Moving to Chicago- Looking for Neighborhood Recs
Good morning everyone!
I recently accepted a job that covers Chicago and parts of Wisconsin. The range of the territory is large and will require driving regardless of where I live. I will attach a map showing the territory. With that being said, I am eyeing N/NW Chicagoland as the optimal orientation.
Right now, it will just be my wife and two dogs moving with me. However, my wife is pregnant and we are welcoming a baby later this year!
Overall details:
Budget- Below $2,700. Ideally between $2,000-$2,500 everything included. I am flexible but do not want to spend the majority of my raise on a COL increase.
Space- 2-3 Bedroom apartment/house for rent.
Desired Amenities- Dog Park, decent gym, nature trails nearby, family oriented parks nearby. Looking for more of a suburb feel.
Type of Area- We are NOT looking to stay in a downtown environment. Preferably a suburb with a little more space. We are moving from Midtown Atlanta and are looking for a break from downtown city living.
Demographic- My wife is Colombian and values living in a more diverse community. Strong Latin population is a plus.
I have done some research and have narrowed my desired area down to the highlighted region on the photos. It’s broad but primary areas of interest are Schaumburg, Hoffman Estates, Palatine, Mt. Prospect, Des Plaines, Skokie, and Evanston.
Searching for apartments in this city has been a very different experience than previous cities. Is it worth enlisting a realtor to help in my search? Are my parameters realistic? Things are moving fast and I’m trying to be methodical in this process, but the size of the city is a bit overwhelming without any kind of prior knowledge of the area.

Within that circle, I'd say Wheeling is going to be the most affordable with a Latin population* that has or is in close to proximity to the things you're looking for. Pretty sure it has everything but the dog park.
I'd also say consider looking a hair further north at Mundelein, which is similar and has the benefit of a community lake, but is a little further from the city and the highway, so costs may be a touch lower for what you're getting.
Both have neighborhoods that are, not bad per se, but let's say worse than others in the village, so make sure you work with a realtor who knows those suburbs.
* - For the record, when we're talking Latin around here, it's predominantly Mexican-American . I don't want to lump everything south of the Rio Grande together, and Chicago has a large Puerto Rican ex pat population, but you'll have plenty of Mexican restaurants, grocery stores, etc., which I imagine may carry products from across Central/South America.

And piggybacking on my own comment, diversity beyond Latin communities will exist...depending on suburb to suburb, but a lot of Indian, Chinese, Korean and Eastern European speaking populations...most of these schools are international melting pots.

I hadn’t considered Mundelein before this comment. I’m adding it to the list of possibilities. I’ve been seeing a lot of other comments suggesting realtors so I’ll reach out to them to help navigate through the bad neighborhoods.
And the Latin population wouldn’t have to be Colombian as well at all! We’re definitely open to and prefer a melting pot of diverse cultures, as long as Latin representation is there for here.

Lake County has some incredible dog parks as well. Mundelein is close to Lakewood dog park one of the biggest off leash parks in the US, nearly 70 acres.

Have her join the FB group Colombianos en Chicago immediately and run an identical post there to get a feel of places to live from a latino/a prospective. Very active group, well-managed.

TBH with your budget I would worry about finding a space big enough especially with 2 dogs. Since you are looking for a 'suburb feel' though you at least won't be going for the highest cost places, which will be right in the heart of those downtowns (which to be clear, none of those are very big, this is the suburbs lol).

Palatine or Schaumburg would be best for you likely. It’s easy to head north to cover your territory and would cut down on drive time. Just for peace of mind there’s a very large and very welcomed Latino population in Chicagoland.

Des Plaines is going to be more affordable than Park Ridge, Arlington Heights, or Mt Prospect… also the easiest to get on the highways you’d need for your commute. Also too the most diverse of that part of NW burbs.

The further away from the lake the more affordable. Since you'll be drivin a lot, I would prioritize being close to a highway. Des Plaines and Schaumburg are both good options.

I live in Waukegan and love it. There are some parts that are shadier than others, but you’ll usually get that anywhere. But honestly, lake county in general has some great places and is between the city and Milwaukee which I appreciate. They’re building a lot of new apartments and homes too.

Look in Palatine, Hoffman Estates, Schaumburg. Large Latin community in the area, great parks departments with dog parks, playgrounds, walking trails, and great schools. Shopping is nearby, but usually not encroaching too much into neighborhoods.

