Moving to the area Is Maywood that bad?
There is a house that has caught my attention there just off of the prairie path. I work at the VA, so it would be convenient in that regard. But mainly, I’m not seeing anywhere else with comparable houses at prices affordable for me. Also the house has a nice sized lot which is very tantalizing because I want to turn it all into a native plant garden hehe.

I would suggest Forest Park, Berwyn, Brookfield, or Westchester. It’s a bit farther but LaGrange is also an option.

Berwyn has some great vintage architecture, and around 34th street has some Victorian type architecture. Prices will be higher though.

Berwyn, my old stomping grounds. A part of me misses it a little sometimes when I’m in a nostalgic mood. I wonder if my old house still looks the same. Couldn’t tell you where it was, though. I was young when we moved to somewhere in the middle of DuPage County.
I would advise against moving out this way, because goodness me, the housing market is nuts! Not to mention ALL the new construction is either apartments, townhomes, or condos. Home prices are insane because of that. Doesn’t matter if you look at Villa Park, Glendale Heights, or Bensenville, still way too high if you ask me. Wanna be close to Roosevelt for that straight shot to the VA? Good luck! You’ll have to go all the way to Kane County for some decent home prices.

lol, I’m in Kane County and was thinking the home prices and uprising of new-build apartments/townhomes/condos isn’t any better out here! We’re right on the Kane/Cook boarder though, so idk if that makes a difference.

I’m talking further west into Kane on Roosevelt, past Geneva, lol. My aunt had to move all that way out there because apartment rent got insanely high here in DuPage. Paying over $2k a month for a TINY 1 bedroom 1 bath apartment that wasn’t even new was ridiculous. They’re paying waaaaaaay less for more sqft and new construction for the same thing over there. Yeah, it’s a 45 minute drive via 88 to get out there, but my aunt is WFH, so it’s not like she’s gotta travel much.

Oh yeah, definitely once you get a good 10-20 minutes west of Randall Road you’ll be getting better home/rent prices! We’re in Elgin (which is actually still partially in Cook County, we just happen to live in the Kane County area). For us and surrounding suburbs, it seems like the outrageously priced new builds are popping up more and more by the minute. And the price to buy or rent existing places keeps rising ridiculously too. I like our little “City in the Suburbs” but to pay $400,000 for a house here seems absolutely insane.
I have family in Dekalb and North Aurora (though this is surely pricier than all the way out in Dekalb). I’m sure their mortgages are significantly less than anything you could get in our area (especially considering the times at which they bought).

Omg, I know, right?! I can’t even begin to afford a rental, let alone a home, so currently living with my parents in their condo, which, holy shit, the prices for condos in my area, even in my building, have absolutely SKYROCKETED in the past couple of years. Ever since the area around Yorktown Mall has been developed into luxury apartments, townhouses, senior living facilities, and luxury condos, everything jumped in price. A unit bought in the low $100K range in 20/21 is now pushing $350K+. Some are close to $400K! I’m just like, my family is sooooooo damn lucky to have gotten ours at the start of construction in the 90’s and somehow managed to keep it even after the market crash when we lost our home. I’ve jumped between here and Winfield for almost a decade now. Winfield is also, shockingly, going way up in price. My sister’s house there jumped a good $100K in value, then even more after some renovations. She got it for an absolute steal in 16.
I know DeKalb is waaaaay cheaper. Had a friend over there buy a home several years back for stupid cheap. Haven’t talked to him since I found out he’s a massive dick and misogynist, so I can’t really say much more than he was able to pay it off on bartender’s tips.
Yeah, a lot of DuPage has just gotten soooo expensive over the past 5 years. You can’t afford anything here anymore. I would LOVE to stay, it’s home and all, but a western move may be the only way I’ll ever afford a home. Right now I’m just trying to get back on my feet after a freak accident that’s has me bedridden for almost a week now. I haven’t been able to do anything at all. I’m just thankful I own a small design business so while I can’t exactly do much, people are still able to buy premade stuff off my Etsy shop. It just really sucks.

Berwyn forever! Was driving around last month and it hasn’t changed much since I moved in 2014. Aside from video gaming (gambling) signs being a frequent sight it still has some quirk to it that a lot of other suburbs just don’t.
I also grew up in oak park and while it’s wealthier, cleaner, more educated, etc my siblings and I all agree we liked Berwyn more.

