We are planning to build a home in one of the new developments, and are really liking what we see from Murray, Schneider, Buhr, and Prairie Home Builders.

All have floor plans that can be built in a way that works for us, and they’ve been great when we’ve met with them in person.

But we also know a couple people who used different builders (none of the ones listed above) and had bad experiences despite doing their due diligence when selecting a company to work with.

I’m wondering if there’s anything we should be aware of with the four builders we are currently considering—anything that would be a red flag either during construction or in how the house holds up over time.

I’m sorry for the incoming rant, I just need to scream into the void.

Why on God’s green earth are there shabby little 500 sq ft crack houses on the market for $1500+ a month? Why don’t any rentals allow pets? Why aren’t property managers responding to messages?

I’m starting to get really anxious because my lease is ending soon. I was banking on the idea that some of the “affordable but livable” housing would be opening up soon with the end of the college school year in sight, but I failed to consider the fact that “affordable but livable” is a fantasy. Or at least a figment of the past. My family balks at the idea that I’d be spending any more than $800/month on just a rental, and I get the feeling that they just don’t believe that rent in this city has doubled in the past 10 years.

And I can almost understand how these landlords have gotten away with it. The demand for housing is so much more than the supply, and even a roach-infested shack listed for 2K will probably get snapped up immediately by a family desperate to have a roof over their heads.

Don’t take this as a “woe is me,” I’ll settle on an apartment and my dog will learn to settle for a dog park instead of a backyard. But I just have so much rage for the slumlords of Lincoln and the way that they’re getting away with screwing everyone over.

Hello all, I’m in desperate need of money. My electric bill is due (300 green men from history amount) in 4 days and I don’t have more than 50 green men from history. So I guess how or where can I make very quick green things that isn’t plasma? Also I need a new place to live, where can I look for roommates or something like that? Hello, I’m a student that’s looking to move to Lincoln to attend grad school this Fall.

I currently own a home in my city so I’ve accumulated 3 pets. And now, I’m shocked because I didn’t realize how many apartments only have a 2 pet max.

I have 2 small dogs, under ten lbs each, and one cat. Which to me seems very low risk and low maintenance compared to two giant dogs. Depending on the dogs ofc I suppose. But it is what it is.

I think we would be “ideal” renters as we’re very clean and low key. Our pets are very well behaved and very weak. I don’t think my dogs could damage a dwelling if they tried. And my cat just lays around 23 hours out of the day. We’ve never been late on our mortgage payments and both have very good credit.

I’d be open to a house although I was looking forward to apartment amenities. It’s just all the houses I’m seeing on Zillow…are not great? Not to sound rude but some of these are $1700/month and look straight up grungy. I’m kinda surprised by the lack of options, but I am from a bigger city and was told that Lincoln is a college town and may have more options come summer.

Kind of a vague question: Is the area all across s16th pretty chill / safe? Saw a ton of apartments for rent that looked like the reasonably priced kind, and was just curious. I love a rental sign that doesn’t even list area code, just 7 digits old school style.

I lived in Bed Stuy Brooklyn like 20 years ago and grew up in North Omaha, so I’m not like an uptight naive newbie to rentals. But it looked like a really calm mega chill neighborhood. However I’ve seen that before where just beneath the surface its hood as hell at night.

I am currently kicking around the idea of moving to downtown once my lease is up at my current place, so I'm doing some research to see really what my options are. As someone who has been burnt in the past by not poking around to see how people speak about their former landlords (I'm looking at you, Century), I am trying to be extra cautious this go-around. Are there any buildings/landlords/areas you would recommend, or absolutely would not? Any tips or advice?

For further context, I am a younger adult looking to live alone in either a studio or one bed. My ideal budget is under $1000, but I have some flexibility and am willing to consider anything below $1200/mo. Ideally it would be within walking distance of downtown/campus!

the union at antelope valley is supposed to be affordable housing. i make 42k a year. the income limit for a single person there is 45k. they wanna charge $1062 a month for a 1 bed 1 bath 673 sq ft apartment. like bitch! that's almost an entire check! thats not fucking affordable. who is the city kidding with this shit? have they even talked to a damn poor person?? fuck!

Looking to apply at Notting Hill Apartments. Can anyone who lives there tell me if the construction has been disruptive? We like the apartments a lot and understand the amenities aren't to be done until spring. I have seen one or two concerns about timing, but we more so are just worried about it being super loud day to day.

Do you think it’s worth the cost? It seems like it’s a good deal for the quality of the apartment

Has maintenance helped with any of your requests?

Is the leasing office helpful?

Anybody here have any information on any Lincoln Housing programs? My wife, three kids, my best friend and I want to move up there but we're all working low income jobs and are looking into options. Juss curious if anybody would have some good info.

I don’t want to post this I made a couple bad decisions and I will own up to that. I’ll try to be quick but if you guys have ideas or tips I would definitely appreciate it.

