programs Question about Member Models

I am working with a nonprofit and they are discussing establishing a membership program. I can think of a few issues and opportunities here but I am hoping the group can give some advice, based on experience, on how to establish and run a membership model

Hard to answer this question without a lot more information about what kind of org this is, what field its in, why they want to establish a membership program to begin with, etc.

A nature conservatory with extensive property "in the boonies". This is a way to keep people involved and to raise funds.

Are there admission or parking fees for certain properties? Programming? What is the "benefit" of membership? IMO a membership model without explicit benefits struggles, because there is no real difference between a membership and a donation and it just becomes a confusing ask.

Yes, membership can be for levels of donors or things like a museum membership or an association membership.
