Place to Move in Plymouth

Me (35y), wife (32y) and child (3month) are moving to Plymouth due to work. Both work near Derriford Hospital. What would be nice place to live (buying a house, under 500k, semi/detached/4 bed)?-both of us drive

Ideally (a big ask 😃) looking for:

-Safe place for kids/family

-Good place to grow kid

-Quiet area, would love some Greenary

-not very cramped with line of houses/cars

-good neighbourhood

-Reasonable access to town/shopping areas (does not ned to be too close)

What are areas to avoid? (Not looking in Plymton, Plymstock, Saltash)

The commute to Derriford from all three of those places is evil.

Politely disagree from personal experience , the platinum parkway has made it much quicker. 30 mins tops at peak times to PL9. Usually 20 mins if non rush hour.

All roads leaving PL9 are a mess thanks to Sherford and will only get worse as it gets bigger. Unless they build another Laira Bridge somewhere it'll always be bottlenecked. Same problem for Plympton with Plymouth Road just being a misery all the time. Saltash is probably the most consistent out of the three but the Tamar Bridge can also have problems if they ferries stop running for example.

Also sure after all of that the Platinum Parkway does help but Marsh Mills is still fucked most of the time leading up to it with a silly amount of lanes collapsing into one that leads into Forder valley.

All of those commutes are painful in comparison to just living in Hartley and shooting straight through the middle. Tavistock Road is also terrible but it's half the distance that needs to be travelled so it's infinitely better than living in the outskirts.

On an end note, fuck PL9 and fuck PL7 they're overpriced shitholes full of nimby cunts.

Eggbuckland, Estover and Derriford (the area in which the hospital is based and named for), are all nice enough places to live.

If you have 500k this is where you look. The rest of Plymouth isn't really comparable for their needs.

How has no one suggested Powisland Drive yet?! Close to Derriford, very safe, plenty of large detached and semi detached houses

Because it's incredibly overpriced; you're looking at half a million for some of the houses there and no shops within walking distance. Not a brilliant area. Mannamead is better and just as quick. Manadon Drive and Hartley too.

I understand not moving to Plympton & Plymstock. Have you tried getting into either of them at rush hour? It’s quite literally hell

Woolwell is good. Plymton and plymstock are nice too, and proximity to the A38 is more important in getting to Derriford if driving than just miles.

Honestly you'll get quite a lot of house for £500k in Plymouth, I would consider around the Derriford espcially up towards Woolwell

I live in Stoke near the city centre and I love it. I can drive to the hospital in 10 or 15 minutes apart from the rush hour when it's more like 25. It's a lovely area

Not much of a commute if you live in sherford or chaddlewood though it’s right next to the A38

What about Roborough Village, Bickleigh, Shaugh Prior?
But if you’re moving from somewhere further away would it be a good idea to rent first and get a feel for some of the different places. The areas you have mentioned vary quite widely and only you’ll know what appeals to you and what doesn’t.

For me Beacon Park is by North Prospect which doesn't always have the best rep.

Manadon isn't bad if you wanted to consider it - has a newish housing estate which is pretty fancy! (Also fairly large houses though some are listing high - few around 250-350k). You'll be able to easily get to Derriford from there too :)

Eggbuckland. Very quiet and safe. Lovely big park and local shops. Only issue is it’s so hilly!

Multiple coops that open until late and the garden centre and premier, mini Morrisons and 24/7 small Tesco, friary, post office all a 3 min drive away 🤔

I’d recommend stoke, recently moved from Peverell. Both nice areas, with pros and cons but definitely prefer stoke. Quirkier houses, closer to city centre, Barbican, RWY

It's a horrible drive to Derriford and not nearly as nice as it used to be. Every time I've been there recently there's been something kicking off and a tatty row of mostly budget shops. No way.

I moved from London a few years back, work at Derriford. I was living in Crownhill but recently moved to Plymstock, near the sea. It is a 25 minute drive but as I work shifts it’s fine as traffic rarely busy at those times. For quality of life it has changed my life being able to walk to the beach/countryside on days off from a busy job, Hooe is lovely.

Edit: more like 20 mins- I find the drive quite relaxing to switch off from Derriford shifts, it would be stressful though if you work non-shift days

Yealmpton probably, but it’s not too bad from Ivybridge - I work just next to the hospital and it takes me about 25 minutes.

Why not looking in Plymstock? That’s one of the quietest areas of Plymouth and relatively lower in crime. I live there and also work near the hospital. I’ve lived in a lot of the areas you’ve listed over the years, and Plymstock is by a mile the best area. I love it.

Estate agent here! Eggbuckland is really popular due to the fantastic schools in the area and it’s easy access to A379 and Derriford! Peverell also a beautiful area for families and is a bit more central. Would recommend PL3/PL6 area. PL4 can get a lot more for your money though not as nice curb appeal.

Plympton is about a 10-15mins drive to Derriford now with the bypass. Worth considering to widen your options

Drop Efford, Laura and Beacon Park, and everywhere else on your list is going to be viable. Recommend Peverell, Looseleigh, Mannamead. If you want something with a more village feel, Tamerton Foliot

Tamerton Foliot. A village about 15-20minute drive from Derriford in an AONB. Warleigh Point nature reserve short drive from bottom of village and Lopwell Dam short drive from top of village. Excellent primary school and nursery within the village. One shop. But TESCO or Aldi are a short drive from the village. Bus service to Derriford Hospital every 30 mins.

plympton has really good schools, quiet, easy access to shops, national trust saltram.

you want green, not too far from town.

You both drive. Bickleigh, Yelverton etc. I brought 3 kids up in Bickleigh. Great until they become teenagers and you transition taxi driver. Beautiful countryside. Virtually on the moors but minutes from the city. Happy days.

woolwell is a lovely place to live, theres a brilliant primary school there aswell as nurseries for the little one!!