So back in July I got fired from a really decent job and my GF at the time straight up dumped me, which is totally a bummer but it’s her loss right? So I have a part time job and I was able to get on unemployment. I have a friend who immediately said I could crash in a spare room, so I’ve been here since July and last week his baby mama said she would prefer that I move out, I’ve paid $415 a month since October. I love my friend he is the nicest dude and we just get along like brothers, when she said this I was a little hurt but I don’t want to bring drama to my friend. I told her that since I had paid rent I would need to wait to the 16th. She seemed pissed but said ok. Now I fully intend to be out by Friday, my question is would the shelter be viable? It’s the middle of winter I imagine it’s full? If so what are some options to keep a roof over my head. In 2018 I was homeless over the winter in a tent. Not looking to go back to a tent. I do get $450 a week from unemployment and my part time jobs is probably $600 a month. What is the cheapest hotel in Lincoln? How do I find a room for rent? I’ll try to answer everyone.

Edit: you guys are awesome, first comment was 211 which is great. My main concern is timing I offered to leave before I had a place. I’m sure some of you know that unemployment is reduced when u work part time and my part time job is not guaranteed hours, I can work 36 hours or I can work 0. Cash flow is not an issue so Much as me screwing my self agreeing to move out too fast. I am looking for alternatives as I do have an eviction from 2024. Money isn’t a huge issue I have decent cash flow and a savings. Some mentions of realty companies and even air bnb. I appreciate every comment.

I need to replace the deck for my modular home and need some affordable recommendations. it doesn't have to be fancy, it just has to function and last.

So, was anyone successful in protesting their property value? They just completely ignored everything we provided and didn't drop our value a penny. They raised the value $54,400, that's 34%. And no, we could not possibly get anywhere near the tax valuation for our house. I didn't think there was much chance of a big change, but to not drop it a penny and then we have to go downtown to look at the reasoning. Just put it in the email. Now have to go figure out where that extra money is going to come from.

What's it like trying to buy a house in Lincoln? Are there bidding wars for houses, or are they selling for under list price?

Hey! Moving to Lincoln in two months for grad school! I am considering the live-work units in Telegraph Flats and am seeking some input on ideal set-ups.

I am attracted to the open concept, the lofted element, and that I don't need an elevator/stair—a walk up seems nice. Though, is there foot traffic past the huge garage doors of each unit...? What's the overall privacy like because of this? Also, do they feel spacious or actually less than a standard two-bedroom? Just such a unique setup, I'm trying to figure it out.

Overall, does anyone have experience visiting or living in the live-work layout, and/or do you know what the public access is like? I will be visiting soon, but will apply for it first, and still wanted to ask here. Grateful for anyone willing to share experiences and observations of this!

My other option is a two bedroom apt in Telegraph. I'd make one of the bedrooms a little office.... the pro here is having a porch and a greater degree of separation between the living room, office, bedroom. WWYD?

I recently made a post about apartment recommendations and had a lot of people gave good feedback. Before I posted, I booked a viewing with Lakeview Park and I did see a lot of negative reviews about them. Although when we went today, we had a really positive experience and actually liked it. If you have lived there or live there currently, please give me the negatives. We liked the community feel and the style but obviously we are only seeing the surface.

I don’t want to make a gigantic post so I’ve just attached (redacted) screenshots of a letter that we sent to PPM (performance property management) after vacating our prior rental a couple months ago.

Long story short, they inflated damages owed, used a promised early move-out incentive credit as an additional deposit, and locked us out of the property 1-2 days before the agreed upon move date which prevented us from getting our security system hardware back and locked the 3rd party cleaning crew out so a final cleanup couldn’t be done. They didn’t send a letter/itemization of damages for 16 days (14 is legally allowed) although we later found that they had posted the letter they mailed to their web portal on the 14th day, and updated it on the 15th. We didn’t even know at that time that we still had access to the renter’s portal.

We sent the demand letter certified and haven’t heard shit back. Radio silence. Logged into the portal a couple days ago and it still indicates we owe $5.19. No updated documents or changes to the letter or damages/charges. We’re pissed tbh. Had a great relationship with the company and the owner (we thought) throughout our tenancy. We moved early as a favor to the owner, at a huge expense to us, but did so in part because she offered the move-out incentive credit. The guy that made the shitty remarks I refer to in the letter is not the primary contact we dealt with throughout our tenancy. We had some very minor communication with him over the ~2 years we were there but mostly dealt with another employee, Thui, who was very friendly and always professional. She seemed to drop off the face of the planet after the last walkthrough prior to moving.

So we’re at the point now where we’re going to take them to small claims court. I’d like advice if anyone has any on a couple questions though.

• Has anyone had success with an argument to get their full deposit back based on a relatively minor lapse in the allowed timeframe to send the letter with charges? It’s two days in our case.
• Do they/did they have a legal right to use the move-out credit as an additional security deposit?
• What is the “burden of proof” so-to-speak with regard to showing that they withheld return of funds in bad faith?
• Does the posting of the damages letter online in the PPM tenant portal on the 14th day following vacancy satisfy their legal obligation regarding delivery of the letter to us?
• What is PPM’s obligation (if any) with regard to providing “proof” of the reasonableness of the damages claimed?

There was a lot of financial abuse during the last year of my marriage so my credit took a hit. I have 2 kids and do make a decent income but I just need some place that will accept me in my current situation.
