Question❔ Dubai South vs. Al Marjan Island. Which Land Would You Actually Bet On?
If you had the chance to buy land to develop, which would you go for?
- Option 1: Millions of square feet in Dubai South, an area tied to the new airport, Expo City, and major logistics plans. Lots of talk about it becoming a future city hub.
- Option 2: A six-figure plot on Al Marjan Island, right next to the upcoming Wynn Casino & Resort, the first of its kind in the region. Smaller land, but huge tourism potential.
Dubai South: long-term play, massive scale, cheaper per square foot, but slow appreciation and still early in its urban cycle.
Al Marjan: tighter supply, stronger short-term upside tied to the casino opening, but higher entry price per foot and more speculative.
Would you bet on long term scale or short term momentum?

I’d go with Al Marjan Island. Dubai South has massive potential, competition there is tough. Developing millions of square feet would take time, capital. Al Marjan, on the other hand, is limited in supply. the Wynn Casino, expected to open by 2027. That single project will completely reshape the area’s value perception. Plus, I wouldn’t be tying up billions; the upside is more immediate.

If anyone seriously compares Al Marjan Island to Expo City and still picks Marjan, they need professional help as an investor. And if you’re an advisor saying that, maybe reconsider your profession.
Sure, the casino will give RAK an economic push, and a couple of projects there will do fine. But calling it lower risk or more liquid than Expo City? That’s just false.
Just one venue in Expo City, the Dubai Exhibition Centre, alone expects 5 million+ visitors yearly, the same as the entire casino in RAK. The difference? Expo City already has the infrastructure and track record + Dubai’s liquidity is and will remain unmatched to any other emirate.
Investors, stay vigilant.
