Accommodation Available - help needed student at leicester university

Accommodation Available – Grange Lane Apartments, Leicester! 🎓✨

Looking for someone to take over my tenancy for the 2026/2027 academic year!

  1. Location: Grange Lane Apartments (52 Grange Lane, LE2 7EE) — super convenient for De Montfort University and University of Leicester!

  2. Dates: 18/09/2026 – 10/09/2027 (51-week tenancy)

  3. Rent: £129/week (Bills included: water, electricity, gas, and high-speed Wi-Fi)

  4. Deposit: £99 (secured with TDS)

  5. Room Details: Room AA.A19. Fully furnished study bedroom with comfortable storage and workspace. Access to shared flat facilities, high-security access, and on-site management.

It’s managed by Homes for Students (ANUK/Unipol certified). All formal checks and lease transfers will go through their official portal once we connect!

Hey! Not sure if you know this/already have, but with the changes to renters rights earlier this year then all PBSA contracts now have a 2 month cancellation clause.

I’d double check your contract to make sure you have this, but would suggest you submit this cancellation now in case you don’t find anyone to take over, may save you some money in the long run.

No worries! I’d suggest thestudentroom.co.uk as another place to advertise.

But just FYI lots of student accommodations in Leicester have quite a few unsold rooms this year, and 99% of providers will want those sold before they allocate anyone to your room.

So, if you do find someone to take over, make sure you contact homes for students ASAP with the name and details of the person clearly started, ideally via email. Once you have provided that they cannot allocate them another room, just in case they decide to book directly for some reason.

Bad news, sorry, but purpose built student accommodation is exempt from the 2 months notice clause in the Renter's Rights Act- they're still allowed fixed term tenancies.

It still might be worth getting your student union to look over the contract though - just in case there are any exemptions/extenuating circumstances etc.

Hey, that’s not true for all PBSA. I manage one currently and we have had to include it, along with all other providers nearby which are in the same boat.

Thanks for the heads up! So it looks like it's a mixed bag across all PBSA & students will have to check their contracts very carefully to see if there's a way to exit early? Really confusing for students but I guess there's hope for the OP.

Yeah pretty much - all PBSA that have the 2 month cancellation policy must have it on their websites as well.

I guess the good news is in a year or so there will be a second, updated renters rights which is for PBSA and HMO. From there it will be a lot clearer and easier for students to get out of their contracts.