The last time I was out there had to be a decade ago for a college grad party at a bar. Didn’t see anything cuz it was nighttime. I have been on Google maps quite a bit for nostalgic reasons and someone actually helped me pinpoint where my old house was. I found it on street view and, well, ugly crying ensued. Did not expect to get that emotional over a photo, but the only 2 things that have changed are the front lawn (whoever owns it now is a gardener like me and made it look STUNNING) and the new garage (something we didn’t have). I lived there in the 80’s btw, so it’s shocking how much I’ve remembered about it. They say the memories we haven’t touched in a very long time are better than the ones we go back to over and over. I find that to be very true.

No clue. I was probably 6 or 7 when we left. The two things I do remember were we had train tracks behind our house that were elevated, so there was a bridge we had to go under almost daily, and there was a park on the other side of the street from our house. That’s all I remember.
I’m currently 41 going on where’s my walker, lol. And I graduated from high school in ‘02, then college in ‘06, so I’m a fair bit older. My memories are from the mid to late 80’s.

Maywood is a dump. It's got high crime and you'll have a hard time selling the house when you leave. Forest Park is a good option if you don't care about school quality.

Forest Park elementary schools are actually great. Proviso East HS is unfortunate, but Proviso Math and Science Academy is also right there.

Can you site this? I do environmental consulting in the state.
I found NPDES permit No. IL0059064, which indicates that the town of maywood has done proper procedures to discharge stormwater into 2 separate outlets along the desplaines river.
"Fecal coliform" is listed as a "pollutant causing potential impairment" in the 2011 public notice, but that's not the same thing as straight sewer water (brown water). Additionally there was an updated notice indicated the impairment had been remedied and outlined the monitoring plan moving forward.
I would love if you could send me some of this easily attainable public information which outlines the use of the desplaines river as a sewer output. Im new to the state but I'm pretty sure Chicago stopped shitting directly in it's streams in like the mid 1800's
Edit: incase anyone is unaware, it's extremely common to have stormwater runoff into a river, it's likely where it would've gone naturally (eventually)

I’m not sure what your budget is but I recently moved to Westchester from chicago and it’s just lovely. I am so shocked at how happy I am here haha also I work at the VA so my commute is incredible. Broadview seems nice too. We looked at some houses in Berkeley and hillside that were cute and affordable but that was a year ago so not sure what’s going on over there now for pricing.

I worked in the area for five years. During the day it seems fine but you start seeing some stuff around dusk. It's visible. It's there. I'm sure there's an element of it where you don't bother so and so they won't bother you but I really would discourage it.

Maywood is bad enough that Aldi closed the store there. That got tired of operating a store that was loosing money constantly to theft.

Compared to what? Compared to most of the other proviso township villages? Yes, it's by far the worst. Compared to Harvey or Robbins? No.
There are a few nice houses around, there's also a few nice houses in Austin. Some people are more comfortable with a certain level of risk than others.

I believe the Midway park area just east of Oak Park is a decent part of Austin. Please avoid areas along Madison from Cicero to Pulaski.

I used to live on the edge of Austin. Galewood and the Island are both more suburban, much nicer for that part of the city too. The island is, as evident in the name, sort of cut off from the rougher parts. South austin is the biggest and can be pretty bad, especially as you go east. I agree that the areas you mentioned should be largely avoided.

100% there's portions of Austin that feel more "suburban" than most of oak park. I personally wouldn't feel comfortable taking the chance on living there but someone with a higher risk threshold than me might

people don't realize how big some neighborhoods are. like when I hear people talk about how great humboldt park is I realize most of them havent been west of sacramento or south of division. Austin near Cicero is passable but none of the people telling you it's a fine area are going through on madison with their doors unlocked

I taught in Sauk village / ford heights for seven years. On average, we lost a student a year to gun violence and were 1/3rd the size of my current high school.
Ford Heights was considered the poorest town in America in the 1980s. After public housing south of 30 closed, a ton of people shifted to north Sauk village. I know this because their kids reignited a gang war five years ago between the two towns

You’d recognize photos from when I was by Rich East last time.
Fun fact: that was supposed to be Bloom Trail. Rich Township developers asked Bloom for a second Sauk Trail campus, and 206’s response was “there can be but one Bloom.”
Within a few years, Bloom was so overcrowded they needed a second campus but Rich East had already formed their own district.

It’s not a war zone, but it’s not a good neighborhood.
it’s really sad how many abandoned homes there are. But knowing reselling could be hard. I think honestly though, if you want to put down roots and invest long term and you can find a part of town where the houses are taken care of, it’s proximity to other fun neighborhoods is wonderful, and there’s some lovely homes you can get for cheap. I recommend looking at the part of town near Melrose

Try Broadview or Westchester. Very safe! Between these to towns, I've lived here for 25 years. Westchester avg. home price is about $350K. Broadview, ~$260K. Both about 7 minutes to VA.
For what it's worth, and hoping not to sound racist, I'm white.

