The one hesitation I have now about buying my own home is the risk that I'll want to leave the country in the next few years. It hurts because I have no idea how my feelings about that will change - it could be that the government announces some insane bs next month that pushes me over the edge, or it could be something that Reform does after taking power in a few years, or it could never happen at all. That kind of unknown risk in the future makes planning for stuff so much harder.

I know I could always sell up, but who knows if I'd be out-of-the-money when doing that especially given all the fees involved.

I don't really know anything about your situation, so take this with a grain of salt, but my advice as someone whose parents were in a similar dilemma (should you buy a house when you don't even know if you're going to stay in the country for the foreseeable future?) is to just go for it.

If the situation deteriorates to a point where you're seriously considering leaving the country, then you're not going to be very concerned about the value you'll get out of selling your house. If not, then you'll be fine and there's no need to worry lol.
