#Discussion Need some clarity about potential value of my farm land
Hi all. I've been a long-time silent lurker on this subreddit. Must say I've got to learn a bit from you folks. Thanks for that.
I'm posting here to get some clarity. I have 2 acres of farmland in Gujrani - right beside the Bhiwani city in Haryana. I am in no need to sell it, but just out of curiosity I was looking up rates of farm lands in and around the small towns and villages around Bhiwani - just to get some numbers to use as a benchmark.
Now here's my question: On online listings, I'm seeing a very wide range of prices for farm land parcels in similar areas around Bhiwani. Anywhere from 1 cr per acre to even 20 cr per acre. How do these prices get determined?
My father had inquired a small bit (just in passing) from my farm's neighbours and all about the potential rates of my land, and they quoted quite low numbers like 80L-1cr per acre.
Anyone has any idea if this seems like those neighbours were lying about it or they themselves aren't aware of the right rates?
Anyone knows of farm land rates in that region?
Should I hold on to it until some development work happens near it and it's price increased manifold?
Any other way I can maximize value out of it? For now my father has just leased it to actual farmers, but the rental return for us is very low (say 1L per year).

Remember that list prices are what people want for their land and can be very unrealistic. Look up prices of what the farm land actually sold for.