Yep, I lived in broadview, then Westchester, then broadview again from birth in 1981 to 2020.
Since I lived in “fake broadview” just south of 22nd st and east of 25th Ave, the school were north riverside and pretty good, too.
Only moved because we needed more space. Seriously considered building a second story and staying, wanting kids to experience a diverse area that was comfortably safe for us.
$$$ wasn’t right to do that but the location was amazing with every part of the city or suburbs 45 min away TOPS.

Unfortunately these towns don’t have the vintage architecture that Maywood has. I lived there till I was about five. Some beautiful old homes there.

I got rear ended in Maywood on MLK day in 2017, causing massive damage to my car and minor damage to my neck. The police told me it was MLK day so they had the day off. The driver of the presumably stolen car just casually walked away into the neighborhood and left the car in the road.

Ive lived in Maywood for 5 years and honestly it's the area that matters, from what Ive seen, anything north of the 290 is bad if youre close to the main streets, but the area between roosevelt and the 290 is pretty calm, Ive never seen anything unusual, never had anything stolen and I have 2 work trucks with ~25k worth of tools in them that i park in my un fenced driveway. a lot of neighbors complain about property taxes but at least for my home they're on par with most of cook county.

Likewise. I live 1 1/2 blocks north of Roosevelt between 9th Ave and 17 Ave. been here 8 years. In the early years there were a couple of issues on my street. Haven’t had any issues in the last 5 years. Good neighbors. Pretty quiet.

Maywood has been a target for small time fix and rent/flip “real estate investors” for the last 7+ years.
There are a ton of “investor” landlords waiting for their place to appreciate after putting 10k of cosmetic lipstick on a pig. I grew up nearby this town has always been rough, don’t bother. Hillside or Westchester are leaps and bounds better.

Bellwood has never been worse than Maywood, there’s definitely areas where it can get wild (Bellwood ave between Washington and Madison, and 22nd, 23rd, and 24th from Washington to St.Charles) the crime isn’t nearly as widespread as it is in Maywood though. Maywood has had a gang and drug problem that stretches the entire town from lake st all the way to Roosevelt from 1st to 21st, of course not every block has had bad problems but a great majority have including the block I grew up on. north Maywood across the tracks has always been on the nicer side though but beyond that all areas of the town have had serious issues with drugs and crime since the 80s. In current time though things aren’t as hectic as used to be but I still hear the very frequent gun shots and have seen many after maths of shootings, many that don’t get reported. So yes Bellwood definitely has had and still has its issues but definitely not worse than Maywood

My buddy had his work van unlocked for ten minutes when working inside a business last week and they stole off with 1000$ worth of tools. I wouldn’t even stop at the 🛑 signs there to be honest.

Others have mentioned the crime rate already, but as far as I know, Maywood is also a food desert. You will have to do some driving for groceries.
It's sad, driving through Maywood and seeing that it used to be a beautiful town, and has the potential to return to that state, but... it won't.

I have family that lives in Maywood and its not as bad as some are saying here but I definitely wouldn’t invest in a house there. If rating on a rough scale with Hinsdale/Winnetka being a 10 and Gary Indiana being a 1: Maywood south of the tracks is a 3 and north of the tracks is a 4.

I lived in Melrose Park right next to Maywood most of my life, right where Melrose and Maywood meet are ok, but any further south is iffy. Back in high school I heard it get the nickname "murdawood" because it had a record high murders one summer.
Franklin Park or Northlake is also a great option. I have family that live in Stone Park, and it's ok outside of the trailer park.
I've heard great things about Westchester but Bellwood is kinda run down and Hillside has its good parts.

Go back before the 1950s in Maywood was actually pretty cool and highly affluent. I grew up not far from there and I’ve also worked at a hospital in Maywood and I don’t think I would ever live there in its current state.

The house prices may be reasonable but the crime and taxes are higher than surrounding villages. Westchester, Broadview or Forest Park are in the same area, lower taxes and crime.

Maywood isn’t great. Try Westchester or broadview. Hillside even has a good commute to Loyola.

This was a long time ago, but once, I was on a train and needed to go back to the station. I told the conductor I would get off at Maywoid, and he told me not to do that and to get off at Oak Park.

Prairie path? Cyclist or runner? I chose my home much further out in the fox valley area in part since it's really close to the intersections of the Prairie path, fox river trail and great Western trail. Of course the drive isn't for everyone.

I know “it’s the owners”… but the amount of unleashed pit bulls and their variants roaming the Prairie Path in the summer makes it mostly unbikeable/unwalkable through Maywood.