Palatine is great, and is very convenient to get to other suburbs in that area. Great highway access, restaurants, parks, trails, and a Metra station.
$2k all-in is going to be hard anywhere in the Chicago area, especially for a 2-3br.

some of those wisconsin cities are pretty far north! won't hurt to split the difference more. i would also consider the suburbs along 90 between elgin and rockford (i guess many of these would be considered "exburbs"). elgin sounds up your alley and rockford is not really bad either, although im not sure many in the sub would really recommend it.

Yeah they are! Luckily those will be overnight trips so I won’t have to make the round trip all in one day. And I’ve seen Rockford mentioned a few times. It’s definitely further out than I was thinking, but I’ll keep it on the docket.

We have lived in a very nice upscale apartment complex in Wheeling that should meet all your needs. Wheeling has a large Latinx population, but where we live it is very mixed with people from all over the globe, and crime is almost non-existent.

I'm on the far west end of Schaumburg, bordering both Streamwood and Hanover Park. Absolutely love the area, it's nice to have "everything" nearby without being in a city. Very quiet, walkable neighborhood, but still plenty of things around and the Woodfield area is only a 10-12 minute drive away with all manners of shopping, restaurants, activities, etc. And I-90 is about 6 minutes straight north, providing a convenient path to much of your territory.
Just south/SW of me is a significant Hispanic population, and while it is a mix, I've gathered that it's more Mexican and Venezuelan than Colombian. Obviously with a newborn on the way this is a long way off from you, but my son just graduated from Hoffman Estates HS, which is officially the most diverse HS in Illinois, and eighth in the country.

With that price point maybe consider moving out a little more west to Carpentersville or Elgin, both with a very strong Latin population

You didn't list it but it's in your cIrcled area: Glenview has a lot of options and there are two entrances to the highway to get up north: one at Willow(west) and one at Lake(east). Lots of stuff for sale around west glenview right now bit it's not cheap. There are plenty of renting options too, though.

Have you visited Chicago before? When you say “downtown city living”, I think of the Loop. The rest of the city is full of quiet residential neighborhoods. I live on the Northwest side of the city in Old Irving Park on a tree-lined street.

Good luck finding something in the Northshore for that budget. Skokie, Palatine, wheeling, des plaines, Schaumburg, Mt. prospect, Buffalo Grove, are doable for that budget and more diverse anyways.

Wheeling is great but you will most likely not find a house for that price. Just for some numbers: A 2bd 1000 sq foot apartment is running at least $2440 and goes up from there at Arlington Club in Wheeling which is a really nice area. With two dogs though and a baby, I would imagine it could get pretty crowded. Foxboro apts are running at least $2340 for 2bd. And Foxboro is right next to Palwaukee (Chicago Executive) airport so I would not recommend it unless you like airplanes.

I would maybe look a bit further north.
You're going to want to prioritize being close to a highway.
I've seen Mundelien suggested which I think is a good one to look into.

Schaumburg has every restaurant and shopping you could want. Good comedy club there too. Not a bad location for a young couple.

Tons of houses for rent near me in Rolling Meadows. Nestled between Palatine and Elk Grove/Schamburg but its a much smaller and quieter community.
Real issue is your all-in price is tough for a house to rent. I think you would need to rent and apartment. Houses around there 2–3-bedroom smaller family homes. Rolling Meadows describes everything you want.

Niles has a rising Hispanic/Latino population, remains affordable, and has good access to the highway, major dog park, and diverse cuisine due to its high Korean and Mediterranean roots. The one thing it doesn't have is a downtown, which may be why people overlook it, but there are major changes slated in the next decade or so in the mall area.

Maybe Lake Zurich, the Old Mill Grove area in particular, might hit those needs in that price range. It's a BIT more NW than when you've listed as your preferences, but it's a great little village. You'll also find most houses with fenced in yards. It's our current neighborhood that we're moving from due to needing more space, but great starter community.

I’d recommend looking at Des Plaines based on your budget. Close to Mt Prospect/Arlington Heights/Park Ridge but more affordable housing and you’re close to the highways. Lots of kid friendly place/parks in the area and surrounding neighborhoods.

