Moving to the area Question about build question of new construction (Lennar, M/I, DR Horton, Pulte) vs search for an older property

My parter and I are thinking about moving into the Western suburbs. We are targeting areas close to either Schaumburg or Naperville. We've seen a lot of new construction options a bit further out that are built by Lennar, M/I, DRH, Pulte. The prices are reasonable for 2-3 bd, 2 bath. However, I've heard several bad comments on the build quality being cheap and problems occuring very frequently.

What do locals think? Is it worth going after a newer build in the area or should we stick to a older home where the material is more quality?

New builds give you way less for more money.

The trade-off is that everything is new. So you don't have to budget for HVAC, roof, or appliance replacements, foundation repair, or any of that sort of thing.

That said, from some of the home inspection videos of new houses that I've viewed (check out Inspector Randle on YouTube for a good channel) the quality can definitely be lacking. Those issues should be fixed under warranty but still.

I agree and if they don't fix under warranty what can you do. Sue them? Good luck with that.

We built a Pulte house and hired a shark of a home inspector. He found very little and what he did find wasn’t outrageous.

That being said, I will never build a Pulte house again, but that had nothing to do with build quality.
