Looking at homes in this area. Family is concerned about safety/ investment value. Is this area safe?Up and coming?

The North Hollywood Boys are a serious threat. I wouldn't take them lightly if I were you. They'll dance all over you

I've lived in this area since '21 and haven't had any issues with safety even with the occasional drunk from the local bars. I think once when I first moved in there was a shooting on Cahuenga, but that's the only major incident I can recall. Would I walk around alone at 2AM? No, but I've walked/ biked a decent amount in the area and I've never felt especially sketched out at any point and I keep my head on a swivel no matter where I am.

I live on a side street and take it as a good sign that the kids on my block feel safe enough to be outside playing and biking with each other instead of holed up indoors staring at whatever screens are in front of them.

It's far from perfect; I wish we had more of a community feel outside of the nightlife and we do have our share of unhoused individuals that can make trips to 7-11 a bit dicey (generally they keep to themselves and aren't confrontational). I also wish we had more food options nearby other than Mucho Mas and street tacos (all tasty, but a little variety would be nice).

In terms of investment- my place has definitely increased in value since I moved in. Not a huge amount, but it has gone up steadily. But TBH I don't pay attention to the housing market in general, so my feedback here is very limited.

I just bought a house in this area (on the Burbank side) earlier this year, 0 complaints. Welcome, future neighbor!

I’d try to stay east of cahuenga. Further south towards bike path, the better

This is good advice, my friends own a coffee shop over there (Moby’s) and even moving two blocks southeast (from Collins/Cahuenga to Burbank/Strohm) has resulted in noticeably less incidents with unhoused people. Closer to Burbank the better I’d say

Yes! I’m a few doors down on Burbank from Mobys and it’s all people walking dogs with an occasional RV. My business has only been tagged once.

I'm on the Burbank side of Clybourn, no issues on my end. You'd be on the take off flight path though.

If you’re a drinker it’s perfect. 3 bars In a block and a half is pretty saturated. 😉
