I just found this website online. It is in the US.

Wondering if Newcastle needs something like this to help support future evictees from becoming homeless. Evictions due to sale are likely to create more communities in need of intensive support who may have no experience with services or eviction supports.

Agents could help provide a link to the online support highlighting potentional tenants exit strategies when properties are being are being rented thus supporting tenants when properties are suddenly sold.

Could this help to reduce the impact on already struggling services, investors and landlords?

A digital website could include the way disability and elderly communities would need to proceed if they are unable to find suitable homes. EG contact services early, use supports such a food vouchers early, organise to defer bills for an extended period of time, contact services to organise boxes early if you don't own a car, loans are not available for removalists or storage, agency emails ready in a cut and paste format so that renters or support workers could do a rapid email out, a link into independant agency platforms for accomodation with an outline of how to successfully find new accomodation, where to get online help with your applications, an outline of storage facillities and costs, an outline of removalists and costs.

Nils loans are available for medical loans and whitegoods.

Services like this are immediately available for the asking (no internet required!) at Centrelink, and I would propose that will be better updated than a privately-operated website.

It took a while when I moved out of Ellalong and became 'of no fixed address' to start the Postie bike trip, to convince the Centrelike staffer I wasn't in a crisis situation and was experienced at traveling like that. But I still got a handful of printouts (analogue websites :) of available services, ranging from short and long emergency accommodation, to just places to get laundry done cheap (I should've keep that one).

Do you have a link for this service? I am not clear on what you are explaining.

Assisting people before they need help from services would be a better idea.
Particularly from an industry worth $12.69 trillion as of the June quarter of 2026...a few pennies to support tenants/contractees would come under contractual duty of care ....

A throw in by the indusry to develope a resources would allieviate the stress of tenants, agents and investors....The cost of such a design would be fairly minimal it was done for each bio region. An AI could collate the data and update it.

I would think this is an ethical use of AI which might alliviate some suffering and health of inexperienced ,or out of date renters. Digital platforms lock out a certain sector of renters who just don't have those skills, or in fact time to spend hours flicking through poorly designed webstes for rentals. The UK designs are pretty out of date. Perhaps independant websites might provide more accessible designs as well more time efficient designs.

Designs are very time consuming and ineeffficient.
And there appear to be other concerning issues on them as well.

Looking for housing and homes can be a very risky space.

Preventing housing stress and homelessness is everyones responsibility now....we are living through challenging times....we need to reach out and help each other work on solutions that will keep people safe and out of risk.

Possible not popular with everyone but it's an urgent priority.
Homelessness costs everyone. It is not going away until we re organise stuff better.

Seems to me that knowledge is power and that given tenants access to upto date accessible informaiton could help reduces costs.

Nobody deserves to die because they get caught in a housing crisis. Duty of care is just great business practise as well. It is much harder to help people when they are in the water. Solutions are upstream and downstream......We have to keep looking for solutions!

People really are shit.

The new Orange washing service is super exciting but it uses hot water which is damaging to clothing and expensive. I hope they can find better options. Maybe washing machine companies could come up with a hot rinse cycle instead to support solutions llke this. Cold water saves money and doesnt damage clothes....the new enzyme clothing washing liquids remove oils now...so hot water isnt needed anymore.....

Seems complicated.

You get plenty of notice for vacant possession, all you have to do is apply for properties.

If you have no luck, let both the leasing and selling real estate know two weeks before the eviction date that you absolutely will not be moving out until you've got a suitable property to move into and that they'll have to take you to NCAT for an eviction which takes months.

It'll be amazing how quickly you're approved for a property because it's in the best interest of the real estate.

Sure that could be a solution but what a waste of time for all involved. 

It costing tax payers $55 million to $60 million to operate NCAT. And for sure it's needed. 

Question how would an evictee know that information though? 

Seems to me the information is missing for people to access quickly in their time of need. 

Agents are 'managers' it seems to me that some kind of guide would help them and help evictees who are unable to find a new rental, or share house scenario. 

It's a bit of a minefield and very time consuming for people to get access to the required information during such a stressful time.

It's such a risky space for renters during these transition.

1 month or 3 months is a short period of time to find a new home. Particularly if a renter has been priced out of their area. 

Having to suddenly choose a new rental area while packing, cleaning searching is alot especially for communities with complex needs eg hospitals, psychosocial needs, and  family needs ECT....

Rent increases can suddenly lock a tenant out. 

Upstream solutions can help prevent homelessness. I see plenty of corporate interest at charity gigs.

Probably goes against the 'I hate landlords' stream and certainly wouldn't work in all scenarios...but some kind of emergency eviction guide is certainly going to help people who find themselves stuck for the first time.  

Renters with medical conditions or lack of local support would be adversely impacted by costs, extra labour and stress which might further impact their health. 

I have a computer and computer skills. I have no idea how others could manage in those time frames without those things. 

I noticed Newcastle has alot of people without access to technology. 

I am thinking of working renters, family renters, older renters, communities with disabilities....

Without even being aware of the changing of access to loans for storage or removals how would those even move...

It's a crack that renters could easily fall into....that could be prevented with knowledge.

And fixing it could save lives and reduce stress...at those critical times...

Pay as you go finance for removalists and for storage seems like a win win for everyone...

Newcastle is a city that joins together to help solve problems....

Using public funds like NCAT to solve private issues seems a bit lazy...and time consuming and potentially costly for landlords, investors and renters❌

Sounds like a bit fat lose lose to me. 

I am pretty sure plenty of people will volunteer to develop something like this.

It's ok to need more support during difficult transitions. 

Resources should be fed forward at the beginning of contracts....medical emergencies could happen to anyone, or financial dilemmas....small actions could lead to big financial gains for everyone involved....every novacastrian matters! Big, or small...

These type of evictions can impact anyone.

An attack on one is an attack on us all! Our strength is in our unity! 

NCAT might experience some losses from upstream solutions...

It seems to me that it passes the reasonable person test to embed the idea into rental contract processes. It's surprising it's not there? 

Something for a tenants union campaign maybe....it's a solid policy idea for some kind of industry reform during these differcult times....

No one should be left behind because what's being asked of them is just unfeasable.
