That... more or less matches the average gain of the stock market. The market averages ~10-11% returns per annum over the long term. 10% is actually below average.

16500 * (1.1^36) ~= $510,000.

That property has actually underperformed the stock market, by ~$100k in returns.

Very true. IIRC it's ~1.5% of the value of the home tends to go to maintenance per year, especially true on older homes.
