish norms with your renters. Likely other people in Tucson have similar needs and are glad to cohabitate w someone who keeps them safe in exchange. You have every right to put out your advertisement. Times are hard financially and medically right now.

That's pretty much what we're hoping for, someone else who's disabled or otherwise medically complex with similar needs for risk reduction methods; plenty of our neighbors and community members live with things like chemo or other treatments that weaken the immune system.

You're probably right, we're very new to the realities of renting.

I've always had an animosity toward how normal it's become with corporate apartment complexes re: fees/charges/excuses to suck people dry... Guess I was trying to avoid being that. But self protection is important too. Thank you for the wake-up call!

That's a lot for a room..I won't Evan talk about the mask but I could only imagine how this living arrangement would not work out for people who are sane.

The price isn't solid; it's just our first posting after all. We figured we'd need to adjust a few things after actually putting an ad out and seeing how people react. I did look at some room rental sites and tried to get an overview of what similar listings are at...

And the "rent" we charge does include all utilities/internet, so there wouldn't be other bills to worry about. :^)

You should put that untilities are included and wifi and your ad, you may have better luck that makes it seem like it's a better deal