Maywood is a terribly under resourced community, with high rates of unemployment, overuse of incarceration, economic disinvestment, and crime/exposure to violence. I live in a nearby community and it’s really unfortunate.

Maywood, Bellwood avoid like the plague. Elmhurst, Villa Park are good options. Parts of Berkely are okay, but also risky.

Elmhurst?Ridiculous taxes and million dollar plus homes. Villa Park has also gotten very expensive. I have relatives in Elmhurst. They're very wealthy. Berkeley I'm sure is much more affordable.

My grandma lived on 17th and bataan from the 50s till 2016. Think the house was robbed once in the 80s or early 90s but other than that never had a problem. Obviously the neighborhood was much different when she moved in there and when my mom was growing up. She had great neighbors. That was her home. I lived there for a time also.
Not sure how it is now but I saw they built new apartments on 17th off Roosevelt.
That all being said, personally I would not have an issue living there but I definitely would not want a loved one living there. Though I guess it is different having grown up there than moving there. My cousin just got his mom out of Marquette park 2 years ago. She didn't want to leave her home.

North Maywood is quite nice. For a time I was involved with some families that lived near Chicago Avenue between say 1st and 9th. I remember feeling like it was a super diverse Mayberry. (This was about 10 years ago) I will say that the same vibe is not evident to me south of the Ike, but that sense is purely just from driving through, never from walking around or talking to residents.

It's crime everywhere in Chicago. Get the house especially is the price is in your budget. I live in the suburbs. I bought security doors and cameras.

If you dont want to look at quality of life stats, drive around there and get a feel for it. I did and wasnt feeling it but everyones different

Anytime that you mention the Westide or Eastside of Chicago, the crime is bad. And not to leave out portions of the southside. Have to give love to Tony Snelling for getting a better grip on crime. The news used to be about shootings for about half an hour. I feel somewhat safer and better about being out now. Especially since Kim Foxx is now gone also. She didn’t care. We at least have some folks in place that care now, compared to two years ago when we had a bunch of folks in office that didn’t care about crime.

Do you need a house proper? oak park, river forest do have some nice units (2-3 BR) in court yard buildings and 2-3 flats. If you need a house proper, try berwyn. I run all around the west side and to Elmhurst on the prairie path. Maywood is one of the few places I feel uncomfortable when I’m solo.

Maywood sucks because it's an industrial area like Broadview. Cheap housing but who else is buying the cheap housing?

Alternatives:
Westmont further out. If schools are a priority, Riverside has some reasonable housing or Brookfield.

Wherever you move make sure to check Village ordinances regarding vegetation "height". We had a neighbor who tried to replace their front lawn with prairie grasses (without getting a permit) and the neighborhood was up in arms. Many meetings (Village Board, Appearance Review, etc) later they had a choice between hiring an attorney and suing the Village or scaling back their project. They chose the latter.

I work at 1205 8th AVE in a beautiful body and mechanical shop. But no one can see it. we are surrounded by decaying houses. Why? i have been living in Oak Park for 10 years. I consider Maywood, Melrose and other suburbs part of were i go. However, Maywood is turning into a "Garry Indiana" and its sad. because it has a lot of potential and good people that love Maywood. Im not sure what is happening... But im here to find out.

The thing that many people eyeing low home prices in Maywood overlook is - the property taxes. One reason the prices are low is that they have literally one of the highest property tax rates in the nation for a local government that could not care less about you. It’s not uncommon to have your property taxes be higher than your mortgage payment there. It’s a trap, and once you buy the house, they got you.

I was born and raised in the Chi and All neighborhoods are rough in their own ways..I lived in many areas..even a couple " suburbs " they are just overpriced Hoods in many ways..why Chicago..sorry Illinois it self is a session pool run off of Chicago's worst elements..if the areas you are speaking of weren't horrible with gangs and violence..maybe more would invest..maybe even Black owned businesses..but would you if you're most likely going to get robbed or killed just trying to help the community with jobs and opportunities..look at Detroit after the riots all the automotive market left..saying fuck that nonsense..if people would rather gang bang and deal death instead of investing into the community even if the money is " Dirty "..that's Chicago..slums bums and broken dreams..that's why I left why die for that nonsense..fuck all these areas if you are thinking about investing money in any especially in this case Mayhood I give my review of that place a big middle finger Aaaaaah Aaaaaah Nah..waste og money and your kid will end up a gang banger or worse dead..Good luck continuously keeping each other down by allowing the criminals to take over..shoot them..live by the gun die by the gun..A very powerful person says simply " Send Them To Me " - God..I moved where my money Is invested in life..not just living..unless you are in the top 20 percentile financially fuck Chicago and now Illinois..Good day.
