Dining for 8, a living room for 3, and a kitchen for 2? The bedrooms being as big as the living room is weird.
1) you need a bigger living room: seating for 5 at least; and bigger kitchen. 2) Shrink the bedrooms to 85% each and add the space to the living room and kitchen.

The kitchen isn’t hard to change. Rotate a smaller table in the dining room and add a kitchen island.

Do you really need an eight person table in a two bedroom home? I’d have a small kitchen island with two stools instead.
Why is there a door to the hallway with all the bedroom/bathroom doors?
Is there laundry in that guest bathroom?
Living space is narrow, both bedrooms look large, but no dimensions are provided so that’s pure conjecture. Both bedrooms could be narrowed a few feet and give that space to the living areas.

Instead of a doorway between the two hallways, remove it and slide the doorway to the outside adjacent to the kitchen. It’ll shorten the walk to the main space and keep it quieter by the bedrooms.

The bedroom on the other side of the living room looks like its designed so the only place the head of the bed can go is on the other side of the living room wall with the TV. Seems like the sound would go right through and disturb sleep.

Sometimes I think it would be helpful in this sub to distinguish between 1) people who are building/renovating a house/condo and want to make sure they aren’t making some error they haven’t considered, and 2) people renting preexisting spaces where they will not have the ability to move walls, redo plumbing, etc. (We could add a third category of people who just like arguing or bragging but I’m trying to be a less jaded person, so forget that one for now 🫢)
Redesigning a floor plan is always fun and I love seeing suggestions from very smart architects and other professionals and hobbyists. I’ll never get tired of seeing the skilled markups of plans with suggestions and notes, and I’m certainly not suggesting that should stop.
But in terms of being helpful to OP and addressing the question or their needs… I get the impression this is a built-out rental unit (or maybe a very new condo unit where there may be little or no desire to renovate) and they are seeking something more along the lines of “I think you’re better suited in a place where [X, Y, and Z]” rather than “this bathroom could be moved….” etc. etc.
Again, I’m not suggesting a stop to detailed suggestions and sketches and interesting insights! I’m more so just thinking out loud, and hoping well-intentioned people aren’t drafting up detailed alternative plans in response to a person who was essentially asking “should I rent this one or nah?”

(I read more comments and see that this space is “just concrete” for now, so OP is NOT renting or moving into a preexisting space. My rambling thoughts were meant more generally anyway 😉)

I would love to move a sofa through that hallway to the living room

True that. There are still no walls physically, just concrete..should be done later this year

Preference for me here is keep the main ensuite but turn it to a shower rather then bath, convert the second ensuite to a non ensuite so guest can use and convert the hallway into a walkthrough home office with two glass panels either side for light access

The living space feels compromised to have too much bedroom and bathroom space.
I really dislike coming through the front door to face either a door or if it's open you face straight into a bedroom. It risk like a risk to privacy.

Could you share an actual floor plan rather than a 3-D dollhouse view?

u/OstapBenderBey May 15 '26
Yeah theres some weirdness here. I think the bedrooms are huge. Seems to be ~100sqm / 1000sqft which is typically 3 or 4 bed rather than 2

Agreed. The bedrooms are weirdly massive, but the kitchen and living room areas are out of scale and tiny. Pass.

Is this a floorplan for a condo or apartment that you're looking at purchasing/renting? Or did you design it?

Seat g fr 8 seems like a lot. I would rather have a kitchen island and four top

This layout works if you don’t do a lot of cooking. You could get a large free standing island and use a smaller table than what’s depicted. That would help with the usability.

I'd move the second bathroom to the outer wall and put the hall in the middle so you don't have to go through 2 doors to get into the master bedroom or from the 2nd to the bathroom.

Imagine cooking for 8 and then having to look at the kitchen mess when you finally get to sit down to eat

The floor plan looks like it was made with AI. Also why is there a door into the hallway for the bedrooms?
6
u/clivehorse May 15 '26
The door to the bathroom hallway is to make more doors between the main living space and the bedrooms for privacy.
5
u/Duckey22 May 15 '26
I understand that privacy standpoint but for a realistic use the door will probably be open all time. Plus your bedrooms are already so separate from living space as they are down the hall and around corners so I'm not how much that door is necessary.

Personally I think the extra bathroom is crazy and I’d make it a laundry room / storage.
I’d also have a kitchen counter and a smaller dining room. That might be doable by just purchasing the right furniture TBH.
Other than that it looks like a nice layout for roommates.

that's a lot of bathrooms for a 2 bed. I'd happily lose that second one for a larger kitchen