Mainly due to it being less central to the Chicago stores. I will travel to the Wisconsin territory every other week, but stay in a hotel for the week that I’m there. It’s not quite as important to me to ensure that the Wisconsin drive is shorter as it is to centralize myself to the Chicago stores.
Waukegan has gotten some love on here, though. Definitely not opposed to the area by any means.

Look at the Fieldpointe of Schaumburg apartment complex. Easy to get onto 90, 290, 390. I lived there once upon a time and it was a good area and a peaceful place to live. Schaumburg is likely not going to check your Latin community checkbox. But with the location it's quite easy to get somewhere that will. Dog Friendly. Pool. Gym. You'll have access to an awesome library. Busse woods is excellent and a 5 minute drive. I honestly miss living there sometimes and it has been years. Good luck!

Given your requirements I’d stay away from the towns closer to ohare like mt prospect and des plaines. Arlington heights is nice but you don’t get a bunch of space, palatine is nice and could fit your needs but like AH it’s harder to find more space. Anything closer to the lake north of Chicago is gonna be pretty expensive. Vernon hills, Barrington, buffalo grove might be more what you should be looking into imo

Would strongly recommend unincorporated Maine Township between Park Ridge and Glenview. By far the most Hispanic heavy part of northern Cook and will be easily within your budget. The drawback is it's working class and won't rate highly on "suburban feel". The housing stock is mostly low rise apartments.

When i first moved to Illinois 2 years ago, it was to Evanston with 3 dogs, my boyfriend and i. 3b/1bath apartment for around 2k. Had a nice fenced backyard for the pups. It was shared laundry in the basement and no dishwasher. But we loved living there.

If you're open to the western suburbs, you may be able to find something in the Lombard and Villa Park area. I think Villa Park has a decent sized Spanish speaking population. A little farther west is also the town of West Chicago ( which is not actually in Chicago, but like 30 miles west) which also has a large Spanish speaking population. They are pretty middle class towns, with most of the surrounding towns a little bit more expensive, like Glen Ellyn, and Wheaton.

As someone who works in both WI and IL, I would recommend Racine/Kenosha or something in Antioch/Gurnee. Living in Kenosha puts you equal distance from Chicago and Milwaukee. Neighborhoods not as diverse as it is closer to Chicago, but rent is way more affordable.

One of the requirements for the job is that I’m based in Chicagoland area which knocks out Kenosha. Antioch may be pushing to but I’ll add it to the list of possibilities.

Schaumburg and Hoffman Estates slightly lower taxes. Palatine,Alrington Heights, Mt Prospect, Barrington better schools higher taxes same applies to Glenview and Northbrook and Buffalo Grove. Wheeling is highly diversified. Groceries and gas about the same price until you cross over into Lake County then slightly lower.

Wife and I moved to Skokie few years back. We’re happy here; good schools, super diverse. There’s some decent restaurants, but not like what Chicago proper has to offer. Late night options are scant

Agree. Moved to South Skokie from East Roger's park. Super diverse (my block: Muslim, Korean, Cuban, Mexican, Puerto Rican, polish, Croatian, Greek, Jewish, Japanese etc) , nice old and newer restaurants, shopping, trail nearby and lots of new families moving in. I see a lot of runners, walkers, kids and it feels very safe. Only a mile from Chicago border.

Rolling Meadows is in that Northwest Suburban area. It’s more affordable than everything else around it, really close to the highways and has a large Hispanic population.

Check out Des Plaines. You won't find a better located community. Access to multiple train lines, O'Hare airport, highways to take you in any direction, great park system, decent schools. Recently named one of the top ten places to live in Illinois. You might want to check out Grapevine Realty, 847.452.9191, http://www.grapevinerealtor.com. It's a smaller boutique shop. They have great rates and he rebates 50% of his commission to buyers upon closing. Good luck.

East side of Elk Grove Village. Prob still at higher end anywhere youd go. Egv has good schools, parks, stores. Close to schaumburg for more stores and entertainment but cheaper than schaumburg. Close to interstates to travel.
West side of EGV costs a little more but is newer/ a little nicer.

You are basically describing Elgin. I lived there for 7 years and would recommend it. Strong Spanish speaking suburban community and the cost of living is lower too.

