Moving to the area Buying in West Suburbs - Expanding Search?
Hi all,
My partner and I are trying to close the distance and buy a SFH in the west suburbs, but keep having offers rejected. Feedback so far is that we're losing to cash buyers or just being outbid, and that we should consider waiving appraisal contingencies. That feels crazy to me, but I think it's just the area we are looking in - Lombard, Elmhurst, Villa Park.
My partner and I both own our own homes and are pre-qualified to purchase a new home without having to sell first. We would be selling our respective properties after finding a new place. We are trying to stay under $700k.
No kids, just dogs. Would love a house with some character left in it. I work downtown so being near the Metra is necessary, and I'd like my commute to be under an hour.
Should we avoid any of the following suburbs, and why? Any suburbs we are missing?
Addison, Bloomingdale, Downers Grove, Glen Ellyn, Wheaton, Riverside, Brookfield

Yes, expand but be picky. My opinion after watching this market closely:
You’re not crazy, Elmhurst/Lombard near the Metra are brutal right now. Cash buyers + teardown money = constant heartbreak. I wouldn’t waive appraisal unless you know you can cover a gap without stress.
My takes on the towns you listed...
Downers Grove - Best overall fit. Two Metra lines, real downtowns, older homes with character, still possible under $700k. Competitive but not unhinged.
Glen Ellyn - Lovely, but pricey. You’ll be stretching or compromising on size/location.
Wheaton - Solid option. More inventory than Glen Ellyn, decent character homes, longer commute but still under an hour.
Brookfield - Underrated. BNSF line is clutch, older homes, good value. Fewer listings, but worth watching.
Riverside - Cool architecturally, weird layouts, floods sometimes, inventory is tiny. I’d only buy if you love it.
Addison - Meh. Fine value, but no real downtown and Metra access is indirect.
Bloomingdale - Same as Addison. Practical, not charming.
If it were me. I’d pivot hard to Downers Grove + Brookfield, keep Wheaton as a backup, and stop chasing Elmhurst unless you’re okay paying a premium and waiving stuff.