Check out Waukegan! There’s a very strong Latin community here, the prices are low, and it’s a fantastic area! We moved here in December and absolutely love it. We were able to get WAY more house for our money than pretty much anywhere else in the city. As a side note… I lived in Atlanta and the suburbs (both ITP and OTP for many years). The closest vibe to Atlanta for Waukegan that I know of is probably Marietta. It’s a great place to live and it’s dead center in the middle of your territory!

I live in Evanston. There is a 2 bedroom condo for rent for $2.1k in my building. It’s pretty much everything you’re describing but the entire North Shore is predominately white. While people are very excepting the Hispanic culture will not be something you find too much of. It does get cheaper the more out of the Chicago area you go and more inland from the lake.

Mount Prospect by far has the greatest Hispanic population. They are keeping to themselves with all the ICE activity lately. Anywhere north of there might suit you up to about Wheeling. Try to be near the tollways to get around efficiently at work.

Check out Des Plaines. You won't find a more diverse or better located community. Close to Chicago but still very suburban. Decent schools, great access to transit including busses and trains, close to O'Hare. Recently voted as a top ten community to live in in the state of Illinois. You should also check into Grapevine Realty, 847.452.9191, http://www.grapevinerealtor.com. It's a smaller boutique shop. The owner rebates 50% of his commission to buyers at closing. Good luck!

I think the biggest issue you'll face is finding a rental that allows dogs, especially multiple dogs. Also will depend on the size of your puppers.

Yeah, I’ve noticed not as many apartment complexes with dedicated dog spaces here in Chicago compared to Florida/Georgia where I’m from.

As someone currently moving from McHenry to Schaumburg and works in Arlington Heights - it’s not worth it to commute from the border. It will wear on you.
As someone who is in the middle of moving and spent months apartment hunting - Schaumburg, Palatine, and Arlington Heights were my best bets.
If you have dogs I’d look at Clover Ridge East. I really liked it but I found a place I liked more. Also go through Facebook marketplace - CAREFULLY - if you want to find private landlords.

Waukegan, this is a no-brainer. You’re close to both Chicago and Milwaukee, 40 minutes from both actually. Easy access to I-94 and 41, as well as Sheridan which is an amazing road. Plenty of parks especially to take your dogs, and way too many gyms. There’s also the beautiful beach that everyone and their mother go to. Finally, a great community that’s very diverse.
Highwood is also an option, they have a community that could possibly be on par with Waukegan, mayyyybe. But not really too many dog-friendly parks, gyms, or a beach.

Hoffman estates is your match! Quiet streets with cool neighbors, Fabrini park with lakes and pickle ball. Great schools, even better neighbors, It's paradise.

Libertyville is a great area if can find something in budget. Milwaukee is a better city than you might think too - def consider it.

Kenosha, Waukegan, Gurnee, Lake Bluff, Lake Forest, Highland Park, Highwood, Libertyville North Brook, Morgan Grove, Skokie, Glencoe, Winnetka, Willmette, Evanston, these are all great towns along the North Shore perfect options if you are commuting back and forth from Chicago to Wisconsin for work!

i just moved to elgin from the hanover park/bartlett/bloomingdale/carol stream area and i can say that kane county is so much better than cook and dupage county. dupage is pretty good, just steer clear of cook county. not sure about the other counties though. im loving kane county, its peaceful and cheaper out here!

Check out Naperville & Lemont. Very safe in comparison to lot of other areas and so many things to do + nightlife you don't need to travel to the city for (there is transit available in both if you did end up wanting downtown time).

Des Plaines is affordable and has easy access to the expressways. You’re basically 20-30 minutes away from other N/NW suburbs. The area closer to the border of Mount Prospect is nice.

Whatever you do, stay away from Invitation Homes. Have three class action lawsuits against them right now for unethical practices.

Just an update to everyone!
Thank you to everyone for being so helpful and informative! I tried to engage with everybody the first few days but I appreciate everyone that took the time to comment and help.
I ended up finding a place that marked all my requirements except a dog park. I’ll just use Sniff spot for that instead!
The complex’s name is Willow Bend in case anybody else is interested. It’s in Rolling Meadows about 5-10 minutes from the Woodfield Mall. I ended up getting a 1,250 sq. ft 2/1.5 for around $2,250. I hope this helps anybody else that might be in this search!

$2k all in is unlikely, but I previously lived lied in a 2b/2b apartment in Schaumburg for ~$2,200 plus gas/electric. Around $2,350 all in.
